Yes, I also believe that the next property hotspot will be in Rawang especially Emerald / Anggun area. Very nice place with decent price at the moment.

Aeon already announced in early Dec that they are building a Jusco in Rawang for RM200mil. Expected date of completion end of 2011. This will make Anggun / Emerald price appreciate further.

Anyone know if there are gonna be commercial units i.e. shop lots in Emerald? Also, there is no news on SRK school in Emerald?

I believe this is the place to get fantastic value for money at the moment (for own stay). There is a lot of potential for this part of Rawang ... perhaps the only thing needed is a change in name wink.gif coz most ppl in the Klang Valley (mistakenly) equate Rawang to Bukit Beruntung.

The price for the new launch appears cheaper than the previous one. If I remember correctly, the previous launch was selling close to RM400k for the last few units. Perhaps the new launch is for smaller units?
You will be able to compare the 2 houses at the sales gallery to find out the reason.

The price could be lower due to the soft launch. Will be a good idea to book first as in recent times developers increase their price by 10-20k every 2 months. For the proper launch, I'm sure the price will be higher than Ebony.

However, advisable to check out the area where this phase is going to be just to make sure that the location is acceptable to you.

Want to share my experience in Putra Heights. I forgo buying Putra Avenue when it was launched due to the location - too near to the highway and lower ground compared to the rest of PH. But all the new launches in PA were snapped up and the subsale price after VP kept moving higher & higher. End up didn't manage to get a unit within my budget and lost valuable time. In the meantime, property prices elsewhere also increased by a good margin thus making it harder to own a home.

Emerald is the last bastion of reasonably priced new & good homes which are not too far from KL/PJ. Once it goes above RM500k, dunno where else to buy house.

Whoever is interested better grab one before price increase further.
After this phase, I think price for Emerald link houses will be >RM400k but still worth it coz new phase will usually come with increased built-up & better goodies for the higher price.

Any construction started in Jalan Batu Rawang towards the toll? I hope they widen the roads soon.

Some good news for Kota Emerald residents.
The Kuala Selangor to KL highway is expected to be completed in April 2011. Once completed, ppl from Bandar Tasik Puteri will be able to use this highway to go to KL. This will reduce traffic congestion at Jln Batu Arang & the Rawang toll as the BTP folks need not detour to Rawang toll.

Another good news is the new interchange between Rawang & Bukit Beruntung which will divert traffic from North Rawang towards the new interchange instead of Rawang toll, again reducing the traffic congestion at Jln Batu Arang & Rawang toll. This one will probably only be ready end of the year or maybe next year. Anyone saw the progress of this interchange?

Nope, further up towards north. Somewhere near Rawang memorial park. I'm not sure exactly where as I have not driven northwards in a while.

No idea. It was anounced beginning 2010 so I believe construction should have started. Since I have not driven northwards & cannot see from google maps (a bit dated) - I cannot confirm.

Didn't know that Coral so hot & sold out so soon.

Valentinok, what makes you think that Emerald is a bad investment? Care to share?

I have not seen Coral's location but if towards the edge near Emerald East also it might not be a bad thing. The advantage is you can go through either Emerald East or Emerald West to get home. The disadvantage of course is have to drive further a bit compared to other parts of Emerald West.

I believe you prefer somewhere closer to Anggun, which is better in terms of location and closer to the future commercial area also?

Last time I believed in waiting to find the best property, but because of that my affordability has dropped due to price increase. Now I believe if I find something reasonable should grab first, coz waiting may prove more costly.

But of course it should be something acceptable to you lah. If not buy & then later regret also no point.

I don't think the location is correct. FYI, this has been around before the announcement by Aeon in Dec 2010 and take note that the location is within an industrial area. Shopping complex & hypermarkets can only be located within a commercial area (on land with commercial land status) and the area infront of Anggun 1 is the only big commercial area in the vicinity which can house a shopping complex/hypermart.

You can check out the land use & future plans for Rawang at the MPS website. There are many pdf files there with some good info on the area.

Went to the site (at Anggun) but did not see any construction work going on yet. Quite possible that Jusco could be at a different place but I doubt it would be at the plot in wikimapia. I have gone through MPS's plan for this area and there are no other big commercial areas to house Jusco within the vicinity.

Anyway, if Jusco has cancelled their plan in Anggun, I'm sure the developer would have got another operator to setup a shopping complex there by now and would not be waiting so long since the land was cleared some time ago.

Lets just hope for the best. Pls share if you see some development in nearby areas.

I noticed that the construction of the flyover near the toll has begun. Hope their complete it soon.

Jusco didn't lie to anyone. The first time they announced their Rawang outlet was in December 2010. Its the developer's sales ppl who started making comments before the deal was finalised and in the process causing anxiety among buyers when the land was left idle.

Pls update here if you see any progress at the site.

Hi Nomad, I'll try to answer some of your questions and put things in perspective.

Plus made a statement in newspaper about building 3 new interchanges last year. 1 of it is between rawang & bukit beruntung. Target completion 2012 or 2013 so probably haven't started. You can see the news clipping in the Anggun thread in Msia realestate.

Road widening is along Jln Bt arang which leads to Anggun & Emerald West.
Haven't smelled anything foul on my trips there before.

Jam is not so bad now with the usage of 2 lines & traffic cops. When cops are not around its bad. The new flyovers to & from the tolls + the road widening will ease the congestion by the end of next year. If you plan to buy Coral, this will not be an issue for you as by then the works would have completed and the bridge btw Emerald East & West will be opened.

Toll from Jln Duta to Rawang is RM3.60. In comparison toll from Putra Heights (Elite-NKVE) to Jln Duta is RM5.20 and Setia Alam to Jln Duta is RM4.40. Both these areas are far more expensive than Emerald.

Another thing, in the future there will be a Kuang Interchange as well (between Sg Buloh & Rawang) and this will link up 3 highways - NSE, GCE & KL-Kuala Selangor Expressway.

I saw hoarding work has started at Jusco in front of Anggun 1. Many lorries carrying concrete pilings were there also. Now I hope they widen the roads quickly enough before Jusco opens next year.
