Well, i heard from the "guard" at amansiara there, he told me that they will hand over the house at December 08, hope can move in b4 chinese new year la~ rclxms.gif

agneslim, why not try entered against on deepavali holiday, Raymen also entered the house during raya holidays. I think the "guard" also holiday on that day.. then this is the good chances.

hi!

if u guy can successfully enter the house....pls go to the last 2 row of phase 1,cos i noticed the rest all are locked except for a few unit of that row.hehe

Hi to all aman siara neighbours,

Phase II and III have a nice view overall, either the railing or the fencing or balcony. So, phase II & III is lucky then us in phase I. why developer not using the same material for all of us?

So far, i monitor few conflict issue in phase I (comparing the pictures and the show unit and explanation by sales rep during the initiate stage).

1. Door for the store room at level 1 and 3 is not the height that we saw at show unit (due to the landing area at level 2 & 4).
2. The high wall that build at the garden in phase 1 (by right the garden is locate between 2 rows just not far from main entrance. But now oni the row near main entrance benefit from it and the other row does not enjoy the garden view)
3. High tention is not ever mention my any sales rep or stated in SAP agreement.
4. Ugly railing.

So far, that's all appear in my mind (i haven't comparing the pic and the SAP in details). Kindly alert me if you all found out anythings miss out. I wonder we can do somethings on all these complains during VP.

me & hubby went on 1st oct, but they dont allow us to go in. sighhhh.

Yeah..really appreciate if could have photos of 4th floor..just to have brief idea of the kitchen n stairs layout.. icon_rolleyes.gif my husband also tried to go in but not allowed.. sad.gif

hi good day my fellow amansiarans,
selamat hari raya to thoose celebrating & happy back to work to all .

yeah its kinda hands down for phase 1,lots things unaaceptable & dissapointing.yet seems the progress of the hse is smooth and wil b delivered as promised.guess ther wont b any delay on handover.we also seems restricted on exterior reno,thus not so much can b done on tad,habe to live with tad lor sad.gif ,cant extend front porch or change the main front gate sad.gif.only thing can us to concern now is on interior design & reno.even on tad also i dunno wheter do we need any permisson frm amansiara management's aproval.im sure there must b some kinda standard guidelines to us follow and approval thingie.

beside tad,im just wondering how much the rental or selling price will be for our house,for phase 1,2 & 3.
just wanted to know our current market value of our assets.
any1 here know how to calc the valuation..?

yup for those successful enter the house don't forget take the interior picture from level 1 to level 4 .Make sure bring the camera with fully charge battery.don't miss the chances... good luck

Hi Amansiarans

Selamat Hari Raya ... I have been surfing this forum for quite sometime .... I bought a unit in Phase 1 .... Level 1 141 .... I am not sure how i felt about all these ... a bit confuse ... it looks ok from far but once inside? what about the landscaping ? it does not look like the model shown. It seemed like the place is a bit congested.

I guess I just have to wait for them to hand over the keys ... rclxub.gif

Well, as a renter, there shouldn't be any problem, except maybe their common facilities such as pool left much to be desired. it affects the owners though.

We all should gather and complaint to Tenaga National regarding the high tension, which should be move inside the forest and not in the resident
area that can danger our live and not safe. We need a strong team. Any better solution ??!! smile.gif

Actually we get shock when we saw the high tention tower when it was build. We do queston the sales rep and you guess what they told us? They said "We also dunno the high tention tower wil be build as well. Once we open the eyes from sleep, is already there" The sales rep also told us by right there shd be a legal distance (at lease 100m from the nearest house) to build the high tention tower. Is this true? But i do monitor at other place and i think the legal distance do not exist coz some of the area, the tower ad the house just near by. As i know, TNB can build what ever around the residential area before they get CF. What kind of answer is this? Why developer and TNB or MPS never communicate with each other for the development? Purchaser is the victim.

If not mistaken, this issue had been discuss early in this forum, you may refer to it.

Secondly, is regarding the high wall on the garden that cause 1 of the row does not able to have the garden view. We also do question onthis issue and they told us they also feel shock when they saw the wall.

Why even the sales rep also seen like not getting all these info during they sell the house to us or they purposely hide the info from us?

I do hope our situation is not too bad as Selayang Height and developer at lease do what they have promise and not only earn profit from us.

I believe every should know the advantages.
These are my fool opinions for disadvantages:

1) The high tensions are too close to residential area, especially the last from row of phase II & phase III! I believe the distances are not away from 100m! Also, it will affect the property value of this row.

2) The fly-over will not build up. As you goto the site to view, there are not any progres to build the flyover. I think there is no way to build the fly over. As seen, the main road is too narrow to opposite (Selayang Height). At the same time, other road mantainence works are progressing at opposite, which not related to the fly-over.

3) The enterance area was not gated properly, I think the guard house cannot take care for far unit. Anyone can enter with car, bike, motorbike, walking or climbing from behind the BKT Lagong, these by pass the guard house and enter to the housing area.

4) Refer to the level 2 & 4 pictures, the interior built-up really looks like a low-cost house. Of course, if you view from outside, I am still appreciated the external design. But, we stay inside, right?

5) How come the water fall become a small pond at finally? The sell people told me there will redirect a water fall from Bukit Lagong :-(

6) I fell the roads are a bit narrow. Just imagine, each house has 2 - 3 cars which do not want to park to their car poach...

7) For the club house, as refer to the built-up of the housing, I estimate the external design may look good. But the facilities insides....

8) ...... etc

I think the point 1-2-3 are the biggest issues to the entire projects.
It affected to all peoples who live in the area.
Just praying hard to wish all the disadvantages will be reduce to the lowest.

If you found too many dissappointed, you may think to sell out your property to someone who like this environement.
Hopefully, still can sell it at the reasonable price (at least can earn back some money)
