Hi, I bought a condo in here & I like it, for it being in the city but without the hectic city feeling & for its price. It's worth the money. I found quite a lot of middle eastern families living there. Overall, I like this place quite a bit.

Hi, I just bought a unit here & have been staying here for more than 3 months, so far I have no problem with staying here, I like it quite a bit as it's quiet, serene & it's worth the price. I bought it with MYR125K for a 1222 sq feet, it has got kitchen cabinet, study room cabinets, bedroom cabinet in the master bed room as well as the second room. I got my loan from public bank & it took me around 6 months or so to complete the purchase with loan approved. The lawyer told me it's normal for second hand house. I'd not parked my car outside of the compound so I can't comment on that. For now, I'm quite happy with the place.

I bought my 1222 square feet unit 3 years ago @ 125k, since then I rented out the medium room for MYR300 per month, I like living here as there are plenty of trees & even jungle & city is reachable within 13KM via Old Klang Road, Kesas or MEX. Now the property gains some value & hit about 168k - 190k for my unit size. I can see the construction fences are up in front of the condo, I believe it's for the proposed LRT extension work. In summary, I think I made the right choice.

I bought mine without any issue, mine was a subsale from a family who moved to Shah Alam for landed property because they have got more kids.

I agree that the condo is old, but since the day I bought the condo two years ago, from time to time, I see improvements of the condo.

Initially the security was not strict but now whenever I do my regular running in the evening around the condo on the newly tarred road. I see many security guards walking about the car parks, the side pedestrian entrance & etc. The lifts looked old & now, they put up nice panel on the inner wall, which makes the lifts look better & feel better & many more other improvements already mentioned by others.

I'm not saying that the condo is in top notch condition, but the point here is that I see a lot of IMPROVEMENTS & I hope to see more to come. smile.gif

Despite the effect of the factors that you mentioned, the increase is also due to the effort of the management making changes, with the current changes, the residents has had begin to pay up outstanding maintenance fees, with the flow of money coming in, I expect to see more changes which in long term a good thing for the tenant/owner of the condo.

I anticipate more changes to be made, eg. new coat of paint for the condo, proactive lift management (in the incident of breakdown), facility repairs & maintenance (squash room, table tennis room, gym, etc)

Of course, the hike is also due to the increase of Klang Valley properties happening these few years, Bukit OUG is still reasonably priced compare to other sub sale condo, needless to compare to new projects that already rocket high.

What is so low educated about the tenants here! OK Bukit OUG may not be some high class residential but we have our prides & we do not steal or cheat to buy to stay here & who the f*** are you to call us low educated. You may just f*** off stupid BASTARDs!!!

Last weekend, passed by the construction area for the opening road link to Bukit Jalil, the trees are down & it's all muddy there now. Can see shoplots on the other side now.

The LRT is at the construction site but I think the work that I saw was more for the new access road.

Their list is per unit or per owner, for instance, previous owner of unit A already did the verification & then sold unit A to new owner, new owner has to still pay the 800 + 1% for verification again or not? hmm.gif

Maybe the management can put up something like additional sinking fund for the repainting, so the residents only pay one amount (says RM400 - RM500 additional) in several years for the repainting. smile.gif

The land in front of Bukit OUG had been cleared some time ago as they are building a multipurpose hall & now the work that I concern most is the link road to 5/133B (or Kesas) which will upgrade the condo accessibility & once the road is opened, we can expect value up up more for Bukit OUG. rclxms.gif

Just browsed through iproperty this morning & found many bigger units are on auction, why is that so yeah? Any idea why this is happening out of sudden despite so many good news coming to Bukit OUG?
