Hi...

Latest Updates on the Sales Report. I calculated the unsold unit, up to yesterday 9.30pm, there are 63 units unsold, meant now the sales is 74%.  rclxms.gif

Btw, before I'm leaving the sales office, I met the lady boss (Head of Account Dept). I took the opportunity to ask her abt the 1st billing to bank. She said should be in June. Meant only 2 months from now. Thus, she advise us to finalize our loan asap as the loan document need vy long time to be processed. The penalty is not cheap ler.

And, as I heard from my friends as well. Really need to find a reputable bank to minimize the risk of late payment. Cos usually bank will late for 1st bill. After that should be alright. Thus, must keep track to your banker and lawyer to make sure they really will help you in the case.

Reputable bank? Any bad experience with a non reputable bank ma? Hmm..would it be alright for us to look for banks not in the panel? hmm.gif

I'm still waiting for the loan reply....maybe, this or next week gua...will sign SPA this Sat..

It is always better to have your own lawyers....After all, the choice of your loan lawyers is your absolute right, whether it will be ZEC or NZEC...

QUOTE(babana @ Mar 16 2009, 04:21 PM)
just got a verbal approval from the loan officer in rhb...blr -2.2, ZEC and no MRTA. waiting for my offer letter now for confirmation.

actually guys...have any of u done any due diligence yet on the developer, the land owner, etc? how do we conduct checks yar? am having a slight concern here...coz the economy now is not good to start off with. was chatting yesterday with a fren's parents who's quite familiar with property investments and they voiced out their concerns on whether a rookie developer like TT can carry out this project w/o delay or worst, if the whole project is abandoned...aih sad.gif

they also asked me to think properly before deciding to sign the s&p  rclxub.gif

Hi babana,

I guess there's always an element of risk in going with TT... so it is indeed a huge leap of faith for most of us. But looking at the location and their track record (so far), we can be slightly reassured they will be able to finish the job. If all else fail to assuage your fear, pray lor... hehe

HIHI, the rhb bank offer u -2.2 W/o MRTA ZEC? At the moments i think the best offer is from RHB bank with the group package where can get -2.2 W/O MRTA and ZEC... I jus get the approval from the CIMB. -2.05 only With MRTA ZEC..Still waiting for the standchart.

Heard that they dun...thats Y, the developer would not allow us to go for SCB's loan. There're a few which are not available, mostly overseas banks..Perhaps, someone can clarify which bank...forgot the few already...
