why not get I&P first? later form RA can do the gated fencing one

you sure later RA will do up fencing? in this dire situation, we saw a lot of break ins in landed property especially those non-gated ones. recently there was a case where 4 robbers just broke in to a house in bandar bukit tinggi in bright daytime WITH the tenants in the house. fortunately they were only after monetary items and no harm done to those tenants. ppl like me who travel outstation a lot definitely would prefer to stay in a G&G environment knowing that my wife and kid will be "safer" to a certain extent. better be safe than sorry my fren. besides, TTDI AI is not that deep la... only 1-2 mins drive from the main road leh come on.

sheong80, i called up few agents today asking for 22x70 unit but apparently they are all sold out and no one else is selling. it's either you get the endlot or corner lot which demands higher price of course. i'm now considering stretching my budget to buy a bigger unit instead. sigh...

Let's put into some facts:-
1. In current bylaw,the GG is not inside of it.
2. You can always form a GG with atleast 70% consent of the neighborhood
3. GG is only act to oversee mainly the common area. As such,if your unit get robbed,don't ever think of to claim compensation from the security company.

I would say,I rather do some better security of my own house.

Having your own security system within your own house is easy...but you should see the whole picture.

Firstly, with G&G, especially the more proper type, you will be enjoying the neighbourhood rather than just your house. In other words,, you will be more comfortable to go around the neighbourhood, be it exercise or family activities....given a choice I dont need those grill, this alarms and that alarms, this lock and that lock, etc.....So, in other word, this involve a bit of lifestyle....

Secondly, when you have intention to stay in a G&G, you would most like choose a project that from day 1 has G&G, then most other buyers would be like you, more willing to pay or at least mentally prepare to pay the security. This would be much better comapre with those that need to get consent around....

Of course, there is no guarantee that G&G is safer tha Guarded type, but, the reality is in general, it is better, especially if you have those facilities like guard house, proper fencing, camera, CCTV, and most important sufficient guards....

So, this is the actual reason why there people willing to pick TTDI Alam Impian over I&P.  I&P at this point of time, offer more valuable product (house), just comparing the house alone. However, TTDI has the overall package....that might have a different catchment market..

Different people has different opinion but the situation in AI is quite different from other fully developed area. I doubt that you would be willing to stay in your house after you get your key and installed all security related things. When I moved in to Spira, there was only 5 houses out of 139 occupied. And another housing area is 1-2 km away. Would you dare to move in to your house in this situation if the area is not properly fenced and guarded?
If you wait until occupancy rate is high, then it will take years as now Spira occupancy rate is just 20-30% after 6 months.

Put this unique situation of AI in your consideration and maybe you will have different opinion.

So far, we don't have any incidence in Spira and we are very happy with our Spira security arrangement...

Funny that you claim that way.. probably, you didn't check the master plan of AI properly...
If you check, you might notice that HT towers are also quite close to semi-Ds from I&P...

38 out of 101 units in one day is not that good in AI standard... It was at least 70-80% taken in first day in earlier launches.
