sry noob here.. but is it possible to sell with this price? I mean the project still not yet completed and owner only pay 10% of price... so if someone buy, previous owner can transfer the housing loan is it?

Went there this afternoon just before office closed, around 50+ unit left but i would say mostly for bumi's and located between ground to lvl 4th floor. Going to book S1-type unit tomorrow (Selling for 192k) but they say they only got 2 bank panel.. OCBC and I forgot what the other one name is. I saw OCBC offering -1.85% on the pamphlet. Booking fee is RM3k if via credit card but they accept 2K if pay by cash.

Need tips from all sifoo here. Should I go book straight away tomorrow or wait till Monday? Should I proceed with OCBC or is there any other better alternative? Also, what do you recommend me to do to speed up all the process coz after reading this long list of topic, err.. actually I think I've learn quite a lot & also pening quite a lot too.. sry arr.. noob here & 1st time home buyer.. tongue.gif

ps/ By the way, is it advisable to get a unit located at Ground floor? I wonder why most ppl go for higher floor.. err.. is it coz of the view?

Ocbc offering -1.85 for this property last time under ezpc.. Do u think they will change it to new rate or maintain it @ -1.85?

Added on July 22, 2010, 12:24 pmJust hv a chat with OCBC mortgage staff on their mortgage plan for this project so here is their current offer..

4.15% fixed rate for 1st 3 years.
BLR -1.9 for the following years.
Lock-in period is 3 years.

For those who afraid to pay the booking first, you can try apply for pre-approve loan from them and they will check your eligibility & try to prepare all the document. However, you still need to get the unit number in order to fill up the form.

Went for booking and darn, someone reserved my fav unit just a day before... Anyway stull manage to book a unit at similar price.. All I can say is there's not much unit left... Possible less than 20 units now and all is 4th floor n below... For those who pm me, I'll try reply you soon coz bit occupied lately...

Also read bout the fengshui but cant really understand it.. so correct me if i'm wrong but the article said that this is not a good place yet as it still need time to mature... rite?

Yeah. Guess u r rite. Need to get used to it. There's going to open another kfc at the petronas dtation as well. Looks like it's a good investment to all buyer. Nearby food n hypermarket at walking distance!

What's wrong having lots of low cost houses? If you stay there long enough you will appreciate d gud community there... Can't simply judge on first impression.
