They told when I was signed S&P last Sunday...only free for 3 months, so if let say their fix n fit is more than 3mths, eventhough v canot move in..still have to pay for it.

Well developer sales staff last time said - u can take the 6 months to rectify defects anyway @_@

anyway they said prolly take 3 months.. they say 6 months just to cover their ass. but of coz owners still get short end of the stick at end of the day

Also I've been told.. we only start paying installment (with principal) after developer has submit application for strata title and not vp?

We start paying installment upon VP. Most developers take years (fastest I've seen was 2 year, mostly 4-10 years) to submit for strata title subdivision. Not logic to start paying actual installment after 4-5 years upon completion. Worst still cos just servicing interest all while long. Who told you that? Not the SA, right? Unless they damn efficient immediately submit for strata title upon completion, then i really hats off to them but i highly doubt it.

It is generally depend on the loan package (LO) that you got from the banks and instalment will be commenced upon first drawdown from bank normally unless it is DIBS scheme (pay only project is completed) but it is not applicable to The Leafz project anyway. From another point of view, it is good to start the actual instalment as early as possible as we could paid-off your entire housing loan payment much faster, rather just to settle the interest during the 3 years construction period.

So many things to sign.. but not a single copy of the documents can be taken. Is going back empty handed a norm?

You dun get the notice for 6 months installation meh??????
The legal document shall be stamped before pass it back to you one so once ready they will call you to collect the document that you signed...................

I got the goodie bag but I mean, among all the documents I signed, I thought at least there must be a copy I can take back immediately. Now thinking about it, it feels like... I have no record of what I signed or bought last weekend. That kind of feeling..

went to sales office today, only 3 units left, all are 750sqft.. the rest including bumi release units all gone.. congrates to all buyers.. looks like a good product at reasonable price..

yes thank you....it is not easy to decide as the price is bit higher compare to other condo nearby at that time....looking at the location, concept, design, low density per block, freehold, Id & GBI, then decided to commit ....i don't mind paying a little bit premium as long as good product materialize....i want to buy a good quality product at reasonable price but not a low quality product with lower price, neither high density product with lower price.....now i m so grateful of my choice made seeing new project price shooting to the sky.

units at block B due to rejected loan but sell at Block C price.

i didn't know that there are bumi units. didn't hear from the SA that developer reserve certain units for bumi purchasers.

The SA told me they don't reserve any bumi lot, instead they prepare to pay penalty if any due to bumi reserve or quota.

SA told me more than 99% are Chinese n the developer is paying the penalty. Only 2 750sqf tower b left. The waiting list for 1k sqf n above is very long... I doubt my friend who put his name in will ever get 1 now.

i am thinking to buy the 750sq ft, which is 19th floor. anyone could adviced is it a worth to buy. is this studio unit has its resale market in 5 years later?
