do u know where is Anggun 3 Located? It's behind Caltex, behind M Residence's Sales Gallery. It will be develop on the hillside that you see there. if you drive up that side, you will see some industry factory there. smile.gif btw, besides Anggun 3 will be low cost and mid cost apartment which will be develop. but not under HBL.

if 2 storey link is between 500-550K for Anggun 3, i would grab 1 as well. It's darn cheap.

Anyway, for info: Anggun 3 has 4 type.

1. 2 Storey Super Link
2. 2.5 Storey Super Link
3. 2 Storey Semi-D
4. 2.5 Storey Semi-D.


Added on August 16, 2012, 12:34 pmabout G&G vs F&G, from my understanding, you will need to pay more Maintenance Fees for G&G compare to F&G. it's because the road, lamp post and etc is being taken care by G&G @ Strata Title whereas F&G @ Individual Title is taken care from local authority such as Majlis Perbandaran.

about security, it's very subjective. There is a procedure that can enforce to the Guards to follow if any rubbish collector come in. 1 of the way, if the Guard has to travel and follow the Rubbish Collector during their process of rubbish collection.

As i mentioned before, do not judge a book by it's cover. you won't know the actual worksmanship. why speculate when you can wait for the result. i understand some of the concern from u guys especially it's related to the hard earn money. but , my advice is, wait. if things not right, lodge complain. MS can't outnumber the purchaser. smile.gif cheers.

yes... it's 2 storey link and not super link as i'd mentioned. kind refer to Anggun 3 for more info. i'm old. can't remember those info gather few months ago. haha.

Malaysia got a lot crime issue nowaday and then i think G&G are important for property.... all developer in rawang now are focusing on G&G... Hope that Mahsing will consider this.. especially for Inter-Com techonogy (This is added selling point.). smile.gif

Agree with you. We cant see anything by just the a brochure. We cant even 100% believe and judge by the show house as well. Always remember show house always will be the best workmanship to attract client.

It still will be different when you get the key. If not satisfy with the outcome. Lodge a complaint to fix. This is very standard for every property.

Agreed with you. We should not judge it by feeling/photo only without looking the actual show unit. Later it will affect ourselve also....

however, we can make a complaint later when we no satisfy after view the show unit.
Meanwhile, it's good that we can share all the information here to get everybody awake (Forum are to sharing information and discussion).

If not Mahsing will not do action and always think that customer are so satisfy on their product.....

I believe the price is more than 800k....or at least 750k, unless the house is very small. But looking at the brouches, it look big also....let wait and see...

bro, i believe you are first time buyer. i'd experienced that before. what you need to do now is to save up the money and start designing ur house. smile.gif trust me, the house will not be perfect without ur intervention (renovation). for the time being, keep your finger cross and wish the price goes up some more. when u get ur key and u still dislike the house, you can sell it and use the money gained to buy another prop which to ur liking. smile.gif that's what i did. smile.gif

agreed bro. Hypermarket and commercial bring additional value to township. 1 of the example = Kemuning Utama. Ever since Giant and shoptlop opened there, the house price over there escalate fast. those phase 1 or phase 2 buyer is earning 100% of their purchase price.

another scenario, Anggun 1. Launching price 420K and now subsale @ 850K. buy 1 free 1. smile.gif hopefully MR will be the same.

Jason, Thanks for advice.. FYI, i'm not first time buyers but appreciate your comment. I agree that what your experience to earn money by investing property which i had done before...
However, this M-residence property is for my own stay so that i got more concern...

Especially design... we can change the interior house design but for exterior, it's more on overall environment.. Example: You stay at kampung, all are kampung house and only you are luxuries house.. how you will feel? =)

The developer i choose last time (WCT, Sp setia) never disappointed me.. although house got little problem (e.g: cracking and etc) but developer will help to fix it. For exterior design and interior cutting.. never disappointed ... at least everything are make sense..


* Let see how much Anggun3 price ... =)

great to hear that. smile.gif no worry. for own stay, i believe a reno is a must. i completed my reno early of this year for my house and simple little thing already cost a lot. blink.gif no matter how nice the house we see, when we move in, we still have to do reno. smile.gif

the phase at Kota Kemuning entrance which i can't remember the name. Indah Elite also gaining about 70-80%.

yes, most likely. if HBL launch next year, price would be such range. HBL are smart. wait MR and Emerald launch their units and observe the sales volume before set their pricing. those that bought MR earlier shud be glad that the price goes on further.
