Come to think of that, the guard house is required to take care of slightly less than 200 residences, both coral & coris.. Quite a wide coverage huh? hmm.gif

Since Tenby will be just next to Coral/Coris/Cassis, it would really be good if guocoland is willing to enhance Emerald's appeal. After all, it can be a long term marketing strategy for them also.

If I'm not mistaken Tenby Int. School will built on the piece of land next to Anggun 2/Anggun City.

Oh really? my last visit noticed Guocoland has marked the land next to Coral as 'International private school'. So it is not Tenby? wondering what school would that be then... rclxub.gif

ok, found this atricle on the internet. Hong Bee signed the MoU. So Tenby should be somewhere closer to Anggun projects.

If no intention to build like that, then don't put inside brochure lah.
Brochure guardhouse looks so grand & actual unit so "Chikai"!
Coral owners, u might have a good chance of getting a better guardhouse.

In Amberley brochure, the guardhouse design look similar to M Residence "chikai" guardhouse, only slightly better.
Brochure already slightly small & chikai. I wonder how the actual guardhouse will look like?

Now Emerald Garden somemore no picture of guardhouse in brochure.

OK, just submitted my comment. Request them to build a more advance guard house as well. I don't hope to open my car windows every time I go back to touch the access card sensor in order to access the area. Something similar as smart tag. smile.gif

You are lucky if you have auto gate with access card.
For Emerald Garden, i remember the sales people say only use manual boom gate and car paste sticker for verification only.
Back to the good old 80's & 90's. I say Chiak-lat!

Is this true? Anyone have info on Emerald Garden GnG details? Please share lah, I ask so many times already..

I think Emerald Garden is not a true blue GnG development, cannot used auto gate with access card..only can use manual. I think that is also the reason why the guardhouse is so small because technically not allowed to have grand guardhouse. Also, not allowed to put up proper fencing. You guys must understand what you are buying into. Ask the developer if not sure.

Brochure say otherwise ler..

So this give everyone impression that it is actual GnG.
How come Mah Sing M Residence can manage to enlarge their guardhouse? They are also freehold & not strata-title.
I believe M Residence are using access card & not manual boom gates.

May be EG owner should read the DMC if you have sign one. If no DMC sign, then it will definitely not a GNG.

We did signed the DMC, it did mentioned about the perimeter fencing & to provide a comprehensive infrastructure for the security system for EG.

There shouldn't be any worried whether guardhouse and fencing will be provided.

When I was making inquiry, SA told me definitely a guardhouse but design not out yet. Design will be out when nearer to completion for submission of approval. I never ask card access.

Their SA are not well trained. Sometime give contradictory info. Like I was told maintenance is around RM 100 a month but some heard RM300....Better clarify with developer..

Siow Bo, i was told only RM80 a month, what all this.......guessing game???

Here we are talking about almost 1 million property value here!!

As per DMC, contribution of RM70 for the security. The SA told me for upkeep of our landscaping, the amount is not decided yet. It is possible that they are going to hand over the delicate landscaping task to MPS. Then we will be in deep trouble.

Last time i register my self and ask them to contact me back,on the pretext for purchases, i did not reveived any call,email of what so ever untill now!!
