Hi all,
I already have a look on EG, it was a good house, but the design was not my cup of coffee.......anyway, I will wait for A3 and also MR2......lets cross our finger..........subsales now a day very difficult to get good margin..............

Hi all,
Today I went to Rawang and noticed that the property price there are pretty cheap compared to other area.......heard that Kota Emerald is facing serious problem ie traffic and pollution? it that true?? BTW, as what RichMan7 quoted........ Kota Emerald currently is selling at RM860K......I even get lower then that, RichMan7, are you interested??? the reason today I went there was to look at one of the unit belong to my friend.......Amber unit selling at 830K only.........interested please reply me..............

OF cause I am interested.....but the problem was on the subsales margin........I have made an calculation........how if I counter offer 800K.....else, I will not able to purchase.....maybe you could ask your friend to offer to others........if there is other interested buyer.........

He is okay with the price as looking for buyer since 3 months ago, however, he also quoted that 800K is slightly low, maybe you can contact him tomorrow and nego with him..., I will email you his number later...................

Actually... i don't really like Amber design. the rooms are smaller. I went to the show unit during their launching but it didn't attract me. if not my mistake, the valuation of Amber should match 800K since it is semi-D. Maybe you can check with Valuer.

A bit confusingh! I thought Amber is in Emerald East (Peridot precinct), whereas Amberley is in Emerald West (opposite the Chinese school).

Hmm.. just checked google earth..

Emerald East:
Amerthyst 1, 2 & 3 is DSTH
Jasper (next to Amerthyst 3) is semi-d

Emerald West:
Amberley is semi-d (opposite SJKC)

No Amber or Amber Chia in both EE & EW yet.. smile.gif

Good one masbruno LOL. If right in front of the school,before and after school there could be a problem with traffic. If your row does not face the school directly it won't be so bad. Those who intend to send their kids there will like it.

Btw i just checked the map again, there are more semi-d in Emerald West, near to the sales gallery:

Topaz - 32 x 60 ft, cluster semi-d
Amertrine - 40 x 82 ft semi-d

Still no Amber.. hehe biggrin.gif

Does anyone know whether Amberley semi-d is a G&G, F&G or just G?

Yeap, you are right.....the unit i saw in EE was Amerthyst and not Amber as quoted by CDF.........I have ask again on the valuation.......although is slightly low but I think I still can afford.......ohoh......now in the process of nego with the owner.............I think should push through..............the price is okay........

Did anyone of you notice there is a roll of shops lot under renovation. The place used to call "Rawang industrial Park"? Does anyone who is the developer for this shoplots?

Now this place has renamed to Emerald Square - www.emeraldsquare.com.my. The list price of a standard unit 24x79 (5688 SQF), freehold is 1.3mil. nvr heard abt this developer before....scare he will abandon the project half way.
