my intention is only balance up

" why u buy cyberjaya" with

just wanted people to read " why u dont buy cyberjaya."

i know emotion. that;s why need approval from cyberjaya taiko xyyap lo.

like that i stop create this thread la.

if other people wanted to create that thread. I will comment asap. icon_rolleyes.gif
*
Honestly i dont understand why we need to balance up by creating another thread, like or dont like cyber, we can discuss here...i love to listen the comment from pessimist as well...we can just discuss here biggrin.gif so all the comments is consolidated in 1 thread..

if your logic is applicable, then we need many other thread like "why u dont buy in KV", why u dont buy in KLCC, why u dont buy in seri kembangan"...etc etc...

cheers laugh.gif

Been working in cyberjaya for more than 3 years as a IT LOU,  just want to share some of my feeling n experience.

Food is really expensive, around 10-20 per meal.
Nothing to play now, waiting for the new shopping mall to complete.
No chinese economy rice.
Lousy foreigner student driver, they just simply speed pass you and potong.
Alot animal on the highway, cat, dog, monkey, wild boar n etc.
Mostly is IT company,do not have too much of job oppotunity now.
Alot of condo building now,80% is investor, who gonna fill up the blank? I see some risk of over supplier is there.
*
Actually ppl who working in cyberjaya for sure will go to dengkil makan econ chinese rice or bak kut teh, just 5-10mins distance from cyber...

PRIMA... i checked with majlis SEPANG..no PR1MA project at cyberjaya..GOVM brilliant enough,  no easily sell those expensive land for the lower price..i my self only bough penthouse at nilai...

for me prop in cyber too expensive.. y not go to putra perdana/salak tinggi./nilai.less than 30min to cyberjaya
*
yes, cyber is vr expensive, worth it or not is vr subjective. But compare cyber with the place near by even seri kembangan or puchong is not apple vs apple comparison...

just help u to visualise what i meant here, staying in desa park city or 10mins away from desa park city is totally different (or mont kiara vs kepong, 30mins distance?)

environment, culture, security are in consideration

I agree with bro Soros, although different ppls hav diff strategies, but the winning factors r the same: able to hold, hold for long term, positive cash flow. We all know property has its cycle, and no investment in this world offers zero risks.

Personally I prefer high rise which is easier to generate positive cash flow. With this positive cash flow I can channel the $ into landed property. I actually dun hav preference in condo or landed coz they r just tool for me to generate extra $$$$$...

Many ppls buy buy buy property but not all able to make $$$... coz they cant hold... some thought landed sure make $ coz they r betting on big gain for an unpromised future. Those who r able to hold through will b the winner.

Sorry to say tht, the poor will continue to b poor, rich gets richer.

Thanks for sharing a good point of view notworthy.gif

I see over supply of SOHO... verdi is good coz of small outlay, furnished n good environment n facilities. The BU is reasonable. Think from a tenant standpoint.

Mirage by the lake is abit expensive. Yes, its location is quite good, good view but price is not right. High chance unable generate positive cash flow.
*
u right noble bro, Mirage is abit expensive but they offer a flexi finance package, my game plan is use it for ownstay 1st, then might rent it out after cyber is flourish(3-5years)...mirage onwer have to look for niche tenant, like Mat salleh...

Verdi is good....just abit high density...i foresee some tenant might top up abit to enjoy the low density environment in Mirage.

but I still agree with u, high chance that Mirage cant generate positive cash flow, for pure investment, must think rationally. Since i will use it for own stay cum investment...so I have my own emotion when i buy Mirage
