Yup true. My hometown is in Meru. Years ago when they started Setia alam, I told myself: eii dont be stupid. Who is gonna buy here and work in KL. years later, wow! Even i bought prop there. I ate my own words. Despite the LKSA, some people dont see the potential in AI like us. They feel this way right now including one of my family members when I asked him to join me

I suppose 0.60 no problem for ppl working morning out evening in.
But for family think twice. How many time we pass-by this entrance send children to school, eat & shop perday.

If the highway is there but without toll, i think developer at least charge 10% or 20% higher than current price, end result still the same. Imagine if 100k higher, that is 500 installment per month.

i think toll is not a concern to the buyer as they can afford 500k above houses and cant pay 0.60 toll ?.....the real concern is commercial area inside AI and f&g in pentas....

If we can hav a proper F&G with a good look entrance......walahhhhhh.....security inside pentas will be increase for home buyer and for investor...price sure will jump..... smile.gif

Bro, we can only hope for the best. Afterall price that we pay r never meant for f&g and if indeed it is f&g, it will be BIG bonus for us!

Something similar to Ttdi Ai is already sufficient.
Trust me if this happen all the leftover unit sure kena sapu licin immediately!!

I check it on latest project during a visiting A.I. gallery show. I like a landscape with 1200++acre. Still slot future project. First right entrance lakeside, behind it's commercial park. Office blocks, mall/outlet, carpark/bus station, institutions and others.

After second roundabout, it is few block high end condo, think will launch after fully soldout with landed prop.

Further are mostly superlink type. I personally like Pentas 2&3. After survey from gallery show & good explain for current & future project, I planning to visiting site the house complete 80-90%.
Pentas 2 almost 99% but cannot go inside due to a door locked. Lamp post ready, left waiting a road finishing.
Pentas 3 almost 80% completion. Can go in for viewing due to the door unlock.
Interior finishing, door, lock, tiles, bathroom & wood finishing best quality.
High ceiling top on 1st floor living room. That can build another half level become 2half sty.
Large built-up 3499sqft in 25x85ft land.
Just single dissappointed that put simple sink kitchen. Can give 4 1/2 star rating from max of 5.

I hv the same thinking, indeed I&P price is already a bargain! The extra gain can subsidize at least 30 yrs toll money for a family with 5 cars (5 x 2 trips x RM1.00).

If I am Subang here buy to consider Kota Kemuning or Alam Impian?
This location mostly strong competitors with opposite side Kemuning got toll free out to Subang.

Both hv pros and cons, I would suggest you to list down all the factors and put a weight on it. Everybody rating is different, result also different.
Factors :-
Entry cost, future appreciation, location, accessibility, extra cost (toll, renovation, maintenance fees of the building), facade, build up, land area, amenities, security, sea level, building quality, neighborhood etc
Total weight is 100%, for me, entry cost 15%, location 15%, security 5%, facade 5%, sea level 8% etc...total up to 100%, give rating 1-10 to each category, I believe you can get the answer objectively.
You could end up scoring higher for Kemuning Utama, me is Alam Impian and other could be Bkt Rimau.

I pass-by A.I mainroad on my left saw a lot of agent start selling. Why so many flipper? Is it Canting or Nukilan project here?

Every new Taman also like that, some choose to sell becoz price has inflated, may be can dispose it off and redeem back some cash for another kill.
Setia Alam also having the same problem during the 1st 5 yrs, AI needs 8-10 yrs I think

The picture show the road like no 50feet wide. How many feet suppose to be for a house facing house?

All pentas taikor, do you realized how we can turn right direct from mainroad to Pentas? I found there got divider and plant of tree. I need go further last end roundabout make a U turn.
Is it will change later or there fixed with divider permanently?

Gate to gate 50ft, tar road bout 30ft, imprint is bout 10 ft for each house. Old Taman dun hv imprint laid in front of the gate, thus fr gate to gate is 40ft std. Shah Alam housing project is required to provide 50ft wide road. AI density could be among the top 5 lowest density Taman (link house) in KV.

LKSA is part of my decision to feel AI is better than KK/KU, where AI can exit Kesas but also have option to use LKSA and exit at Federal Highway and leads to NKVE, PLUS, NPE and etc.

The only thing I feel KK good is matured township with amenities. Like most of my Subang/USJ frens for the past 10 years, the families slowly moved to KK/KU/Bkt Rimau without the existence of AI previously.

I would say, both are equally good. Depends on how you judge it.

For families, many decided KK ahead of AI due to KK are matured and all amenities such as banks, foods, schools and etc ready. AI is just started with housing without commercial now but the planning is great and houses are comfortable big and large compare to KK ( price by price comparison )

For long term staying and property appreciation, I would see AI has better potential to eclipse with VTEC engine years later.
