I am purchasing Tower A 12th floor and is going to sign S&P tomorrow.

I've just called SA and he told me that mine is tandem parking I wonder, is there a standard of setting this rule? Tower C 12th floor is getting side-by-side carpark while Tower A 12th floor is not !

Early purchasers usually have slight advantages (ie pricing, promotion)

Side by side parking lots are very limited..

Standard ruling... I am not sure.. you should have ask them about the parking before you place your booking

Kinda impressed with the super active forum about The Zest... Just booked a unit there, at block A, and I assumed I made a right decision on Zest (seeing the great response on forum!)

Block A fifth floor (ZA-05-08). Price is 276K++.. Too bad there is no further discount offered hehe.

Honestly today is my first visit to their office (intention was just to go there check out their show unit). But after looking at the features they offered with the price, as well as their sales trend without a SHOW UNIT, i... placed a book.

Coming back home, search internet on it .. and seeing all you guys here with the 'positive' comments, I think I've made a wise decision hehehe!

Just signed my S&P before going to MidValley.

I found something unclear about the agreement.

1) There is no relationship in the purchase agreement between the residential unit and carpark. However, there is such a relationship in the carpark agreement. Funny?

2) The selling point of 3-tier security is not stated in the S&P (the lawyer said that the developer will surely fulfill it. If I got doubts, I can use the "brochure" as a proof - sound fragile to me)

3) They are trying to push us to assign them (the lawyers) to be your solicitor to chase for the bank payment. They claimed that by doing so, the chance of late payment from the bank will be reduced significantly.


The 15-20 floors are open for sale. I asked my SA and he said that before this, they (or an agent) held them with hope to attract the foreign interest AND with hope that minimum 500k foreign purchase could be reduced - but it didn't materialize. The price difference is 10k.

For those below 15th floor, I could see around 70-80% sold out.


I've seen the carpark layout. I'm getting tandem parking 3rd floor, 5 units beside the lifts (my unit is on 12th floor). Although side-by-side carparks are more favorable, they are located further away from the tandem parking. This means that you will need to walk further before reaching the lifts.


In the expo, nothing much. I only saw one paying for booking fee

kim hoong, u r a vester? u really read through the contract(so thick). I din even try to understand it just as long as the project complete on time then is good enough. Not much experience on signing contract....hehehe

I didn't really read through the whole contract. I just happened to raise doubts while the lawyers were explaining them to me. During the course, I felt it's unfair to the buyers because the lack of time for them to read through the agreements and there is no chance (correct me if I'm wrong cos I do not think I can take it out from the room so that a lawyer or some friends can help me to read through them) for me to have second opinion.

Well, it's not that I do not trust the lawyer or the developer but this is my first property purchase so it's normal that I raise so many questions. Forgive my noobness

Actually you could request for an advance digital copy to be emailed to you before the signing - they'll send you the standard template S&P without all your details in it...

Got such thing..omg so convenient got softcopy somemore....

tried requesting the soft copy frm my lawyers 1 wk before signing the s&p but they kept on delaying / forgot / was busy...really habuk pun takdak! had no choice and still had to skim through the hard copy at the sales office when the s&p signing date came

Sigh, typical experience when it comes to lawyers and bankers...
It took us quite some phone calls too before we got it... just have to keep bugging them... and we told them we won't sign until we get the digital copy and have some time to read it...

(Of course no such luxury for TS S&P signing... )

As what I got from the agent, for tower C, the higher unit you buy you could get a side-by-side car park ( I was about to buy a unit at Tower C early of this year), because you pay premium.

But later when tower B open for sell, they rule and regulation for assigning the car park changed. I bought tower B 18th floor with KL/pool view, i got tandem car park. They will assign according to the unit, e.g. unit with better view or a more popular unit will get a tandem car park while unit that are not so popular will get side-by-side car park....just to compensate the not so nice view or whatever ...

haha, tell me abt it...signing S&P even before loan approval; and now mgmt wants the subsequent 10% payment to be settled soon! guess TS is only for financially sound purchasers only

tower C's side-by-side carpark are only for type A units for a certain floor and above (not exactly sure which floor but might be level 13). not all tower C high floor units have side-by-side carpark. got mine on level 18 tower C n paid a premium for the 'lucky number' sumore but carpark's a tandem one on level 4...need to drive so many floors up!

haha, yep...interesting indeed, almost everyday oso got new developments wan (mostly to the detriments of the buyers though!)
am just a super small fry ler...RM200k+ props like zest n TS oso gets me excited already!
