i thought only few shops open, but on first day i thinks more than 90% shops open... TGV will open soon smile.gif

This project under guocoland is called Emerald East & Emerald West. It is beside Anggun for Emerald West.

Properties in Rawang;
A word of advice, assuming developer's equal credentials, use proximity to Jusco, Toll plaza, Chinese school, Rawang town as guides to your purchase considerations. Right now Guocco Land's Emerald west project is better than MS in terms of location. Also, upmarket Bandaraya development is near to Anggun and Emerald lending weight to my point. The centre of activities will be nearer to these 3 developments rather than MS as MS is further in after Country Homes...about 5 km after Jusco.

Buy in better location always.

Yes, previously I'm very keen on MS, but wife disagree because her work place mostly focus in Shah Alam and mine in PJ. Secondly MS project is not G+G, only single point entry with Guard which is a very big letdown. So v r looking elsewhere. Anyway I see many positive developments around this Jusco. smile.gif

From the stand point of investment, Rawang near Jusco is still affordable n accessible via NSE n Gurtrie Exp. The next nearest township near to PJ is Sri Damansara, where an old DSl cost RM 700 K. Corner units are over RM 1 mil.
So, I predict the next hot spot north KLwould be Rawang townships especially those with proper amenities n well connected by highways.
South KL, places like Puchong n Kinrara where traffic jams to KL are worse, the prices are already in the RM 800 to 900 K for DSL So Rawang being of similar distance to KL is still cheap for now, until more people realize this point n start heading north. Jusco opening is the big catalyst in this prpocess in helping people move there n create the demand for homes. Consider the development of 1Utama 17 years ago where Jusco also played a major role in bringing about the rise in property values. It is a proven method by developers to engage retailers like Jusco in a big way thro build n lease back arrangements, so developers can reap the profits by increased property prices. That's a win-win formula n if home owners can understand it n invest in a home nearby, the investment should bear fruits iwithin 5 years. The best time to buy is when the developments are about 50% visible n when a critical mass is building up. That time is quite clearly in my opinion, now.

I just went to Jusco Rawang yesterday and it feels great seeing almost all shops are open except a few & TGV. The crowd was tremendous and you hardly get a parking at the ground open area. Hope to see more development nearby as anggun city will be launch soon. So we just need to wait and see how anggun + emerald affects Rawang to be part like Puchong or Damansara...Cheersss and Wishing everyone a Happy New Year!!!
