hi all,
I am new to this forum.......may i have any indication for a "normal" bungalow price in kota emerald east?? I noticed there are few designs of bungalow in this precint......can anyone let me know the "indicative" price by type????? need to get to know about it in order to plan for my budget.........thanks

Hi all,
Thanks for those reply me......I plan to purchase a bungalow in Emerald East......Any advice compared to Emerald west in terms of environment and traffic? also any price indication as you guys knew??

Hi all,
Thanks for your kind feedback......I have check through the iprop.....but the problem wasteh price vary too much for me to check.....at emerald east..... the price vary from 900k to 2m.....i am referring to the almost similar land area and build up........
Anyway....so far how was emerald east in general for peridot precint??

Hi you are right, this morning I went to meet up with an agent and I was in Peridot area, the house owner asking for 880k at lowest, and basically i am okay with the house too...... later, when i checked with my normal banker, he feedback that the bank valuation was only 650k.......margin at 75% at max....... how to buy??? i need to take out from own pocket 400K (excluded all legal and stamping fees).................I give up on this area as it sound the price was over the market value or maybe as you said I can't afford it............

Hi all,
Anyway, I can not afford to take out 400K at this moment and please do not forgotten about the renovation and furnishing later........all in you need at least 600K cash in hand.......... I did ask another 2 bankers today, almost similar feedback........Agent told me owner willing to lower down to RM850K but I still can not afford it......

Hi Owl,
I was in Peridot yesterday and the unit was white in colour, according to agent the modal was "Adventurine" (not too sure about the spelling)............there is also another unit of "Anber" (not too sure about the spelling) which reddish brown in colour asking for 930K..........at first I tot of asking the bank and see how was the valuation, if situation permitted, I would go for the "Anber" unit..........but now.....dream dream dream...........The agent "said" try to help me on the loan......but he came back with 680K only.........

the one I saw was LA 5350sf and BU about 3200sf. Just nice for my small family about 5 persons..............

Thanks for all the information shared and some of you are so keen and send some contacts to help me.....anyway, after several check and discussion with my friends from bank........I decided to give up now..............hope i will be back to Peridot soon........bye bye KE's bungalow..............

EG has a small piece of green beside the porch which is good enough for me.  If I want to enjoy more greens, I’ll just go the private linear park just a stone throw away. BU size is more important for me right now nod.gif . Perhaps someday when I’m retired, I may consider a semi-d or bungalow.

3) DESIGN & LAYOUT: This is purely individual taste & I go for EG. With design & layout which suits me, it will save me lots of money on renovation. 

4) DENSITY: EG (161 unit), Anggun 1 (235 units), Sapphire Precinct (~110 units), Amberley (162 units)  & Anggun 2 (225 units). So EG is not really that high density lah..

5) SECURITY: Even all the above property are G&G/ F&G, I would still have to set up & rely on my own security measures bruce.gif. Link house has less point of entry, so it gives me less headache. I have had enough bad experience on break-ins  mad.gif

6) PRICE: I entered EG at a much lower price than RM900k+  tongue.gif

Regarding the upping of price practices, it seems like a norm for many developers nowadays. There are so many stage of property launch. In each stage the price will be adjusted according to the demand, which is usually up, 99.99% of the time. Got insider launch lah, sneak peek launch, preview launch, soft launch, hard launch, official launch & Tak Laku Re-launch  vmad.gif . Unless there is a mass boycott against this type of practices, I don’t see this is going to stop. So to avoid being a zucker, we have to rajin baca LYN, propertyWTF & etc.. As the saying goes, early bird catches the “early bird price”  icon_rolleyes.gif

As for Anggun City, this is a commercial property & I believe the  investors are of a different league of players. Unlike small time investor like me. So not qualified to comment..  sweat.gif

I already have a look on EG, it was a good house, but the design was not my cup of coffee.......anyway, I will wait for A3 and also MR2......lets cross our finger..........subsales now a day very difficult to get good margin..............

OF cause I am interested.....but the problem was on the subsales margin........I have made an calculation........how if I counter offer 800K.....else, I will not able to purchase.....maybe you could ask your friend to offer to others........if there is other interested buyer.........

Yeap, you are right.....the unit i saw in EE was Amerthyst and not Amber as quoted by CDF.........I have ask again on the valuation.......although is slightly low but I think I still can afford.......ohoh......now in the process of nego with the owner.............I think should push through..............the price is okay........

I just completed signing my SPA for one of the bungalow in EE......soonest will start my reno after become the rightfull owner..... hahaha...BTW, my agent told me another unit is open for sales.....anyone interested??? price quoted around RM830K....land about 5500 and BU 3200...............

Yes......valuation done at 800k.....not too bad....maring 80%.............still manageable......BTW, what is the actual selling price there??? was my purchase price at higher side? I just received a private email (do not quote the name la) telling me that he has a unit wanna to let go at 820K for same type of unit.....agent told me my price was good as this price was last year price.......(consederable low compared to market price)??

btw, just my information to you. last year i viewed a unit with 6000sqft. it's split level bungalow in EE. price is about 850K. i think that is the range over that area. price didn't go up much for the past 1 year.
