IMO, 250 acres is quite enuf for a decent township planning. Creativity of the developer is crucial.
Entire Mid Valley land is only 50 acres, see how successful that IGB convert a charcoal into a diamond.

SP Setia is a master of township development, no one can deny..
I&P is far behind...

House quality (workmanship & building material), I&P recent launching (since 2008) has the clear edge. (link hse comparison).

Hard to say if Mid-Valley is consider a township or not and i am not planning to debate on the terminology of township....but i think in the heart of most people, township is like a complete housing estate with all neccessary amenities (the key one are: balai polis / small station, hospital/clinic, schools, supermarket, restaurant, banks, general shop like saloon, etc)....some township is not full self sustainable but some are fully sustainable....that's all depend on the density of population and the respective type of property.

I&P is not bad in twonship development, but it is more of that they are typical government, slow / no urgency, relatively lack of innovation (to put up big pulling factor), etc.

Of course Mid Valley is not a township (and I never mention that), if you read my post properly, I mentioned that 250 acres can be converted into a decent township if it is well planned by a creative developer. Someone said it must be a BIG BIG land to make it into a township which I dun think so, if you give SP Setia 500 acres of land and I&P 2000 acres of land, I would say SPS will be the ultimate winner in terms of township development.

Last time SPS has clear cutting edge but after the leadership change, do you think it will be still the same? Luckily SA is almost done before takeover ...
For the price of house in AI nowaday, i am fine if InP deliver same township like kinrara, no need big big mall got giant or tesco enuf ... If they did extra or better than that, all the buyer hit 4d already, and that possibility is quite high.
Sorry if i am not welcome to comment AI in SA thread. I think we better continue this in AI thread.

20x70 for 680k really hard to swallow. The more affordable ones will be the 20x70 by pkns but tat wil be 70% bumi quota.

other than on-going mimosa, duta villa and trefoil, afaik, focus for next 12-24m is on commercial and others:

. scm mall to open mid 2012 - tweeter says >80% tenants secured
. sunsuria smd commercial (under constr)
. auto city - honda center (under constr)
. national health instittute research center
. northern side - setia88 shoplots (pkns)
. northern side - setia mid-cost apts (they been saying launching end of this year)
. northern side - 1st setia houses, likely 20x70 and 32x60 cluster (no launch indication yet)
. existing southern side - last phases of 22x75 (no launch indication yet)

the place is huge, lots more coming, no shortage!

even i am vested in SA oso don;t feel like i am welcomed by certain individuals unless i go along the herd to proclaim and affirm SA buys are the bestest....hehehe

What you said is correct but the one which is next to the so-called virgin forest is ecopark and not setia alam as a whole. With the rapid development in SA i really doubt the coolness factor will still remain in the coming years.
More development = more people = more vehicles = more exhaust fume
I'm getting headache when seeing highly densed area to be called home. My personal preference is quiet and peaceful area to rest my mind and soul after going through the forever hectic and congested cities in KL or PJ! Strictly my own view.

This is the eventual fate of anywhere in KV.

In early 1990s when I drive from Shah Alam to Kajang using the Hicom - Balakong old road, 'Puchong' is very green.
You can count the number of houses on your fingers and toes.

So township planning becomes important - can developer create buffer zones so that traffic is diverted outside residental areas

In this sense, SA has advantage due to its cul-de-sac like location with forest in the back.

Like the place but too expensive right now. Over the peak for investment purpose.

If in future got average price small unit maybe can consider getting one and keep for old age when it's time to downsize.

true....at this rate, SA is overpriced.....for a 20x70 home....you can actually get available subsales at a tad lower price for similar landplot.

having said so, it still doesn't mean AI is better buy, just because they priced the same as SA, but give you slightly bigger land plot, say 24x80 or 24x85......

if wanna buy AI, then no diff from buying Saujana Putra.....
