I'm looking to add extra electrical power point.

I have written to the Peter's regarding the extra electrical plug and aircon points but have not received any replies yet. I phoned Ms Choo today and she said that she has to check with her manager, Joanne. Will share their response if and when I received it.

In the meantime, I would suggest that all interested parties to also either email (1120@petersb.com.my) or call Ms Choo/Joanne (03-7782 9988) on this matter. Cheers.

We are all in the same boat and may be neighbours soon. I have had bad experience with Rhythm Avenue which was stalled for 10 years. I stay in USJ but work in KL and I will normally detour into the area after my work on Saturday and take photos if the progress is significant, which it is recently. I am so glad to share my happiness on the progress with all the members/readers of this forum as I realise that some of them may not be able to visit the site so often. Hopefully, the developer will also get the message that the whole world is watching the progress and they'd better not screw it up. Cheers

I'm also looking to add extra electrical power point and install ceiling fan in each room..

Just know Bintang Supermarket has become Giant Superstore Sri Manja.. which is good news for us.. smile.gif

I have received an email reply from the Management for 1120 Park Avenue today and it reads:

"We regret to inform that we shall not be offering the additional service of providing further power points, water heaters and etc. We can however, help to recommend some qualified electricians should you not have one already." hmm.gif

Same reply i got when i first bought a small condo last time. Seems like buying condo is different from buying landed house. Any additional stuff is "not offered". We need to do it ourselves after handover.

I wrote an email to them too and they gave the same reply.
Apart from that, i inquired of the ceiling height.
Below is the 1120 reply on that:
"In terms of the height of the ceiling, it is approximately over 9 feet."

very rare developers will offer to do that. reason being they don't want to add on to their burden of fixing extra things outside of what they promised in the S&P. imagine the trouble of servicing warranty for items added on because owner dissatisfied or something.

Bypass the developer, go walk ard the site ask for the electrical subcon. He will happily do 'upgrading' for you. As he is providing warranty for the normal points, no problem for him to cover the additional works as well, besides being familiar with the electrical layout so he'll not screw things up.

It is a great idea but I think it is easier said than done. I can think of many issues/questions if we try to bypass the developer, i.e.,
1] How do we know who is who in the worksite, even if we can freely enter the site?
2] Can we trust the person with our money if he/she claims to be the electrical sub-con?
3] What if the contact person is not the electrical sub-con but actually a plaster sub-con and his/her workers mess up the wiring?
4] What assurance or warranty that the additional electrical points will work?
5] What if the electrical sub-con absconds with our money before completion?
6] What if the developer becomes aware of our dubious action and dismantle the unauthorised upgrades?
7] What if the CF is stalled due to our unauthorised upgrades?
8] Will the developer's warranty be void if we have this unapproved upgrading done before hand-over of vacant possession?
9] What if the developer sues us for illegal entry, or for theft/damage of equipment by our 'servant'?
10) ...... and so forth?
Personally I would strongly discourage anyone from bypassing the developer. Let us do the right things and do the things right and that means we only go through the developer or wait until after vacant possession to engage our contractor. Cheers.

You are welcome, Limyusiong. As far as I can tell from the pictures, the developer has completed the ground beams and they should anytime now erect the formwork for the columns.

If they want to, the developer can now bill us 10% for work below ground, ie foundation & underground pipings. However they can only bill us the next 15% when the structural framework reaches our unit floor. If there is no further delay & barring any unforeseen circumstances (fingers crossed) I think they should be able to complete the project within 36 months from date of S&P which is end 2012. They are using the load-bearing walls construction method & I think they can easily complete one floor every month henceforth. Just look how fast they can build the perimeter wall which is made of reinforced concrete & not the usual bricks & mortar. Cheers. laugh.gif

I think all interested parties should write to the developer to reconsider. If at least 50% of the purchasers can also submit their requests I am quite sure the developer, being a company of smart businessmen, would be able to see potential good money to earn here. Actually, I think the developer has more to gain by allowing the additonal service of providing power & aircon points/pipes, water heaters, etc as their monetary gain would be more than the marginal increase in building costs & supervision. They can follow the examples of some other reputable developers to restrict the number of add-ons by the parcel size so as to avoid a free-for-all & reduce confusions amongst the sub-contractors and they can practically quote post hand-over renovation price for the variations. If variations are not allowed, some purchasers might also take shortcut by illegally extending wiring to save money resulting in fire hazards. Allowing some variations & add-ons will enable us (purchasers) to move in earlier & thus helping us save money on rental or instalments. Cheers.

vincemy,

load baring wall means precast RC wall? if so, it'll be quite difficult for us to add additional points later, not to mention the difficulties in renovation
