 Condo neighbor upstairs issue

Just got someone moved above my unit.

He walks like an elephant. Stomps very loud. And he sleeps late really late.

So I intercom the dude, he lighten his steps but still loud.

Complained to the maintenance office and even guards, he stopped for awhile.

Peace n Quiet. Then after some months later, something triggered this fella, started stomping again.

Every time I complain to guards, he would stop for awhile, then he suddenly stomp again.

When asked the guard, he told the guard he didn't do it, act innocent.

Now is like purposefully.

Everytime I complain to the Maintenance office, he would purposely stomp even more.

Very late at night.

1) SO now what is my solution ? report to polis ? but after 2 or 3 rounds, polis would just get bored of coming.
2) LOD ? But so hard to record evidence, the fella do it randomly, and lousy handphone can't record his elephant footsteps, is there some kind of technology capable of recording foot stomp ?
3) The management is so bad, and totally don't even bother to handle the situation. Even the guards are useless, they been given instruction not to bother residents after midnight.
4) Committee ? very political. don't even bother.
5) Talk to him ? done it before but not face to face. I don't want him to recognize my face, because afterward I travel in the lift with my family, i want some safety. Myself is ok, but I want to protect my family
6) Install thumper ? sounds tempting....where to get ?
7) Move out ? Can't do it yet, financial issue.....I plan to buy highest unit condo next time, or house...but moment can;t afford
8) next time maybe will rent out, this place, regret, took loan and bought it.
9) Report to Commissioner of building ?

A friend of mine who owns a few condo mgmt businesses, advice me to go all out...what do u think ?
I think talking nicely to this upstair fella no use, he seem to be delibrately doing it

really hate how our condos are constructed. Also looking at the political and unsupportive committee as well as armless mgmt office, mind as well move out. But as said already bought property under loan, so how ?

loud foot step is not a crime, but loud music after 11 pm is a crime. It's kinda too bad.

Just ignore him. Eventually he will get tired of walking abnormally and stop doing it.

If you keep reporting him he will keep doing it to annoy you and he knows you can't do anything about it.

Could it be because of his size and weight that he walks that way.

Give him a treat instead. IF there's sewage pvc pipe with removable cap in your toilet's ceiling, unscrew it, stuff it tight with bubble wrap. Very soon, sh1t will be flooding all over like there's no tomorrow.

When he first moved in he didn't know you so he had no reason to annoy you. He is a heavy guy who walks heavily which is normal for him. After you complained and reported him he moderated for a while but eventually went back to his normal way of walking. Then you complained some more and he got annoyed and is now purposely annoying you.

In apartment living you need to compromise. You cannot expect him to tip toe around in his own home. To him he was being harassed for behaving normally so he's angry. Stop complaining and reporting him and he will eventually stop actively annoying you. If you still can't stand the way he walks there is no cure other than to move out. You can't expect him to change the way he walks just for you.

you can't do anything if he walks loudly. unless it's excessive after 12am. like constantly non stop. you can't stop him walking from his room to the toilet and he walks loudly

just walking only. you should try with constantly dragging of chair, table and etc furniture, hammering stuff, droping/throwing stuff on the floor, slaming door and toilet bowl cover and etc everyday.

you better of just move out or do plaster ceiling with sound proofing. better if sound proof wall too.

My babi upstair neighbour, after I complained his door hinges creaking too loud, now purposely open/close his door few extra times especially after midnight

some people afraid to deal with the law eventhough you didnt have a case to win.
so the dude may chicken out to avoid trouble to hire a lawyer to defend himself.

Next, maybe get a police to help.
imagine a police telling you " kawan saya mahu tidur lena lepas 11 mlm, kalau hang buat bising lg, hang pikir lar sendiri lain kali i dtg".
Most people do not want to cari pasal with police on a personal basis.
Calling police to raid him and getting a police (your friend) to warn him can be 2 different effect.

Not sure if some condos have other materials instead of concrete between floors. Have a friend staying in a condo, he owns a subwoofer, and when he plays music or movies, he don't seem to get any complaints from neighbors. I would imagine a subwoofer to produce more vibrations and sound compared to footsteps right.

Nothing to be afraid. Just get oneself prepared.

Know your opponent b4 strike.

B4 you punch someone on the face, make sure you are able to take a punch back.

It is always nice to ask people to sue because we are not paying the legal fees !

Must further pay money to professional to gather evidence that the sound came from the unit.

