The workmanship of houses at Hijauan Residence is so poor, not sure about other MahSing projects. No doubt they will touch up for you but I don't expect all this from a reputable developer and skyrocket price property. I will try to upload photos soon.

Better invest in other place, at least low crime areas. I can see scrap metal operators are all over Rawang.

RM 500K for a house so far away? Why not consider area like Sg. Long, Mahkota Cheras, Alam Damai, Kajang area? I am staying in PJ.
Seriously, the living area already look so small, that's why the sofa were placed in such way. Imagine if the sofa were to place facing the TV, it will narrrow down the entrance to staircase.

FYI, type of material used were decided by architect not designer, unless it is related to ID. Mah Sing is a developer and it has numbers of subsidiary. This subsidiary co. awarded the job to a contractor. The workers just follow instruction or drawings issued by consultants. Building layout, finishes such as the red door, window, tiles, toilet fittings are under architect responsibility, but must get consent from representative of Mah Sing as well. By looking at the window frame, most likely is the most affordable (lowest) specification. Seriously, RM 500K with this kind of quality is unacceptable.

You can only find general info in the S&P such as "Quality Bricks", "Quality Locksets", "Timber Flush Door". Cement sand brick is considered quality bricks as well, but in actual fact, clay bricks are much preferred. I don't think tribunal has anything to do with this, unless you want to request the Defect Liability Period for another year.

The main entrance door is quite solid and heavy. Highly chances is made of plywoods. It is widely used in other projects. Next item to pay more attention is the aluminium window. Preferably is powder coated.

My point of view is Anggun 3 location is much more strategic compare to MResidence. If HBL can propose a direct link/flyover into and out from Anggun is even better.

Hope the 2 Storey Link House is between RM 500-550K

I am sure termite treatment is a must and will be carried out by the contractor. However, it the termite attack after the Defect Liability Period, the developer will not be held responsible.

That is a mechanical ventilation. Normally, a ducting is installed and connected to a outlet at the back of the house.

I was told by SA, only 20% left for phase 2, selling at RM 590K++ after 5% discount. As for phase 3, there are still plenty, selling at RM 550K++ after 5% disc. Both type are with same land size which is 22 x 80, but the built-up is diff maybe is due to balcony for phase 2.

Seriously, the door and window aluminium frames are really no standard. Nowadays, most developer will use powder-coated aluminium.

As for the air-ventilation, notice the outlet in square shape at the back of the house? That is the outlet for the mechanical air ventilation in the toilet.

guys... no worry, whether brick or fence wall, if burglar wan to come in, they still can do so. the matter is, security patrol. some thin burglar can even come in from Drainage area. so, G&G is to serve as reduction to crime and not 100% crime prevention. that's why Resident Association has to be formed and only with Unity can prevent all this happen.

my suggestion is to put barbwire on top of the fencing to reduce risk of climb over.

Usually, the developer just tap the electricity from street light.
My opinion, make sure Mah Sing apply a TNB meter for the guard house and leave alone the street light. At least it would not give council a reason to not take over the street light maintenance and bill.

deliver the house in perfect condition? i doubt so. look at the road kerb, very obvious is dodgy workmanship, patches everywhere.

if what they claimed is true, why the power cables at the feeder pillar are pointing outward? why the water meter stand is without meter? obviously the substation isn't energised yet. don't be so stupid la... mah sing.

after all, make sure you guys claim lad from mah sing. hurray.....
