I just went to the site sales gallery. I am interested for Pentas project. But one thing to ask about the main entrance to Alam Impian from Shah Alam(Federal Highway) or Kesas Link.

How to avoid toll if we want to used this two link for exit? Although not expensive just pay RM0.60, but for long term purpose In/Out not only one time or one person.

I maybe buy for stay with 4 cars each person. Me, wife & two young children. Expecially wife will drive to Kemuning for shop & market. I hope not take stupid big round exit at Jln Kebun to avoid toll, but how? Unless my car can jump over to skip toll... biggrin.gif

I hope taikor or big boss who was buy here can give better advised !!

I suppose 0.60 no problem for ppl working morning out evening in.
But for family think twice. How many time we pass-by this entrance send children to school, eat & shop perday.

If I am Subang here buy to consider Kota Kemuning or Alam Impian?
This location mostly strong competitors with opposite side Kemuning got toll free out to Subang.

May I know you are Malay? If I not mistaken Pentas left for bumi buyer now. Meanwhile, non-bumi are definitely sold out.

Somebody taken this row are mostly chinese. Now unit 27 available maybe buyer loan rejected. You are lucky man taken this unit for P3.

Seems I&p bring alot issued from customer service problem & unsatisfied.

IMO, I 1st time walk-in AI I&P nobody come to served me. I spend few minutes to checking & survey project plan and booking status are ready shown on board.

Then I stare on 2 SA busy served Malay customers. I though this project already concern 90% bumi & 10% non bumi, there no come to served me cause I'm non bumi?

Until I walk infront of desk one SA served me but 1Q for 1A.

Then I visit TTDI A.I. definitely different. SA very nice with you & good smiling. I ask 1Q she gave 3A.

Anyway, I need a property with quality, reasonable price and big township. Not buying their service to me only. AI with 1200acre++ already a taikor here. What to do if we keen to buy here because of nice location & township?

Later, I decide booked I&p to finished it, then go massage pay RM50 can get good service and stress relax. biggrin.gif

Earlier I have same opinion those A2 dining+living longer than A1 type. But I dislike A2 living or front gate can see thru direct to kitchen or backyard.

Fengshui or ID talk, all wealth come in front will easy straight go out to backyard. Easy come easy go.

I guess 5 years will see a good gain. No need 7-8 years so long. I planning for own stay at least over my GST. biggrin.gif
Anyway, if that house bring me a wealth and good fengshui, I will stay with longterm.

Ya, agree that, due to Pentas 3 have full glass door next to the main entrance door, thus can see thru the living hall n kitchen. In fact, it can be covered by curtain and in terms of feng shui talk, I only like the wooden door on the side instead of directly facing auto gate. So, it wont be consider easy come and easy go.

A2 also has disadvantage of being dining hall sandwich btw living hall and kitchen.

Honestly, if own stay, I am much happy if, no powder bathroom at the living hall and no bathroom for the utility / maid room. The bathroom shouldnt attach togrther with the utility room or at best, build next to it, so if a wife cooking n need to go toilet, she wouldnt have to go thru utility room, guest room or thru living hall.

For investment being, I definitely picks A1 due to larger built up for a small premium.

Pentas 2 available for non bumi? I though there left 2 corner for bumi buyer.
I cannot understand if AI need min. 30% bumi, then Pentas should allow for non bumi buyer due to Nukilan already hit bumi quota. I believe Nukilan will be more than 50% of bumi buyer.

1st, need approval license from MBSA. Easy to get one?
2nd, Need restaurant behind here. Atleast all chick easy to survive with eat. You know la... All imported from China & Vietnam.

KFC/Pizzahut already have 2 location at Jln Bkt Kemuning and Jln Sg Jati.
Starbuck should be inside shopping mall, not with petrol station.

If owner are bumi going to flipping very dangerous. Atleast there have reserved gain 7% could spoilt mkt value.

It b'cz alot empty land for future project here. I&P project since 2006, now 7 years ago. Picking-up like Proton vs Hyundai, where Proton definitely slow.

I suggest AI commercial sale to SPS, then market got hope.

Otherwise market collapse affected surrounding of AI, KK, BR, Botanic and nearby.

Can't say it sale to, we assume I&P jv SPS this commercial project first. Amenities in every township very important.
1st are bank & restaurant.
2nd is public transport.
3rd is shopping mall.

Probably I&P waiting for condo/apartment VP first then come to next are commercial.

Yes, sometime low density have a weaken for commercial in township. Example like Bukit Damansara shop can't compete with Bangsar shop. As a businessman, there need to think twice how many are occupied, demand & transaction?

If anyone good closser with bank, there should approach & proposed new branch in AI first. Of course, prefer higher rating like PBB, HLB, Maybank, Citibank & CIMB. By right Kinrara still a good location which is near to KL. There sale with this point those other further up cannot compare like Putra Height, USJ, KK & Seri Kembangan. Kinrara have a good selling point with attached KL the nearest.