Without proof, the court will throw out the case !

if you dont wanna meet him, maybe you can write down a letter.. explain to him very nicely, spray perfume some more.. some people willing to accept if you talk to them nicely.. tak perlu gaduh2..

that is real life if you are staying at apartment, flat, condo etc.. for sure sometime it's unavoidable especially for those who have hyper active kids..

Actually ha..been dealing with this issue for the past few years so I think the only solution is to move out.

Ive been moving here n there, and I realise actually everywhere u stay macam the same. Can be ok for awhile then if u meet noisy people as ur neighbour then u gotta move again. The unit Ive been staying was ok for the last 3 years, now arh. Fr morning til abt 3am will hv children footsteps run around, stomps, close door banging, even toilet they flush or open the tap for the eeeaaak sound also have. They also push chair around got scraping noise and also play skates in the house hence got rolling noise. Then worse still midnight got ppl come home start using woofer i think coz i can hear and feel the vibration when i try to sleep every few mins got booom booom

I think instead of showing ur muscle to the offender, why dont u try being nice. It may or may not work but since u already complain and it didnt work try the nice approach? Buy some chocolates go upstairs and talk to him if possible

Am tired of moving frankly, but I think if u really wan 0 noise maybe hv to move to another place but..it may start all over again for u 1 day. Even the best condos like mont kiara (single units per floor) and desaparkcity (boast of good workmanship) also my friends also face same issue. Mana2 sama je...orang punya pasal

Even landed also got such issue. (Any landed care to comment?)

My own experience staying high rise in my whole life.

When you hear stomping sound, furniture dragging sound, drilling, water pipe sound, and the marble boucing sound in the midnight, they could have originated from another location, not your direct above neighbor.

How do I know it? Because I found that my direct above unit is vacant. Sound and vibration could traveling far.

There's nothing you can do unless you move out to landed house. That's the life of living high rise. You have to bear with noises most of the time.

I have the same trouble before i decided no more high rise apartment for me. Now settling at landed home already. I talk to the guy upstairs but noise are from his kid playing (below 12 years old). Lucky i rented the unit before moving to landed house.

Minor irritation can seem like end if the world to some. Who is so free to stomp around the whole day. Probably exercing in his unit occasionaly due to pandemic like many others.

If the noises are from your neighbours going about their normal lives like walking, flushing toilet and opening/closing door and kids playing it is pointless to complain. Firstly, your complaints will get nowhere. Secondly, you make them angry and they will escalate the sounds to annoy you. Blame the developers instead for cheap construction.

However if the noises are from playing loud music and partying late at night, then you can complain and get some action taken.

From personal experience the sounds from unit directly below is just as loud as from unit above so there is no escape. This also means that if only one unit is complaining about noise then he is probably oversensitive.

I can feel you. My upstairs neighbour kids keep jumping and running after 6pm to 10 pm. Imagine it happens everyday, the most intensive jump normally starts from 9pm to 10 pm before they go to bed.

So I called guard few times a week, until yesterday, the upstair neighbour came to my unit and banged my gate, yelled vulgar word, scolded and yelled at me. While the management didn't want to involve at all to solve this issue, as it's not after 11 pm.

Many of the parents nowadays would just say they can't control the kids. But when I boosted the sound system volume to cover the stomping jumping sound, they said the loud volume scare their kid to run and hide.

Even so, am I deserved to be yelled and banged my gate saying I am not tolerate but your kid jump and run everyday from 6-10pm, and what I do is only occasionally called the guard esp after 9:30 pm as the intensity become unbearable .

Imagine you're sitting in the living room watching TV program with kids stomping ceiling on top. Fun right ? And it repeats every night , never failed.

Seriously hope there's a rule or regulation that prohibit kid running and jumping at condo as there's condo playground and garden for them to spend their energy.

This is true. Once upon a time, my upstairs neighbour tumbuk chilli until late at night.
The next day, someone from 2 floors up complained about the chilli tumbuk noise from his upstairs neighbour pulak.

5) Talk to him ? done it before but not face to face. I don't want him to recognize my face, because afterward I travel in the lift with my family, i want some safety. Myself is ok, but I want to protect my family
6) Install thumper ? sounds tempting....where to get ?
7) Move out ? Can't do it yet, financial issue.....I plan to buy highest unit condo next time, or house...but moment can;t afford
8) next time maybe will rent out, this place, regret, took loan and bought it.
9) Report to Commissioner of building ?

