But how many units of 1036 sqft in Z Residence? Mostly are 1200++ and 1400++ sqft. All the 1000++ sqft, I think all internal staffs sapu liao.

Repainting up to CL only. Whole building would cost a boom therefore has to be put on hold unless owners are willing to contribute to a sinking fund.

Yes.....it is a good news, definitely will increase the selling price. There is a big different between strata title & DOA.

If JMB repaint the building somemore, the price can easily 200psf and above.

Oic....oni to CL floor sad.gif ....IMO better save more money first, and then 1 shot to do it lah.

Because separate 2 times painting most costly compare to 1 shot, in term of manpower & material.

A Boom? how much it will cost? Any estimate figure can provide?

Don't know how much it will cost to paint the whole place, likely to be a few hundred thousands sweat.gif . Of course the cost will differ between doing it now or later. According to JMB, if verified by liquidator before, it should have been considered as paid already.. they have a list of those which have been verified, mayb u like to check with the mgt.

Their list is per unit or per owner, for instance, previous owner of unit A already did the verification & then sold unit A to new owner, new owner has to still pay the 800 + 1% for verification again or not? hmm.gif

It's per unit. If the previous owner has already paid the verification fee when selling the unit, there is no need for the new owner to pay anymore. But liquidator will charge RM50 for letter of confirmation. Talking about making money...you can check with either the mgt or liquidator to see if your unit has been verified.

But the RM800 still need to be paid because this will go to the Land office.

In Kelana Jaya, there is one condo spent 500K to paint 1 block of 22 storey (including car park). IMO, the ideal maintenance charges (to keep a condo in tip top conditions) shall be RM0.30/sf, the older the building the higher the cost for refurbishment, I will never consider a condo/service apt project which the developer commit <RM0.20/sf, many purchaser dun really understand the role of the management office and how much cost incurred to maintain a building in ''Long Run'', ya I do believe there are many corruption cases happened, but there are minimum cost needed to be set, many old condos started RM0.10/sf find difficulty to raise the charges after a few yeras due to many non-cooperative
members around....too bad shakehead.gif

Maybe the management can put up something like additional sinking fund for the repainting, so the residents only pay one amount (says RM400 - RM500 additional) in several years for the repainting. smile.gif

That was the idea when a sinking fund of 3 sen pm was proposed during the last meeting but no conclusion was reached, so this is still pending. I personally feel that it is going to be difficult to get all the owners to pay this additional fund because collecting the existing monthly service charge is already so susah, especially during this type of economic situation. So how many will actually agree to pay this extra sum?

I do agree with bro 22222222 that the cost of repainting the entire condo might run up to the tune of millions. But lets stay hopeful that it will materialise soon ...

The land in front of Bukit OUG had been cleared some time ago as they are building a multipurpose hall & now the work that I concern most is the link road to 5/133B (or Kesas) which will upgrade the condo accessibility & once the road is opened, we can expect value up up more for Bukit OUG. rclxms.gif

Recently sapu one more very cheap. But mostly are going for 200k onwards. The management started cleaning the carpark podium fresh code of paint is on de way.

Haha...every taiko & takache so rush to sell the unit meh.......y didn't wait 4 LRT complete, Title issue & Building repaint that time sell off ...u got better price mah...
