Hi there..

just to share to my experience. i lived at BCH and normally took around 1 hour and 10 minutes to reach my office at Jalan Tun Razak..


Route 1(Toll) : 40KM / 65 minutes
BCH(using shortcut through anggun) to Rawang Toll :6KM 20 minutes
Rawang Toll - Sg Buloh Toll : 15KM 10 minutes
Sg Buloh - Bt Caves : 13KM 15 minutes
Bt Caves - Sentul : 6KM 20 minutes

Route 2(Without Toll through Selayang): 34KM / 80minutes
BCH(using shortcut through anggun) to Tesco Rawang : 10KM 40 minutes
Tesco Rawang to Batu Caves : 18 KM 20 minutes
Bt Caves - Sentul : 6KM 20 minutes

Time taken is normal working days without accident/stalled vehicle along the way or else it will be 2 hours max..

I also tried leaving home at different time(7:00AM, 7:30AM, 8:00 AM) but still getting the same result..

hi all, i'm a newbie here. may i know between M-residence and emerald west, which is the better location? read thru and noted that emerald west is closer to toll (quite important since i work at KLCC), but what about other factors? there are quite a number of comments here saying that emerald is better than M-residence but didnt say why.

Appreciate your comments

cos u're in Emerald West Thread. If u go to M Residence thread, you'll find good thing that forumner say over there. it's very subjective. My advice, do your own homework and go for your own preference and ur need. For me, i prefer M Residence over Emerald due to design. but in terms of location, i like Emerald over M Residence. my preference is design. smile.gif so, best is for your to do research. cheers mate.

in my opinion, i still prefer Anggun. But price tag is the only limitation.


Added on August 16, 2012, 12:06 pmguys, take note, the 26 mins as posted by our friend is TOLL to TOLL and Not Point to Point. Please do your own test to get the actual timing. The Jam in rawang Toll will take about 15 mins from Emerald West to Rawang Toll during peak hour. it will add up to the 26 mins as per mentioned. cheers.

Hi all,
I just completed signing my SPA for one of the bungalow in EE......soonest will start my reno after become the rightfull owner..... hahaha...BTW, my agent told me another unit is open for sales.....anyone interested??? price quoted around RM830K....land about 5500 and BU 3200...............

Yes......valuation done at 800k.....not too bad....maring 80%.............still manageable......BTW, what is the actual selling price there??? was my purchase price at higher side? I just received a private email (do not quote the name la) telling me that he has a unit wanna to let go at 820K for same type of unit.....agent told me my price was good as this price was last year price.......(consederable low compared to market price)??

Not too sure but if are you buying for own stay, as long as price is alright for your affordability, it is really not an issue. What was the transaction price for you? RM800 - 900K seems OK for a bungalow in the Emerald development.

btw, just my information to you. last year i viewed a unit with 6000sqft. it's split level bungalow in EE. price is about 850K. i think that is the range over that area. price didn't go up much for the past 1 year.

anyway, congratz. you'll enjoy the fresh air there.

no my friend. i wanted to get the Split-Level bungalow last year but my wife dislike that area cos it's "tooo" quiet. she prefer Anggun, thus, i have to buy Anggun.
