I'm looking forward to the developments in Rawang. It's a nice place 'undervalued' by alot of people.

QUOTE(ltcbomd @ Oct 6 2011, 03:25 PM) What i worrying is the jam issue... existing road cant cope with the development there... somemore there is too little alternative road there.... mostly one in one out....aduh... wan to skip jam also cannot... I was informed only at the developments of the Anggun area with short distance to the toll and it merely takes about 30-45mins drive during peak morning hours from Rawang toll through NKVE to Damansara Toll. The actual drive is 25-30mins, the extra 15 mins is because of the massive jam at the Damansara toll. Well Rawang town I guess needs alot of road widening and upgrades. But when big players like Mah Sing comes in definitely you will see alot of upgrades on the existing road because they want to sell their houses. Just like they spend millions on the proposed alternative flyover for the existing LDP crossover to Sunway. |

QUOTE(hman @ Oct 13 2011, 12:07 AM) Anggun 1 subsale price is asking about RM 850k. Should buy it or wait for Anggun 2 for more bigger land and buildup size. But worry price will increase above 1mil once it is ready. Please advise Bro.. Anggun 2 also subsale leh.. I check with HBL sales they said no more units available. If got ppl sell better sapu fast fast |

QUOTE(hman @ Oct 14 2011, 03:21 AM) Anggun 2 is still under-con, that's why I worry once it has done, price will above Million. But buy now, the unit available will be Anggun 1, small little bit with different design, but I'm more prefer Anggun2 design with balcony Erm.. I dont know if bank will allow the loan until million for Anggun subsale 2, at most you need to top up the balance. Honestly the Anggun 2 modern design looks more appealing and size also acceptable. |

QUOTE(kh8668 @ Oct 17 2011, 11:57 AM) The proposed development to be undertaken on Rawang Land comprises link houses, bungalow lots I can see alot of good development coming to Rawang. I just feel like Rawang almost similar to Setia Alam.. hidden gem. and a commercial village with a projected gross development value estimated at RM1.4 billion. http://announcements.bursamalaysia.com/EDM...wtih%20MPHB.pdf |

QUOTE(jdgobio @ Oct 17 2011, 03:06 PM) Very true ... No worries. Anything from Mah Sing sure got ppl sapu, be it investment or own stay. I think those who "identified" the hidden gem earlier will be the ones who gain the most In my opinion its still early days for the booming of Rawang ... just like Setia Alam in 2007. Many still don't know how Rawang is shaping-up and most people think negatively and don't believe it even when you tell them the facts. Well .... its all good anyway coz then it allows the people who know to capitalise on the information. M Residence is deeper in ... neare to Batu Arang town then to Rawang. I believe its actually in Kundang area. For RM390k, I would grab something closer to NSE toll like Emerald East / West or the many projects inside Country Homes - subsale included. I'm sure M Residence will be very "wong", but if can find a house for similar price and quality nearer to the highway its much better. BDRB project will be a good choice but I think it will be quite expensive though QUOTE(ferinkx @ Oct 17 2011, 04:36 PM) Wow.. Toll and Toll and Toll.. |

QUOTE(mfnmr @ Oct 22 2011, 11:36 PM) They used to be a high end developer.hope their quality n nice design shld remain even tis project not consider as high end project. I saw their website advertisement looks like MResidence design similar to Kinrara Residence design. I hope they come out with something affordable.QUOTE(EvolutionZ @ Oct 24 2011, 02:15 AM) the traffic at rawang still scary....but i prefer anggun more than emerald cos anggun design much nicer and more spacious compared to emerald...the land at emerald owned by anggun's developer..ban lee or something i couldnt recall.... Issit that bad? I heard from the Rawang through NKVE to PJ at peak hour max is 45 mins.. Seriously I stay in Subang Jaya and I travel to Kelana Jaya through LDP everyday. I still take almost 45mins to reach KJ although the distance is much nearer and I pay RM 1.60 toll. |

QUOTE(EvolutionZ @ Oct 25 2011, 12:41 AM) i went to look at semi D at emerald west....ended up my wife like the anggun but no more available....subsale is rm750k (200k extra from the 1st launch).....when i went there i used the old rawang road....disastrous jam...but when i go back, i used the nkve rawang interchange....kinda ok but still a bit jam...but everytime must use highway and pay tol..kinda inconvenient....and the design at emerald west so so only Sorry to hear that. My office got easy access to NKVE but be cautious as traffic is unavoidable both from Klang and KL. Where do you work? It will be best if v can find a place near to workplace. |

QUOTE(EvolutionZ @ Oct 27 2011, 12:21 AM) yup...me staying at jalan ipoh and working at setapak...so kinda nearby and i am comfortable with the area around here....thinking to look for an investment cos our money are getting smaller from day to day.... Why dont you wait for the MResidence semi-d.. can consider also. Added on October 27, 2011, 12:23 am i do agree the place is good for investment. but semi D are only for buy n sell i guess...cos renting a semi D for investment i don think is recommended. but i do understand rm640k for a semi D with 40x80 built up...best price ever..but now i think price increased rite? |

I think that is the closer and faster way to go damansara compare to other highway. I try guthrine, the time taken to arrive denai alam area is about 20-25 minute, but there will be jam in bandar persisiran subang in the morning. [/quote] Ermm.. you went there off peak period. Anyway thanks for the information. |

QUOTE(eisyaz @ Nov 8 2011, 10:40 PM) people from klang valley nowadays is looking landed home outskirts of KL since the price is still affordable. very hard to find landed house around klang valley area. even if landed homes still available, the price is too high I'm one of them too.. that makes 2 of us, fmshadow. most of them choose less prime area like rawang, nilai, semenyih, puncak alam, sg buloh etc.. |
