Repainting up to CL only. Whole building would cost a boom therefore has to be put on hold unless owners are willing to contribute to a sinking fund.

Yes.....it is a good news, definitely will increase the selling price. There is a big different between strata title & DOA.

If JMB repaint the building somemore, the price can easily 200psf and above.

Don't know how much it will cost to paint the whole place, likely to be a few hundred thousands sweat.gif . Of course the cost will differ between doing it now or later. According to JMB, if verified by liquidator before, it should have been considered as paid already.. they have a list of those which have been verified, mayb u like to check with the mgt.

It's per unit. If the previous owner has already paid the verification fee when selling the unit, there is no need for the new owner to pay anymore. But liquidator will charge RM50 for letter of confirmation. Talking about making money...you can check with either the mgt or liquidator to see if your unit has been verified.

But the RM800 still need to be paid because this will go to the Land office.

That was the idea when a sinking fund of 3 sen pm was proposed during the last meeting but no conclusion was reached, so this is still pending. I personally feel that it is going to be difficult to get all the owners to pay this additional fund because collecting the existing monthly service charge is already so susah, especially during this type of economic situation. So how many will actually agree to pay this extra sum?

I do agree with bro 22222222 that the cost of repainting the entire condo might run up to the tune of millions. But lets stay hopeful that it will materialise soon ...

few decades ago bukit jalil was a rubbish dump. Please check the property price now. In property, nothing is impossible.

I know better as i worked as a mortgage consultant. Please rethink when u claim the resident here has low income, who are you comparing with?

We are all humans irrespective of where we live in. Who are we to judge that the whole community in a certain place is low/high income or low/high educated? The bottom line is we live harmoniously. What matters most is we all earn and live a decent living. What's the point of staying within a so-called high class dwelling but living on indecent or immoral earnings? Everyone is welcomed to give their opinions in any forum, but giving bad comments that targets everyone is akin to going into someone else's premises and keeps complaining that everything/everyone in there are bad. That is rude.
Yes the condition of this condo was bad initially but there certainly are signs of improvement.... it's just fair that the management be given time and chance to work on the improvement, with the co-operation of all concerned. Cheers to all....

Heard that the Mayor only agrees to check if the developer breaks any of its regulations. If yes, then only they will be asked to stop work....Not sure if this is DBKL's usual delaying tactics.... it might be a long drawn process before an actual 'stop-work' order is issued..... Looks like our mgt will have a lot of follow-ups to do with DBKL... sweat.gif

I bought my unit in 2007 and Ler Lum confirmed that my unit has already been verified, so I save on this step. My lawyer also confirmed that while they are in the verification process, I don't need to do anything. Just wait for Ler Lum's feedback.  rclxms.gif

I think security is an issue everywhere you go. Car theft and vandalism also happen in top notch residential and high-class condos. We just have to do our part & make sure that our own property and cars are well secured.

Units already verified thru sub-sale (bought during/after 2007) is about 375 units. As of last meeting, Bessie Loo has about 25 cases applying for verification. Total only 400, about 25% sad.gif . JMB doubts if we can hit 50% by year end but is trying to see how they can convince more people to come forward.

I am 100% for the wall tiles. More costly but definitely easier to maintain, especially with so many ichified hands around, who like to conteng here conteng there.. vmad.gif

There seems to be more and more Middle Eastern people in this condo. My floor, 4 out of 8 units are occupied by them and some of the kids are such a pain in the neck.... the noise and nuisance they create...half the time during midnight vmad.gif

I agree with you that the guards are quite good. I did that many times already, the noise stopped, only to happen again the next night. When you were jolted out from your slumberland at midnight, then have to make a phone call, it's difficult to get back to sleep again. Aiyoh.... beh tahan liao sad.gif
