QUOTE(kockroach @ May 23 2010, 01:13 AM) Can't think of any but Malaysia has certainly produced a lot of thieves - they have even infested other countries like Singapore with their thieving and criminal ways.First criminal (a Malaysian) to be charged at Marina Sands Resort after it has been opened for a week was caught for stealing someone's bag, a malaysian burglar was apprehended a few years ago breaking into hdb flats, a newsflash a few months ago where a tour bus filled with Malaysian tourists in Taiwan had to bring all its passengers to the police station to investigate a some of the tourists' belonging which were stolen during the tour (apprehended thief was one of said tourists in the bus), infamous credit card scams using fake credit cards in Australia (a Malaysian was apprehended this year) and the list goes on and on. So if you are having your coffee at one of those toursity places like Orchard Road, Marina Sands, RWI, etc and if you know there are Malaysian tourists/ visitors sitting next to you, better hold on tight to that purse/handbag/laptop/cell phone of yours - disappearing acts of your personal valuables may occur which would make David Copperfield or David Blaine proud! QUOTE(magiclover @ May 23 2010, 03:18 AM) There are still people who contributed greatly to the economy of the country, such as Mr. Lim Goh Tong I hardly call splitting the profits of a casino monopoly a "contribution". Give anyone an entire hill and a casino licence, they will make the same "contribution" if not more. LGT's claim to fame is his ability to persuade succeeding UMNO govts to keep issuing his licence. Added on May 23, 2010, 9:20 am QUOTE(Patricia_85 @ May 22 2010, 04:29 PM) I'm currently not working but I worked 2 yrs before as Accounting Analyst in 1 of the MNC's in kl..I'm doing ACCA now which I expect to complete next mth. I'm hoping to get a job which I can start in July coz I don't want to waste my time looking for jobs after grad.I have not been working for 1yr since the previous job. seems like it's hard for me to get a job in sg.. Besides being an ACCA finalist, do you have a degree? How long more before you have accumulated enough working experience to get the ACCA? QUOTE(reign226 @ May 22 2010, 10:34 AM) I'm from Melaka, usually they will just arrange time for an interview. Sometimes if I lazy, I will request them to do phone interview. But from Melaka take earliest bus to Sg, reach also noon ady, so I guess any further and it's not realistic to expect the candidate to go down for face 2 face interview. Incidentally my friend from Klang got call for 2nd interview, which must be f2f, so he will have to spend a night at his hostel in Melaka before going down. Don't need to think so much, just apply and if the company wants you they will let you know. I secured a job thru just a phone interview once, even tho the HR told me if I passed phone interview I would still need to go down for f2f. Sometimes it's about luck, and meeting the right interviewer with authority to go against established company policy if they find you to be a suitable candidate. |

Hi all,
Would like to get some of your views on the following scenario: Landlord has rented a room to a Tenant and there is a clause in the tenancy agreement which says "Both Tenant & Landlord can give 1-month notice for early termination of Tenancy after minimum occupation of 6 months. In this case, the Deposit shall be refundable less deduction for damages cause by the Tenant, if any. In the event of early termination, the party who initiated termination shall cause to refund the paid agent’s commission on a proration basis to the other party within 15 days". Here's the situation, if the Landlord decides to terminate the tenancy agreement before the minimum occupation of 6 months, say on the 3rd month, would the Tenant be in a position to claim 3 months rent compensation from the Landlord in addition to agent's commission. *Note Tenant has not breach any terms in the agreement. |

QUOTE(darkages @ May 23 2010, 03:51 PM) Hi all, From the tenancy agreement or the part which you have posted here, either party who wants out of the tenancy agreement b4 the minimum occupation has to pay back to the other party the agent commission, full stop. Its quite unreasonable for either party to commit to an agreement where if they dont serve out the minimum occupation period, they have to pay back the other party the rental balance if the minimum time has not been met.Would like to get some of your views on the following scenario: Landlord has rented a room to a Tenant and there is a clause in the tenancy agreement which says "Both Tenant & Landlord can give 1-month notice for early termination of Tenancy after minimum occupation of 6 months. The clause was set by the landlord, to protect their interest in at least securing 6 months rental income and the landlord now is unable to fulfill the condition. |

With an accounting degree, ACCA finalist and 2 years of post-graduation experience, you should be quite hot in the Sg job market assuming your degree and experience were from respectable establishments. Perhaps try the accounting firms first. They are more willing to accept non-residents due to their higher turnover. |