A friend of mine who owns a few condo mgmt businesses, advice me to go all out...what do u think ?
I think talking nicely to this upstair fella no use, he seem to be delibrately doing it

really hate how our condos are constructed. Also looking at the political and unsupportive committee as well as armless mgmt office, mind as well move out. But as said already bought property under loan, so how ?

I am staying landed but detached no such issue. Moral of the story buy landed and not condo.

This one correct. Currently I lived in an apartment. Level above me don't know do what, always knock knock knock something. Then level below me come scold me for being noisy. I told them it's level above me that make that knocking sound, they don't believe. From then onwards, when got knocking from above, I use my phone cam and record as proof in case tenant below me come and shoot me again.

I bcome very stress everytime the unit above me keep making the knocking sound.

I had the same issue too. I lived in this condo which was new (built in 2019) many times and finally this year I moved to another unit in the same development. First time I hear noises from above, the way the person walked, dropping things, dragging of furniture, etc.

One day I wrote a note to inform him of the noise and it was a very nice and polite note. I even say 'I'm sorry if it was not you'. He replied back and said that he also heard the noise and that it was not him as he is only a 70kg 5'7 guy.

Then on one weekend, I had enough as it was early in the morning, I could hear the noise really loudly, so I went upstairs and confronted him. I saw him coming and going out of his flat, presumably doing a clearing. So I approached him nicely and told him. He got really defensive and said I was rude to send him the note, that he also heard the noise and that it's not him, etc. He even went as far to say that if I don't like it then move to a landed.

Since then every time I hear the noise, I would complaint to the landlord and Management office and security. As in your case, they can't do anything! The person even as bad to make the noise purposely. Also some of you said that noise travel, so I also found out my next door neighbour is also loud and I can hear banging and footsteps from him too. This condo is really bad!!

Firstly to those reading this, if someone complained about your noise, try and be considerate. What goes around comes around. There's no need to be a dick about it. I wear slippers in my flat cos I am considerate. If you don't then don't walk with your heels, as that create a thumping noise.

I can't wait to move out next year. Also, I have a personal vendetta against my landlord and agent as I think they are in cahoot and know about this but still rent the place out. When I confronted them they say if I moved out I will lose my deposit. So again I hope Karma works their magic on these types of people!

Finally, best to check the place before moving in. I would prefer to buy older condo's as the sound insulation is much better (not all). Hope you can tolerate the noise until you move out. I can't wait for the day when I move out as I will go back up there and give him a piece of my mind!

All condos have this problem, only the luxury ones...1 mil and above have sound proofing (i could be wrong)
Property devlopers stretch profit by using low cost building material....cut corners (im sure they know about these very common issues with high rise living.


I too just rented a unit - upstairs is noisy like yours, ground thumping, mortar grinding stuff, dragging stuff, dropping things - can go on until wee hours some times
as a bonus my next door use traditional mortar to grind stuff too.
Some ppl just dont have decency have no regard for others.


I too doubt mgmt office/security guards can do anything effective.

About landlord and agent - they are all about making profit out of us renters.
They dont care if u suffer - they will forfeit our deposit if vacate early.

My idiot downstairs neighbors, besides being disrespectful, leaves their dog alone in the unit and I think even locks the dog outside the balcony. The poor thing keeps barking throughout the night and early morning…any animal welfare groups I can complain to?

Been filing complaints to the management but am so tempted to call police next time since these neighbors are rowdy foreigners and they constantly make noise and leave the dog alone to bark all night on certain days.

Actually it is quite common to be able to hear footstep from above especially if your unit installed plaster ceiling which will amplify the sound much more … normal walking style also may become elephant sound to unit below…

you can hire sound proof specialist to sound proof your ceiling …

Experienced the same issue in my condo - the barking will occur a few times day and night - my health was affected due to loss of sleep - it took several rounds and nearly 4 months of going to the management office to complain until they contacted MBPJ (or some authority i think) came to warn and produce summons/fine to the tenant.

I also recorded the noise and uploaded it on YouTube as proof. If possible do the same and inform your management about this to escalate the matter.

Try your management first and be persistent with them before calling police.

I'm the owner.
Offending party was renting (and have moved since).

Actually there are other units with pets etc but they took care of their pets and not neglect them unlike this 1 tenant i mentioned.

Somehow this was easier to resolve because the barking reverberated through the air-well - almost all units will hear the barking during the day and from late night to early hours of dawn.

Thanks, I have recorded the noises and called the guards on them for the dog and other noises. Previously, this stupid tenant accused me of being racist for filing complaints on their noisy behaviour (they’re Africans). Damn irritating cunts.
