I have been investing into condos the last few years. As a kid, I grew up and play in old klang road and I know this place well enough to invest. Dont worry about the surroundings. Old klang road is now prime location. Look at current prices, it impossible to buy at phase 1 or phase 2 prices anywhere else at RM250 per sq.ft. Even faraway location cyberjaya shaftsbury is at RM600 per sqft which I have just bought. 1120 is also near to to an establish school which cannot go wrong. When it is completed, you will have estate agents setting up a booth to transact easily at RM350 per sqft. My market anlysis is not rocket science, just past experiences and this is also one great investment which I have made to purchase at phase 2 price.

For first time buyers, sleep well and do update us on the pictures. It is always a good feeling to see your investment appearing floor by floor. Dont worry about the developer, Peter is credible.

can share where got new development less than rm300 per sf.tq

by the way did the new mrt station nearby

Thats my point. There is no more new development in good location that is less than RM300 per sqft.

park 51 near completion for 1st phase block D. i think currenlty price is around 350-380k for 1143sqf....should me more than 300/sqf d..

the launch price for block d during year 2008 is around 230psf, and for block a and b at year 2009 is around 250-270 psqf....

why talk about year 2009 price? how much is it now?....2011.

1120 PA was launched in december 2009....but you mention block d of park 51 in 2008 was 230sf.....you are comparing 2 property with ONE year difference in launch date. rclxub.gif

btw, did Park 51 offer 7.5% rebate to its buyers? tongue.gif

i am not comparing...because gt forumer in this topic say that there is no any other development in klang valley launch below 300 psf in good location and only PA1120...so i just point out there is other development launch below 300 psqf at better location when PA1120 launch,...dun get me wrong ok??...

so funny looking at the post here. Anyway, most of the new project launching is darn expensive about RM300K. Seen puteri hijauan apartment @ 300K, aman heights also RM300K. I wonder how the middle class group can afford nowadays. These are new development. Anyway property appreciation very much depends on the maintenance as well. Sri Manja Court is transacted at abt 250K+/-

mrt = ktm?

there are few ktm stations along old klang road, not lrt at all along old klang road.

sunway does not have ktm or lrt at all. the nearest ktm to sunway is next to subang parade and the nearest lrt to sunway is lrt kelana jaya.
