Hi all,
Would like to get some of your views on the following scenario:
Landlord has rented a room to a Tenant and there is a clause in the tenancy agreement which says "Both Tenant & Landlord can give 1-month notice for early termination of Tenancy after minimum occupation of 6 months. In this case, the Deposit shall be refundable less deduction for damages cause by the Tenant, if any. In the event of early termination, the party who initiated termination shall cause to refund the paid agent’s commission on a proration basis to the other party within 15 days".
Here's the situation, if the Landlord decides to terminate the tenancy agreement before the minimum occupation of 6 months, say on the 3rd month, would the Tenant be in a position to claim 3 months rent compensation from the Landlord in addition to agent's commission.
*Note Tenant has not breach any terms in the agreement.

QUOTE(crapp0 @ May 23 2010, 04:31 PM) From the tenancy agreement or the part which you have posted here, either party who wants out of the tenancy agreement b4 the minimum occupation has to pay back to the other party the agent commission, full stop. Its quite unreasonable for either party to commit to an agreement where if they dont serve out the minimum occupation period, they have to pay back the other party the rental balance if the minimum time has not been met. The clause was set by the landlord, to protect their interest in at least securing 6 months rental income and the landlord now is unable to fulfill the condition.

Hello peeps,
I have intentions to rent a 2+1 HDB. I'm looking for someone to take the common room while I'll be staying in the master with my gf. If anyone of you interested with the above arrangement please PM me as we can hunt for a place together.
The advantages of renting the whole place: -freedom -able to cook -possibility cheaper rent

QUOTE(shanelai @ Jun 9 2010, 08:58 PM) So nothing much we can do if the landlord going to do something on us?? The only avenue you now can fall back on is your tenancy agreement, whatever you can claim or safeguard your interest. I'm having similar problems now that the landlord has gone berserk and has been very abusive. I can't divulge much info now since I have intention to play hard ball with the landlord. It can be very stressful because you are a foreigner. But you have got to stick to your guns and know your rights.

QUOTE(mrportable @ Jun 26 2010, 12:49 AM) Can I extend my period of staying in singapore? If I entered singapore without employment pass and rented a room living there, then obtained the pass(1 year pass) few days later, then started working, how should I extend my period of staying? or I have to take the employment pass, take a bus leave singapore custom then go in singapore with employment pass again? :S I'm trying to rephrase your sentences. You came to Singapore with a social visit pass. Subsequently you obtained a long term social visit pass. Thereafter, you were awarded with a job and I assumed you are given either a WP or EP. Why do you need to extend your stay when you have valid documents to continue to stay on? Another way of reading your queries is that now you have a LTVP and a EP, you are unsure if you can carry both. If i'm not wrong, right thing to do is, when you exit SG, you are suppose to hand over the LTVP and inform the officer that you obtained a EP. Check the ICA website or call them.

QUOTE(crapp0 @ Jun 26 2010, 09:56 AM) With so many people queuing and owning an LV bag, its exclusivity factor goes down the drain. If you want something more exclusive in singapore, get burberry blue label. Only japan sells this line of burberry products, got my mom a handbag over there. The blue label is catered to Japan's market based on their taste and style. It does not 'increase' the exclusive/luxury factor towards the brand. They can also be purchased online or smaller shops in HK or TW.

QUOTE(crapp0 @ Jun 27 2010, 09:15 PM) Its not the luxury of the particular item but availability of it in a certain region. You dont see many people have that particular brand, since its an offshoot of a particular brand, its not so common in singapore whereas every tom, d***, harry and sally has an LV product on them in some shape or form. Its become so generic that it loses its appeal as a exclusive item where the rich can only afford if its common place to see it everywhere. Well LV is one of the most popular brand for fakes. Further, the price for most of the much loved designs by LV, Burberry, Gucci, Prada are not beyond the reach of the less/mid income earners. Added on June 27, 2010, 11:53 pmQUOTE(blessedvillain @ Jun 27 2010, 10:36 PM) need to ask u all something, is there a website/forum where i can find room to rent and share the whole unit with other bunch of tenants in SG without going through agent? Most room-for-rent ads need to go through agents and most likely to stay with owners. www.share-accommodation.sg This post has been edited by darkages: Jun 27 2010, 11:53 PM

QUOTE(cks2k2 @ Jul 8 2010, 09:02 AM) By law the landlord can't rent out the entire unit, so they keep one room locked. If the authorities come and 'kacau' they will claim that they are still using that room: the entire unit is not rented out. Loophole. Loophole it may be. Once your neighbour convince HDB that the owner indeed rented out the whole unit and is staying at another place, prepare to pack your bags.

What is the cheapest and reliable method to transfer money back to Malaysia. I found out that via Maybank SG TT is $15, which is the cheapest so far. But the draw back is that I have to have a MBB SG account. Otherwise, over the counter is $30, which is an exorbitant amount. Any other banks offering competitive rates?

QUOTE(Jurlique @ Jul 19 2010, 10:29 PM) TT via Maybank or OCBC is the best, last time I tried before but forgotten the charges. But why not money changer? (if you don't mind carrying few thousands in your bag as money changer rates are better then bank rates). Try Mustapha at China Town. (You might get the best rate in Singapore). Not prepared to take the risk.

QUOTE(wseng @ Jul 30 2010, 06:25 PM) If we have tenancy agreement with the landlord like this still not considered register with HDB or there's another process to go register . ? Thought the tenancy is something like government stamped ? The onus is on the landlord to you have name registered with HDB that he sublet to you. In addition, any legal documents to take effect when brought to the court needs to be stamped. Stamping fee is dependent on the annual rental income the landlord will collect. However, many agents/landlord will tell you that stamping is not required for rental of room and only if you rent the whole place. Its all bullshit. As soon as you have your tenancy agreement stamped, the Inland Revenue Board will within 2 weeks send a notice to the landlord for tax, this is the reason why landlords refuse to have it stamped. All in all, play safe = rent a approved unit + tenancy agreement stamped

QUOTE(crapp0 @ Aug 1 2010, 09:14 AM) Like in malaysia, to make it recognized as "legal" by the government, you need to have it stamped by the appropriate government body, as in singapores case , HDB. In malaysia, whenever i rent out my property, i have a tenancy agreement drafted by my lawyer and i do get it stamped from the government just to cover the legal aspects of it. But i had a tenant once who broke the contract and worse still the buggers left me with 2 months back dated rent, a rather large unpaid electricity and water bill plus they stole all my light, fan fixtures and seriously, even the kitchen sink. Went to the police to lodge a report but the police ask me to "close on eye", any guesses why? Its stamp duty. HDB don't care a shit about what is written on any tenancy agreement.
