Hi Joyce,

You interested in the Zest? A Proposed cemetery is 1km away from across the highway. This plan is under protest. If it's purely cemetery should be fine...will look just like some greens and lawn from afar but if crematorium is on...not good. For crematorium, unlikely I think since across from that proposed plot are bungalows and mostly Muslim owners....after all, crematorium is only for non-Muslims...the owners will definitely object big time...

When u mentioned there were 63 units unsold, are u refering to the entire block or just KLCC view? Wanted to swap my pool view for KLCC view but I'd been told KLCC view is sold out and only pool view available.

ooh.. it is the total for Block C. out of the 240 units, only left 63 unsold. babana just released his level 13A Kl view, mayb u can call the office to check thru. have 2 b quick lor..

i believe 63 units is for the entire block. as i posted earlier, level 13A type C kl view was just made available last night so if u dun mind the floor number and want a kl view unit, that unit is still available (as of last night, not sure if anyone booked it already this morning) tongue.gif

if i can remember correctly as of last nite, the remaining kl view units available are level 13A type C unit 8, level 3A type C unit 9, level 2 type B unit 10 and 3 units on level 1. having said that, i reckon priority for a change of unit would be given to existing purchasers who have booked their unit and paid the RM3000 booking fee. coz the level 13A unit wasn't my sister's 1st choice too...but the sales manager assured us if there's any other units made available, he'll contact us. which he promptly did yesterday and i'm very pleased with the service rclxms.gif

prices will definitely increase for the block B launch. the % of increase is unconfirmed though...but a mere 10% increase for a RM250k unit would set u back RM25k. i would rather get a block C unit now and a 2002 model waja "free" with my purchase....haha

emm.. still depends on ur preference and financial planning. if u really cannot find your unit in current block C, then u have to wait for Block B liao. but, if Block B, which unit u might take? need to plan now. wink.gif

if u don wish to pay extra for Block B, then can visit the sales office to look for the remaining units. see whether you still able to find any unit that might attract u. smile.gif

emm... have a short chat with Andrew yesterday night. he said the price for block B might be around 10-15k. should't be >20k now cos there is Block C that they are going to launch later.

and, while waiting for the confirmation of LRT extension, might have another margin to raise. brows.gif this is my opinion. smile.gif

There's a sales person told me that soil test is under going for the LRT project, which really doubted me.
It seems like block B will have no "real" corner unit (no windows at side). And there's no details, floor plan of block B revealed too...

sure there will be a lot of works to be verified before start a construction. some more the LRT stations will affect the development of the areas. are u attracted bcos of the future LRT stations?

sure the developer cannot disclose the Block B's details. then there will be a lot of ppl keep waiting. that's y i suggest you to go to the sales office again, go in depth the remaining units whether u find any good units or not. hot units for others doesn't meant fit u as well. smile.gif and, the brochure will show the location of block B. at least you can figure out whether corner units are better or intermediate units are better. cos the direction of each block are different, the comfort of the unit will be different as well.

btw mannequion, i guess most purchasers do not really factor in the lrt station as a focal choice in deciding to purchase this property but as a bonus if it really materialises. besides, if the lrt station is really confirmed, i really doubt TT would be selling at this price range already.

actually if i didnt remember wrongly, i thought i saw some windows on the model on display for block B corner units...but dun quote me on this. as what kim jie said, u've gotta check it out and be more proactive if u really wanna secure a unit here wink.gif

i m interested indeed. but i have a query in mind. why do they say service apartment? i thought service apartment will have service like in hotel? keeping ur apartment 2 times a weeks for example.. any idea from anyone??

besides, wan to ask all of you right, will you buy Zest to stay or invest? they say the population will mixed up.. hmmm.. this is one of the thing i am concerning too.. bcoz i more to staying in.

There are 2 types of Serviced Apartments or Residences. Traditionally they were all those with housekeeping, conceige etc like Sucasa, Micasa, Darby Park etc.....later on, developers got smarter when they own commercially titled land but instead of converting them into residential to build condos, they just develop "condos" on commercially titled land and called them Serviced Apartments. So, most S.Apartments now are merely condos on commercially titled land. Previously, many dodgy developers will rely on the fact that S.Apartments are not covered under the HDA to draft one-sided SPAs at the expense of purchasers but with the new amendments to the HDA, all S.Apartments now are also covered under the HDA. haha, ur concept of service apartment is correct but it doesnt really apply in malaysia though nowadays. over here in recent yrs, service apartments are basically apartments w/o the additional 'service' offered...lol
since the piece of land they are developing sits on a commercial title, they'll have to call it 'service apartment', which means ur utility bills will be charged at commercial rate instead of residential. generally, maintenance fees for service apartments are higher as well but imho, zest is pretty reasonable at 0.165 cents psf. hope i've got my understanding of service apartments in malaysia right...do correct me if i'm wrong smile.gif

Just for your info, it is always to your advantage to secure a different lawyer from the developers' lawyer when you execute your loan documentations. Just imagine, would lawyers acting in the interests of the Seller (the developer) be on your side to question for example the progress billings and completion, when they are also acting for you in advising the release of loans?
