Thanks for the tips on housing loan.

I really don't know how to describe it. I always think that as a potential customer, I should be the side to get attention and assistance. These bankers are earning a great deal of commission but yet, not committed enough (at least to me).

Maybe I have wrong impression on this and should look at it from another angle.

=========================================

Actually I'm okay with the DBKL flats (I didn't mention "low cost"). Maybe I should use another word to describe them.

I just don't like them because
1) They are blocking my balcony view sad.gif
2) There are too many of them (high density issue -> traffic issue)

I also heard this issue in other condos in Sri Petaling... and they resolved it!

However, I have no idea how to do so? Do we have the authority to ensure other owners to CHOOSE their tenants?

Well, to be fair they exist there first compared to zest. So, instead of you disputing your view being blocked by them, i guess you should be getting a different unit instead if you can't live it with.

Still... the DBKL flats are eyesores to me.

According to a friend who is staying in Paragon Heights, these flats have been completed some time ago but there is no sign that someone is moving in yet.
As for my progress, I have signed the S&P. Now waiting for the developer & lawyer to finalize the documentation before I apply for EPF.

On the loan part, I am a bit upset. Its either my profile is not good enough or the business is too good, I do not receive many replies from most of my applications. sad.gif FYI, I have applied for RHB, PBB, OCBC and UOB - only one has replied with positive result while others like not committed.

Bro, your unit which block? mine one also facing so called hill view but actually the dbkl flats and opposite those bungalows..try PBB, so far to my research PBB is the best of all in terms of the package they offered. BLR-2.3% ZEC.

Went to the salesoffice in Bandar Puteri. They're giving away this garbage recycle for every unit. Anybody got the picture?

I came back already. Have to go again then. I thought you guys should have. The saleslady say no need throw waste anymore. Just recycle it. Also she said Zest is applying for exemption for the dryer. FYI, now MPSJ require developer to give dryer for all condos (like Atmosfera). If MPSJ say cannot exempt, then all Zest will be forced to give the dryer to all owners. icon_rolleyes.gif

Hhaha..
Actually the low cost there its ok lah, jus have to live with it.
The road (6 lane !) running thro zest leads to semi-d & bungalows behind, same oso exposed to low cost..
Can have good cheap food at the low cost flats next time, sure wil have warongs spring up .. ramli burger, nasi lemak, capati etc  rolleyes.gif

The road networks there are quite good, actually can link to bomba traffic light except for some barricades put up hindering access. Once opened can head towards kl either using kinrara underpass or this bomba junction.

staying near DBKL flats
just to share my experiences

pros
1. cheap food, available at most times
2. pasar malam
3. Public transport available - bus/LRT
4. no worry about being secluded - a lot of people/ lots of activities
5. staying in Zest - a sense of delerious ( everytime you look at the flats )

and now the cons

1 traffic - congested / parking problem
2. noisy motorbikes
3. youngsters lepak here and there
4. lots of kenduri with karaoke sessions
5. rubbish - lots of them
6. uninvited guests to your swimming pool
7. rental /resale value will be affected
8. breaking in - cars parked outside

This is what I heard from the saleslady lar. Please call to get more info:

Garbage recycler.
- This is confirmed. All units will get. The salesoffice got show the banner. When you finish your food or fruit, you throw in the garbage recycler. It will chop the food into tiny bits and you just wash away (No need throw as rubbish).

Dryer.
- This is not confirmed. Usually people who live in condo will dry their clothes at the balcony or window. Very ugly lor. So, MPSJ require all new condos to have dryers. (See Atmosfera condo). Zest is applying to get exempt. If success, then Zest save lor, no need give. If fail, then all Zest owners will get free dryers.
