Hi All,
Kinda impressed with the super active forum about The Zest... Just booked a unit there, at block A, and I assumed I made a right decision on Zest (seeing the great response on forum!)

Block A fifth floor (ZA-05-08). Price is 276K++.. Too bad there is no further discount offered hehe. Honestly today is my first visit to their office (intention was just to go there check out their show unit). But after looking at the features they offered with the price, as well as their sales trend without a SHOW UNIT, i... placed a book. Coming back home, search internet on it .. and seeing all you guys here with the 'positive' comments, I think I've made a wise decision hehehe! Cheeers to you guys!~

QUOTE(g@m3rs @ Jul 2 2009, 01:32 PM) Bro, your unit which block? mine one also facing so called hill view but actually the dbkl flats and opposite those bungalows..try PBB, so far to my research PBB is the best of all in terms of the package they offered. BLR-2.3% ZEC. Hmm, BLR-2.3% is kinda attractive. Can give the Agent's contact number?

Guys, Anyone is getting loan from HSBC? I was told that HSBC is able to loan up to 80% (only) of the housing price, due to commercial title. Is that true??? ps: Heard PBB and OCBC is full .. is that true as well??? This post has been edited by lms11: Jul 6 2009, 04:04 PM

I was told that for RHB bank, we can write in a letter to request to serve the principles immediately (means do not have to wait until 100% loan release from the bank) ... any successful example here?

QUOTE(AudiA6 @ Jul 8 2009, 09:44 AM) There is an article for Zest in this week "The Edge". Mentioned that The Zest makes an impression. Thanks Audi for uploading the article online. I think this article will definately helps to boost more sales. Just visited TT Office, and found out that only less than 10 units (most of them in first floor) are available for Block B. Seems like the sales is doing very well, and lesser risk (of course I hope it's ZERO risk) of "Abandon/Delay Project" due to lack of fund "There are no financial issues and we are confident we can sell all the units at The Zest this year" .... A Booster statement for me.

Dear all future neighbours,
Just meet a UOB agent yesterday, and according to the rate table that shown to me, UOB actually charge lesser interest for the loan (about 10-12K) in compare to the other bank(s), by their weekly interest calculation method... Any hidden circumstances or criteria for this arr? Can share?

QUOTE(yunalesca @ Jul 10 2009, 10:34 AM) Weekly payment you pay 52 times in a year. Monthly payment you pay 12 times in a year. You paid more back for weekly compare to monthly in a year. So, the more you pay, the more you save lor. Simple. But do you get salary weekly? If not how are you gonna find the money to pay every week? Agent said it's similar to monthly repayment. Means 1 month pay once, and then internally the system will automatically divide the installment into 4 (1 month 4 weeks).... But for this I think maybe I gonna open saving account with them, and then apply sending instruction lor...

QUOTE(brutus @ Jul 16 2009, 08:37 AM) anyway, this info is from SYABAS. i had the opportunity to attend a dialog session with them and this issue were brought up. so i know the difference and this is the drawback of high rise dwelling on commercial title. Added on July 16, 2009, 8:46 amyes this is true only if it is residential title. So the end result is .. we are not going to get individual water meter due to our's is commercial title?

QUOTE(AudiA6 @ Jul 17 2009, 12:15 PM) The Developer advertises in today "The Star" again. Sale for block A seems has been slowed down. Only 60% sold. So the good side is, this will be a very good reason for them to quick quick come out with the Show House to boost the sales maaaa

QUOTE(zest168 @ Jul 28 2009, 02:52 PM) I think the ramp would definitely be up first before the LRT station within the next 2 years or so, otherwise CF will not be issued. Wherease for the LRT lines, not sure how long it will take to start construction. I went to the sales office last sunday and got the sales person to show me the letter from MPSJ approving this plan and one of the condition is the one way ramp. When I asked why just one way and not make it two ways, the sales person told me that one way already cost the developer RM 7mil and it benefits not just for the Zest residents but everybody, I told him to install smart card along the road (jokingly) so that only the Zest resident can use it. Thanks for the info on "ramp is compulsory for MPSJ approval".. Because just signed the S&P last weekend, and when I look through the S&P, there's no clause stated this issue. And when I try to refer back to the lawyer, she said there is no law statement in the S&P, if I want to, I need to request a formal write letter from the developer ...

QUOTE(brutus @ Jul 28 2009, 11:59 PM) the pain factor to me is always at 75%. at 50% still very much bearable. at 100% at least can make a choice. What kind of choices do we have if 100%? Added on July 29, 2009, 1:50 pmQUOTE(kimhoong @ Jul 28 2009, 08:19 PM) There are some items not listed in the S&P such as the 3-tier security. I asked the developer's lawyer about it (when I was signing S&P) and she told me that is really not listed in S&P and if there is any issue in future, we may use the flyers as an evidence in the court, if necessary So that's mean we need to keep the flyers lor . Anyway I think TT is a growing company, and repo is something important (in fact, very important) to them .. so let's assume (and hope) TT can kept their words/promises and we'll have a sweet home ... but not a sweat home This post has been edited by lms11: Jul 29 2009, 01:50 PM

QUOTE(Doraemon001 @ Aug 4 2009, 04:25 PM) I need to re-initial the amended pages.. Cause my s&p was signed sumwhere at Mar.. The lawyer say will call me to re-initial the docs.. but now sound like stone drop inside sea Sumore duno the lawyer oledi settle the drawndown or not.... they keep on saying stil proceeding Anyway if the first drawndown became late... do we need to bare the late interest or the lawyer is to be blamed As per what I know, developer will issue letter to bank to advise for money release, and the deadline will be 21 working days from the date of letter issued out.. If any parties' (lawyer, bank, government, or whoever) process slow down and causes any delay.. Yes, the late payment interest (daily calculated, as per S&P agreement) of 10 % per annum is to be bared by the purchase, which is.. US. That's why, developer always advise us to choose for their bridging banks so 'minimise' the risk of late payment ....

QUOTE(aramis888 @ Aug 5 2009, 11:01 PM) who needs a show unit when its really sold till 7788 already. True, at developer point of view. Because they can save $$$ and move the focus point (marketing, ANP) to another new project, since The Zest sales is so good and I think cash flow is the least they need to worry now. But, if because of this reason they delay/abandon the show unit, then we (the purchasers) will be VVEERRY disappointed lor.

Nowadays internet blogs, forums really a big impact in term of media and communication channel, particularly spreading bad (TRUE but bad ) news..

QUOTE(Alan Soo @ Aug 6 2009, 05:45 PM) i got a unit at Tower B Type B, But i dont like the master bedroom layout, cos it is sleep behind WC and Wash Basin. Can we request developer change the basin & WC to the other side? Hmm... If you are purchasing a landed unit, then maybe you can 'restructure' your home layout by getting a renovation party at your own cost.. But for condo, I do not think you can do that.. But I like your Idea~!!
