i still have not break even yet! poor p3 owners..fast fast launch pentas 10 so i get my cap gain!

BTW did you guys notice there is no back entrance for P4 in the floor plan? how much are they selling corner lot? 1.2 mil?

also, can anyone share with me if they do heat insulation for roofing? i.e. aluminium reflector?

Bro........i have seen the pentas's contractors using aluminium / silver in colour material putting between the roof tiles and the steel roof truss however not sure of its purpose/objectives............heat insulation or water proofing the roof ?

The above....i am sure.....is standard operating procedure

I'm speechless with the facade. All Pentas are twin brothers and sister, they look a like. Hate to say this, Pentas 1 is clearly a winner! Whether is facade, price or layout...damn..hehehe
One thing I don't understand is why InP build smaller BU though land size is same 25x85. They shoud squeeze bigger BU and price it higher. Land cost is the same.
On positive I hope InP will seriously consider to fence since Pentas family is growing. We have now  4 brother sisters..

All, i notice the bumi discount for Pentas 4 is 10%, wherelse the discount for earlier phases is only 7%. Anyone notice this?

if it is my company, i will jack up the price by 30% and give discount to buyer 30% but with banks and snp, original price. no downpayment, higher price in snp (lower rpgt if sell due to "not much" untung). legal fees i kautim with the law firm i employed. only thing i cant do is the MOT which will be a little higher. but i am sure everybody will be happier this way.

1. the area that suppose to build the medium cost apartment will become next phase of terrace house, smaller than pentas. launch date is unknown.
2. 3%+7% discount for bumi buyer. no DIBS is being offered.
3. free lawyer fee on S&P. 50% on MOT stamp duty.
4. next launch date 28/5 for phase 22x80. remaining 24 units of pentas 4 to be launched soon. probably together with official launch.
5. medium cost apartment will be build across the road infront of pentas phases.

Unfortunately, once bank knows about the discount, they will also reduce their margin... (indication that market value is overstated by 30%)
because bank also worried of bubble, when most ppl jump into property investment without having to invest upfront cash... this is dangerous.

There is one of the prop that i bought like this. Gave huge discount. Targeted for 3rd prop owners onwards. Developer was clever if u ask me. Coz 30% is a lot of money for downpayment

Yes, heard of that too... but it is very minimal case... and very few banks allow this...

I've also heard of underconstruction development where, during the empanelment process, these banks approved to be panel, with 90% margin... then later-on, the bank found out that developer played around with their discounts, later, they slash the margin / the loan processing process got stuck... its more internal problems between developer and banker, but ultimately, affect the buyer... PBB, if i'm not mistaken...

good that u found the above case.. which project & bank is that? wink.gif

Medium cost apartment accross the road? U mean apartment next to the shell petrol station opposite Pentas at Precint 1?

Aiyo, why medium cost apartment, at least condo lah...that area also not suitable for apartment. They should move it behind near to the flat site

I wouldn't say it is 10% discount, that is the SPA price for Bumi. So still need to pay 10% assuming 90% loan....thus lower only.
