Hi everyone,

IMO the Jusco will definitely not be a MaxValu outlet. They announced a shopping complex worth RM200mil not RM2mil. For comparison Jusco Bkt Tinggi cost RM300+ mil and its the biggest Jusco in SEA, so taking inflation into account, Jusco Rawang will be at least half the size of Jusco Bkt Tinggi.

There will be flyover at the traffic light going into Anggun linking to a road on the other side of Jln Batu Arang. I believe this road goes directly to Bandar Tasik Puteri and linking to GCE & the KL-Templar highway.

Congrats to all the new buyers of Coral.

I read in the Aggun thread in Msia Real Estate mentioning that ground testing has begun for the Jusco at the site in front of Anggun. This is good news as this means it will be operational by the beginning of next year. The road widening / flyover at the toll also seems to be progressing (land clearing) well.

FYI, Emerald West is closer to Country Homes than Emerald East. The property prices in Anggun & Emerald are appreciating and so is BCH but to a lesser extent. Anggun was launched for RM430k. Now the asking price is RM600k. Once Anggun 2, Jusco, Chinese school & road widening is completed, the price will go up even higher.

Sub RM400k house in Emerald is soon going to be history. Better grab before its all gone. Like one forummer mentioned, many who keep looking for a long time may face the issue of not being able to find a house within their budget and have to look at other cheaper areas.

The only remaining units for Anggun 2 >RM1million (with huge land). The last standard units were sold at >RM650k in July/August. Subsale when completed estimated to be around RM800k.

So in comparison, Amberly's pricing is reasonable and the fittings quality is better than Anggun 2 (sinks, taps, wc, timber flooring). The design (layout) is also unique - its a semi-d bungalow. Anggun's layout is very conventional/old fashioned in comparison. The location (near Jusco), security & the garden with water feature are Anggun's main attractions.

I think that mountain land all the way to Jln Batu Arang (land behind Anggun) does not belong to Hong Bee. Which is why there's nothing in the master plan.

Are you sure you know where the location of Jusco is? Construction started 2 weeks ago & yesterday I saw them doing piling. They are also clearing the land near Anggun 1's water catchment pond, I think they are going to build a new entrance to Anggun / Emerald. Hopefully Jusco will have a different entrance a bit further down the road so as to not cause congestion.

That's a given. I see that road widening works at the toll area is progressing very fast. We should have better entry & exit into Anggun & Emerald by end of the year rclxms.gif

I bought Anggun 1 subsale. Yup, the road leading to Anggun & Emerald looks very kampung. With the road upgrading hopefully the surrounding environment will improve to be more classy.

There were some mentions in this thread about a private school in Emerald West. Does anyone have additional info about this private school? Like when it will open or whether construction has started?

Also the govt school haven't started construction yet, does this mean it will not be ready in 2012/2013?

I hope someone have some info on this.

I think those who "identified" the hidden gem earlier will be the ones who gain the most tongue.gif

In my opinion its still early days for the booming of Rawang ... just like Setia Alam in 2007. Many still don't know how Rawang is shaping-up and most people think negatively and don't believe it even when you tell them the facts.

Well .... its all good anyway coz then it allows the people who know to capitalise on the information.

M Residence is deeper in ... neare to Batu Arang town then to Rawang. I believe its actually in Kundang area. For RM390k, I would grab something closer to NSE toll like Emerald East / West or the many projects inside Country Homes - subsale included.

I'm sure M Residence will be very "wong", but if can find a house for similar price and quality nearer to the highway its much better. smile.gif

BDRB project will be a good choice but I think it will be quite expensive though unsure.gif

Traffic have been good so far since the opening of the traffic lights. No jam untill Anggun but a bit of bottleneck to Country Homes as it changes from 2 lanes to 1 after the small bridge.

There is also an access to Jusco from Country Homes so should be ok I guess when Jusco opens - traffic won't be so bad.

This thread is not active all the time ... only when there is a new launch or new developments.

Yes, the road widening is taking very long ... but I guess that's to be expected since its being done by JKR and the fact they just started work in Jan 2011.

The main project now is focusing on widening the toll access & exit.
Road widening towards Anggun have not started yet.

The road upgrades will be completed by the time the house is ready. Nothing to worry about at this point.

The way I see it, the upside is aplenty.

Didn't know the superlinks are going for 700k. The last (small) link homes cost about 400k .... so a bit steep I think.

Have you been to Saujana Glomac? If you have, you will know why.

Its deeper inside (relative to the highway exit), need to pass through other tamans like Country Homes and I believe its leasehold.
