Right before Taman Pelangi & balai bomba Rawang. To be exact right opposite of Emerald East entrance.

Is this abandoned project being revive again? Coz the exisitng paint coat looks like it has been there for some time.

I guess a new player could have bought over the lots and refurbished with the intention of selling it again.

The past occupancy at this area is rather low, mostly rented out as hostel for factory workers.

hi guys, check out Hong Bee project in Emerald East - They just launched the 3 storey shop/offices. 2 sizes 25x70 & 25x75. Unit price starts from RM2.08mil. They have allocated 25units to be rented out to 'targeted tenants" e.g banks

I manage to speak to the workers there (maybe supervisor). It is not a abandoned project, apparently it was belong to Ann Joo Bhd. Completed with CF. They just sold it off as it is not their core business.

Previous tenants all chased away... now refurbishing and renovatiog. He has no idea when is the launching date too.


Added on August 4, 2012, 10:26 ambtw any taiko here have any ideas what is the commercial pricing in Rawang (not the town)... to be consider as fair price to enter.

I have not much interest in residential properties as I think there is quite a lot of development for this sector. Even the izon.com.my has turn intoa residential play.

In fact i felt there is a vacuum for commercial. The newest project will be Auggun City, but we are talking about 3 years from now...

I doubt Anggun City still has leftover unit. The commercial is being open for sales to Anggun 1 and Anggun 2 residence first. those leftover are being open for public. the price is high cos it starts from 2.08 million for a 3 storey commercial in Rawang.

with 2 millions, i think can buy existing shoplot in front of Jusco Kepong or maybe Shoplot in Kota Kemuning. The price is at that region.

Just drove from Rawang to Ampang Point, below are the time & distance recorded:

0min 0km: Rawang Toll (at 1:32pm)
6min 9km: Sg Buloh Hospital exit
8min 11.5km: Sg Buloh exit
9min 13.5km: Sg Buloh overhead bridge R&R
10min 15km: "The Split Road" to KL or Damansara
11min 17.3km: Passed by LDP (below)
14min 21.1km: Duta Toll
21min 30.9km: Exit Duke at Setiawangsa
26min 34.5km: Ampang Point

Avg speed from Rawang toll to Duta toll:~90kmh
Overall avg speed: ~80kmh

Still haven't find the time to test drive during week days morning peak hours. Will update the time once I've tried. Anyway TGIF!

Yup, 14 min drive @ 90kmh from Rawang Toll to Duta Toll is absolutely icon_rolleyes.gif to me, but "sibehfar" to some sweat.gif
I've just checked PLUS website, as per the toll fare calculator, the distance between these 2 tolls is 26.5km, however my car clocked 21.1km?
Hope my car odometer tak rosak, cannot be lari so much hmm.gif
Has anyone in this forum ever tried to record the distance between these 2 tolls?

Been to Sales Office to sign the authorization forms for utility application last saturday.. Not sure if this is a good news or bad for Coral, Casis and Coris buyers, but the access to these development upon handover of VP will be via Emerald East bridge.

According to the sales staff, there is no immediate plan to develop the access linking Coral/Casis/Coris to other phases of Emerald West, though eventually there will be 1... Which means, Coral/Casis/Coris residents will have to go through the main road to get to places like Jusco and SRJKC Emerald...

I believe it will be connected to Emerald West entrance along the SRJK school. Only issue is that constructions lorries will be using that road for Garden Residence development. It will be a short connecting road between the SRJK and Coris. I also found that Coris and Coral will use the same entrance through the same guard house. Anyone can confirm...

it's pretty common for certain phases to share 1 security guard/entrance if the number of units is considered manageable.

Ya, there will definitely be access from Coral/Cassis/Coris to SMJKC Emerald but the development of access is not in the pipeline for Guocoland. Until and only then these development will largely be considered as situated in Emerald East. Though personally I would prefer the Emerald East access as it is nearer and closer to Toll.. tongue.gif
