Okay... i got ask the M-residence sales operator before regarding the Inter-Com... it's not inclusive... however, i think it's necessary nowaday...
For Mahsing Bandar Kinrara project, it's inclusive.. so that is it possible for us to propose this to M-residence? what is the term and condition? got this kind similar things happen on other project as well? which buyers proposed solution and developer do it according to buyers needed. However, i believe it's nothing free... I just want to get know only.

I still think location is top priority-390k for rawang,as it is now is not good buy.
if rawang becomes another s/jaya,maybe,
butsince its not going to happen in my prime years, that will not be factored into my decision.
with 290k, i 'll prefer to buy a place in sj

i believe this project is individual title and not strata title
hence it is guarded only not the gated and guarded is not along the ruling...anyway if goin to be ok if no one complain or protest on the guard hse
but all yr rubbish collection shall be under MBS

note the difference of strata title act with DMC
can sub sale purchaser be bounded by DMC is also another matter.

rawang is a potential place but is it also a prime area for finger burning if overgear.
recommend for own stay, goreng kaki should sideline this area now

My opinion, if that rubbish collection control by MBS in our house then it's not that secure.. Mean stranger can come anytime. I believe we can set a rule in our phase... (Not that difficult.. am i right?) we already give the maintenance fees every month and then why not the management used that money to do it internally. smile.gif

However, it's confirm we got proper guarded house in every phase.. i got double confirm with sales operator before....
For gated.. it's transparent... (Like Bandar Kinrara)...-> told by sales operator.

I notice MS got plan to build townhouse within phase 2 and phase 3 compound from Master Plan, townhouse not strata title meh?? Is it townhouse still gate inside the compound??

I just sign the snp for phases 1. And loan approve with all bank submitted, but im worried when read all statement given in this forum. Any body can advise me be4 im sign the letter offer bank

1. freehold...
2. Near to NKVE toll
3. Near to Shopping complex jusco..
4. Design are definitely better than Mahsing.
5. 24-Hour CCTV monitoring (Security much more better than M-residence)....


Koigh or anyone of you, Might to share the pricing for this Anggun3? =)

How Anggun 3 gated? G&G???

FYI, later i will find my lawyer friends and discuss whether i can cancel the unit that i bought in M-residence phase 2 (after signed S&P) since bank still no release the money to Mahsing yet. I willing to loss my 5% deposit payment instead of choosing this unit(if possible i will view the show unit first then only decide unless it need immediate action because i just signed S&P only).. Anggun 3 really attractive..

OK, please share with us...

But you must remember HongBeeLand always have priced their product at a premium compare to Guocoland.
Look at Anggun 1 and 2. I think Anggun is more luxurious compare with Emerald.

Anyway let find out more information and share here. Hope MS is monitoring this thread and do something to improve their product biggrin.gif

I tried to make a call to HBPM Office to check the price for anggun 3, but no one pickup my call. =(

I think the price almost same with M-residence (if the size are same)... However, this Anggun 3 location really strategies...
If Mahsing still no doing something's then i believe their project will failure (M-residence 1 and M-residence 2) since got so many potential competitor here......


* I noticed that in M-residence 1 , only phase 1 are almost fully sold.. for phase 2 and phase 3 .... still got almost 50% are empty...... Meanwhile, in my opinion, they no need to hope to sell their Semi-D and townhouse if the show unit are lousy...

"WCT will be acquiring the land via the purchase of the entire equity interest in Timor Barat Properties Sdn Bhd, which owns three parcels of land totalling 23ha.

“The acquisition is still subject to the relevant authorities' approvals. We expect the exercise to complete in three to six months. Our immediate focus would be to develop this huge piece of land,” he said.

Goh also said the company was in the midst of developing another township development in Rawang with a gross development value of RM1.5bil.

The project, comprising mainly medium to medium-high-priced properties, is set to be launched in 2014."

My point of view is Anggun 3 location is much more strategic compare to MResidence. If HBL can propose a direct link/flyover into and out from Anggun is even better.

Hope the 2 Storey Link House is between RM 500-550K
