When I drove north of the PLUS highway, didn't see a toll exit after Rawang until Bukit Beruntung nor did I see any signs of development for the construction of a toll exit.

I did see a bridge to connect what I assume is Emerald East and West, but that's about it. I also saw something like a factory on the western side.

If anyone could help me with the following queries:
- how true is the rumour that a toll exit will be constructed for Emerald East/West?
- Widening of roads mentioned in earlier posts is for which roads?
- I'm worried about foul smells coming from the factory. Is this a potential issue?
- How bad is the jam from Emerald to the Rawang toll in the mornings? Rawang toll seems damn small, 1 Smart Tag lane, 1 TnG lane. plus the fact that there is a traffic light then the toll, I think traffic will be a nightmare!

To share and answer some earlier questions from previous posters:
- toll from Rawang to Jln Duta is RM3.80 if I remember correctly, Bukit Beruntung to Jln Duta is RM5.60
- details on the launching says RM20k angpow for Amberley and Coral homes. what it means exactly i dont know
- 32"or 42" LED TV when u purchase Coral/Amberley

Hi Nomad, I'll try to answer some of your questions and put things in perspective.

Plus made a statement in newspaper about building 3 new interchanges last year. 1 of it is between rawang & bukit beruntung. Target completion 2012 or 2013 so probably haven't started. You can see the news clipping in the Anggun thread in Msia realestate.

Road widening is along Jln Bt arang which leads to Anggun & Emerald West.
Haven't smelled anything foul on my trips there before.

Jam is not so bad now with the usage of 2 lines & traffic cops. When cops are not around its bad. The new flyovers to & from the tolls + the road widening will ease the congestion by the end of next year. If you plan to buy Coral, this will not be an issue for you as by then the works would have completed and the bridge btw Emerald East & West will be opened.

Toll from Jln Duta to Rawang is RM3.60. In comparison toll from Putra Heights (Elite-NKVE) to Jln Duta is RM5.20 and Setia Alam to Jln Duta is RM4.40. Both these areas are far more expensive than Emerald.

Another thing, in the future there will be a Kuang Interchange as well (between Sg Buloh & Rawang) and this will link up 3 highways - NSE, GCE & KL-Kuala Selangor Expressway.

I saw hoarding work has started at Jusco in front of Anggun 1. Many lorries carrying concrete pilings were there also. Now I hope they widen the roads quickly enough before Jusco opens next year.

Is the 20k ang pow still going? I hope they are giving a 20k discount for the new Coral phase...any comment? Can i know will there be any show house for Coral?

Yes, the 20k rebate is still applicable. I hv put my name for the next phase actually.

But, Coral worths 368k - 20k = 348k??

For me, it is too far deep into the east side. shakehead.gif

Many of the purchaser say it is on the west...frankly i m also worried abt the price as there are many cheap hse at country homes and tasik puteri, but again, the G&G concept + amenities + jusco is a + point for this development. Not sure how much is the appreciation for the semi-d in anggun & emerald? Anyone here staying there?

What was the early bird deal? I can see on STAR advert that min price is 388k. Can anyone confirm? If 20k rebate, is that we only pay 10 % downpayment - 20k or 10% (388k-20k)? Thanks

FYI, Emerald West is closer to Country Homes than Emerald East. The property prices in Anggun & Emerald are appreciating and so is BCH but to a lesser extent. Anggun was launched for RM430k. Now the asking price is RM600k. Once Anggun 2, Jusco, Chinese school & road widening is completed, the price will go up even higher.

Sub RM400k house in Emerald is soon going to be history. Better grab before its all gone. Like one forummer mentioned, many who keep looking for a long time may face the issue of not being able to find a house within their budget and have to look at other cheaper areas.

For the first phase buyers, intermediate units were selling at RM318,800.00 and after discount of RM20,000.00, the nett price is RM298,800.00 and that time was around Christmas 2010.

Early bird here....tongue.gif Just back from rawang sales office to settle my S&P and loan agreement...

The coral is near to emerald east... just beside the bridge connecting emerald east and west... so if next time the bridge open u can actually go to coral through emerald east... nearer than u go through emerald west road...
