That should be the exact"flow"... Marketing strategy. It works for those with extra cash but not for me with limited one.. cant simply change BBB mode even if i wan to..

I learned one thing fr KM1 sales, bout >80% of house buyers or investors never check details (forums comments, site visiting) when purchasing property, some dun even bother to know per sf price and relative price in vicinity areas for reference, just sapu kao kao so long pocket is deep enough....
Numbers of Lowyat & others forummers could be just <5% of total genuine purchasers, I really saw the strength of the mkt power fr recent Capers, The Treez and KM 1 sales, damn scary LTV 70 does not work at all

Not side by side??? Could it be face to face... Lining up.. as in one car is park "inside" another park "outside"... so if u wanna move the car inside, you will have to remove the outside car to give way to it?

Even if its not from the resident, those car-parker may be the LRT Commuters.

jinyee80, my thoughts exactly. bukit oug all the while has been having limited parking problem and they've always parked by the side of the road alongst jalan 3/155 & 4/155. expect them to also occupy parking at the new road that will facilitate MAX and Z there because most owners prefer not to park along 4/155 there because of distance and danger. and with the attempts of reviving bukit oug condo and possible influx of future tenants, that'll mean more people coming in with more illegal parking all around bukit oug condo!! unless the new road is built for a 3 lane, i expect there to be a bad congestion coming in and out from at least MAX and Z at peak times.

it's good experience if your first time go see property launch. no harm in that. mingle around to see how developers and sentiments push to become BBB mode. who knows, maybe meet some forumers there as well thumbup.gif

it's confirmed tandem parking. only buying certain units/height will give 2 x single slot parking. btw, buying extra single slot parking another rmXXk. those in the know should know how kao that XX amount is hahaha whistling.gif

deep pockets will always be deep pockets. they don't need to worry cause even though their buys turn sour, they are unaffected. that is different for forumers who come to seek opinion on feasibility of stay smile.gif LTV 70 is just meant to kill off the small time investors so that the upper end rich will get richer as there is more room to play. have to understand that our gomen is a stupid and self-serving one so it is no surprise that they come up with that kind of rules hehe.

anyways, i wouldn't group Z in the same group as KM1, Treez and Capers. All of those 3 have their uniqueness with pros riding more on cons. I just don't see the same for Z.

Eh, LRT sampai ke Taman wawasan. Albeit tentatively across the road @ tesco side.
Also Bandar Puteri, if wanna consider LRTs.

Panorama can consider Batu Caves area more than Sentul....lol...but anyway...if got money, Capers still the best....I look at it, really drool.gif . Too bad my bullets finish liao, or else I would grab one. cry.gif

Any info on the MAX development next to Z Residence? Is it referring to Treez Phase II by Jalil Max Dev or it's something else?

the High tension cable is said to be less than a KM away near to Z Residence.. , where exactly is it? I was at Bukit OUG area last week but can't tell which is which... probably because when i was there in the evening, it was already dark.

I have some friends who have stayed in Bukit OUG before and their advise is to avoid this area altogether...
Anyway, am still not decided... blink.gif

Ya I agree with u bro, I somehow see that this Z will be located near Bukit OUG.. which I really dont like this place.. cause it is too deep-inside and the access is not so promising. If for me to chose, I rather pick OUG@Parklane, where it is near the main road.

the strong point of this zzzz is the future lrt, some1 mention we should compare the rental price btw those condo near to lrt with those far away, but i think it shouldnt be compared that way. after the construction of the new lrt line, lrt commuters will hv more choicea than they do before. for eg, if there are 50 condos near to lrt today, there may got 100 condos near to lrt after the completion of new lrt line
