Well hope the developer don't cut corners and deliver quality development , in terms of quality furnishing,fittings, plumbing, leaking in future,landscape,security and management operation,maintenance charges are higher, this are the problems faced by most of the new condo and apartments where developers don't deliver as promised.

Make sure and get this documented , its the developers responsibility to convert from commercial to residential failing which you end up paying huge amount in utility bill in future and also request the developer provide 5 years warranty for water proofing if you don't demand this now you end up paying a bom for leaking which is common problem in condos, developer providing 2 years only not acceptable

- Maintenance fee will be adjusted once JMB formed. Not a big deal
- There will be a sport center next to it and Residential will pay lesser. Not a big deal

U must be sure get your facts right nothing is documented, JMC is 99% failure in Malaysia , you will end up paying more

This a standard by waterproofing companies but developers normally cut corners by providing 1 or 2 years, what does matter is a
clean and professional deliverable its good for you guys to address now or regret later

Hi Fabio, seems ur very experience in propoerty investment and knows alot about the leafz. Ur concern are valid which is good esp those have yet to sign snp they can ask or even demand.

Question, are u a potential buyer earlier bt end up cancel unit coz demand / request was nt met... N also which property u invested around this area (if u have) and n why do u choose tht project? Good to share for those who are considering this area... Sharing is caring mate wink.gif

All the best those who invested in leafz (me included)... I hope we have a great neighbourhood at Dedaun n developer if ur reading this u better deliver coz alot ppl have high hope on u guys!!! smile.gif As of nw for me im a proud 1025sqf owner the only setback is my parking in 6th floor.

Got no worries about the project but concern about the developer, cause
1st time they are into condo ,and too much hype in this forum by their own sales people , my concern are real which all development are facing and all the time most of the developers get away scot free because our stupid HDA law which benefit developers than the buyers, if you get into a situation with the developer it takes humpty years to before its soghted out, I am not sayin the developer is bad I am just concern about the buyers to make sure all issues are address prior to deciding, have a great weekend

badminton is very basic one~~~hmm~~~izit tower A&B has the same maintenance cost with Tower C? If so, then rili unfair to Tower C residence coz as I knw there is some facilities, garden or playground which Tower C do not have. Izit mean that Tower C is sharing the cost wit A&B but not enjoying for the failities??? I'm wondering it....hmm...

Your maintenance should be lower cause its a new building, take note you guys will end-up paying trough your nose after 5 years probably RM0.50 cents cause the cost will increase, just do mental calculation but this cant be avoided , the primary is deliverable s of most of the developers in quality and finishing sucks in Malaysia

Dude most new condo are at the same range. If u dun like condo better get urself a landed. By the way, since ur in this channel... Which property u invested? The leafz is still at a very early stage thus dun judge them at such.... Nt defending them bt really time will tell.... Hopefully us those tht invested will have the last laugh smile.gif

Take note the sports facility is not attached to the property and cot of maintenance should be included in your maintenance , just further details well, at the same time make sure you get the quality promised, I am not saying they bad I merely requesting you guys to take note so that the developers comply with all promised, for many years the developers took us for a ride and our gov especially Housing ministry and bandaraya sucks in enforcement and the look at he number of abondoned projects last 15 year it will speak for it self the damages and how the buyers suffer and the developers wash of their friend cause its a company not an individual

I'm sure most of u would have received the email invitation card. Anyone going to the High Tea Reception come this Sunday 3pm-7pm? There is a Meet the Architect session at 3.30pm. Probably can get more insight regarding this project.

My personnel view this property is highly prized and even the bankers agree with this,with the discount and some fittings it still high,but again its based willing buyer

If this area flooded today? It's close to Salak south.Everywhere is flooded in KL. if this will affect the property price?

No worries.that flooded place is salak selatan not saluki south. The Mid fields close to it also haven't get flooded, so TL no worry. Plus TL is at salak south garden, this place higher.
