i new to lowyat and new to property, booked phase 3, 582800-5%, starting look for mortgage..
hopefully everything will be smooth until next 2 years.

then only realize G&G and G&F differences...
wondering MResidence sure got build gates de oh?

another thing in my mind is the Latar exit point, is it one way or two way exist?

I think this is very depend on individual. Some properties will increase price after showroom completed.
So.. judge it by ur own sense.

i sneak in view the empty showunit before i booked... look ok
but.. not yet go again to view showunit with furniture which u guys say ugly.. worrying..

Phase 3 need to pay MOT (~RM 10k++)... welcome you and congratulations to have a property here..
I saw still got a lot empty unit in phase 2 and phase 3.. especially facing the townhouse de.
in my personal opinion... i dun think Mahsing will increase a lot price on that ... smile.gif ...
we only conclude after show unit completed. wink.gif

Actually when need pay MOT??... I prefer phase 3 design but the sales agent didnt mention this MOT... sienz..

the sales agent claim that not so soon for the MOT.. i guess maybe need wait almost done construction bah..

btw i booked an unit of phase 3 too =) hehe...hi neighbour!

Yup, i believe Mahsing and hope that no regret after view the show unit.. smile.gif
I decided to buy a unit in M-residence because of the project done by mahsing in Bandar kinrara. =)
How about u all? can share?

Reason:
1. Developer: MahSing - cash cow company, no need afraid developer run half way even if economy go down
2. Title: FreeHold - Not much freehold landed, got resell value in future
3. Concept: Township and G&G, G&G is a MUST in Malaysia! (This need everyone monitor MahSing implement it tight!)
4. Accesibility: After LATAR exit point and Main road upgrade, should not so jam in future.

personally .. i choose this.. because its time to purchase a hse.. haha.. somemore they got the 5% rebate.. quite attractive for me =) as i dont need withdraw so much money for downpayment ..

secondly ..they claim that mahsing is a reliable developer.. so i choose this also..

3rd, i like the exterior look of the house of phase 3... and the club house seem very nice =D

MS obviously have to make sure and produce M. Residence the highest degree of quality before thinking of selling good in shop lots and next M.Residence 2 semi-D.

Other big developer paying $$$ to keep the tiptop environment in order to attract new buyer to invest further.

Look at S.Alam or DPC

You can refer to pg 17 in the forum.
Under G&G, buyer will only get strata title instead of individual.

There are limited or almost zero G&G project now a day. M- Residence is considered F&G with DMC. The closest security protection option after G&G.

Under G&G if not mistaken, public facilities i.e. rubbish collection / lamp pole / gardening will fall under the mgmt of RA where F&G will fall under local council / Majlis Bandaran Selayang after handover the project.

For inter-com, may have to really check with M-Residence master architect / sales if this is inclusive or not.
