Hi, I am new to this forum. I signed the SPA for the unit B3-xx-08 in December 2009 and took a 90% loan + MRTA from UOB.

Just now I went to the site and saw only a bulldozer and a lorry dumping some earth into the big pond and there was no piling machinery at the site (except for the ones doing the shophouses). I am a bit worried about the progress although I know there is still time. At the rate the bulldozer and lorry are moving, I think it will take 2 months to complete the filling of the big pond (depending how deep it is).

I have experienced distressed/stalled project at 90% completion and believe me it is no fun waiting for a white knight to re-start the project (ie Rhythm Avenue, now known as The Lot 19 City Mall in Subang Jaya) after almost 10 years. I would suggest all the purchasers put pressure on the developer to expedite the project by calling them every day and posting the site progress on this forum.

Dear bcteh, the piling activities are for the shophouses (which are along the road PJS 1/50 beside the Petronas station) and not block B5. See the Google Map attached.

Dear WEE2000, I took the pictures from the 8th floor of the low cost flats and 12th floor of the apartments beside the Chinese School. I only did it in my moment of curosity and a bit of insanity. I don't encourage anyone especially girls to do the same as it is not safe at all. The lifts of the low cost flats are dark and stinking. I stuck out like a sore thumb and could have been mugged ...

Dear bcteh, the wait for soil settlement should have been over long time ago otherwise the developer would not have the building plan approved and AP to advertise for sale. If the developer has not already done so, they should now quickly sink in a few test piles and do some load bearing tests to check whether their consultant's design of pile caps can take the load of the building blocks. Only after the load bearing tests are successful can they start the whole piling work.

I sincerely pray that I don't wake up one morning to find that when I open my windows, my unit (which is above 10 floors) is at the ground level - don't be alarmed, I am just joking.

I don't understand why the delay in commencing piling work as the project should be deemed viable if about 90% of the planned units have been sold. So, fellow purchasers, we must do our part by following up with the developer. Cheers. sweat.gif

I am confused by a google map taken in 2001 which showed the area to be occupied by squatters and I can't see any pools. Attached is the map (posted by 'mytotall' on Dec 15 2009) that I have downloaded from http://mytotallyproperty.com/blog1/?p=722 rclxub.gif

Would appreciate if anyone could verify if the land was actually an ex-mining land.

If from their 1st reply on April 8th to May 12th (when I took the pictures of a bulldozer and a lorry) is called 'timelines are according to schedule', then we better be prepared for a long long wait for vacant possession. Anyway, lets give the developer the benefits of doubt and keep monitoring the progress. I will visit the site again in mid-June and hope there is real progress by then. Cheers

I think you missed me. I bought the B3-xx-08 under 1st phase and I have posted on #1694.

By the way, this afternoon I passed by the site and saw they were doing load bearing tests but I am not sure if the tests were for the shophouses or for our 5 blocks.

I still can't see any signboard and although there were lots of machineries I don't see any activities nor workmen. In fact the site looks deserted if not for the machineries and 1 lone man walking (see picture 1120PA6). Probably they were all having their tea-break. Also the pictures looked almost similar to the ones I took on 24/7. Cheers.

Yes, I went inside and there was no guard at all. Like I said in my posting yesterday I saw only 1 man walking (you can spot him just by the huge pile of white sand in the 4th photos ie 1st of the 2nd row). I also took some pictures from the 12th floor of the Damai Senja apartments. I too can't quite understand the feng shui article but I think it generally said that the area is not a good place. We will just have to prove the writer wrong when we move in in 3 years time. Cheers

I have neither missed the news nor impact of price hike of consumer goods. I got another interesting article reported in the Star on 26th Nov 2010: "Property prices only rose 3.3%". What a joke.

I visited the site this afternoon (08/01/11) at 2:00 pm and saw 2 yellow tower cranes (at Blocks 3 & 4) and 1 black tower crane (which was still half built at Block 1) and some the workers working on the ground beams at Blocks 3 & 4. Attached are the photos:


Added on January 9, 2011, 9:47 pmBy the way, I called 1120 office last Friday 07/1/2011 and spoke to one Ms Chai regarding the 1st progress billing and she said that it will only be after Chinese New Year. She also expressed her confidence that the project will be completed on time. Cheers

I was at the site again today (16/01/2011) and was pleased to note there were lots of ongoing activities. The black tower crane (near the Petronas Station) has been installed and the workers are also working on the ground beams at Block #1. They have graded the ground at Block #2 and you will see the heap of earth in the pictures (#160111 d & e). Please refer to my post on 8th Jan to compare the difference in progress after a week.

Don't be so hard on doomdoom, he has as much right to his opinions as we do to ours. Actually, if we have not seen the piling work earlier, the site looked not much different from day 1. Anyway, I will also go to the site this weekend and check out the progress. But I don't expect to see much difference from last week as they were doing the formwork on the ground beam and even if they managed to do some concreting this week they will need more than 14 days before proceeding to the columns. Also, the workers will probably stop work for 10 days during Chinese New Year. Cheers!

I was the site again at 2:45pm today (ie 22/01/2011) and I can clearly see the workers have erected some steel rebars which form the columns above the ground beam formworks. Not sure if they have already concreted the ground beams. I didn't get down from my vehicle to check as I was trespassing and also I was not wearing any PPE. Attached are the photos. Wishing all Chinese members/readers a very Happy and Prosperous Chinese New Year. Cheers!!
