Rawang was 1st "developed" by the infamous TALAM group....with rumour of KLIA will be situated in the north......
even before Puchong was usually linked as gangster paradise....back water.....

20 yrs later.....the only visible development taken place in Rawang is Hong Leong bank project.......

and Puchong is an history for all you know...... notworthy.gif

Even Kota Kemuning was started about the same time Kinrara and puchong were on their 2nd gear........

now commercially it's like puchong on 6th gear, but KK is on like ........(pls feel free to fill in the blank)

the key success to new suburb developments is dev capability to innovate and differentiate.....this also aided by the essential "sparks" that will act as growth catalyst and put the township on "steroids"

- Rawang by Guocoland and Hong Bee ....sparks are Chinese school and Jusco
- SA by SP Setia - sparks are Chinese school/Tenby and connection to NKVE
- Puchong/Kinrara by IOI, SPS and InP - sparks are Kesas and LDP
- Kota Kemuning by Gamuda Land - spark is Kesas. KK was a maiden prop project by Gamuda but lacked the innovation and differentiation to enhance KK value. If Gamuda were to do like what SP Setia did to SA, KK will be like another Puchong.

very true, maybe that's why KK price still consider reasonable compare SA. if i can save 200k+interest for a house, i don't mind to have less amenities, that 200k is just too powerful in long run.

if KK is lack of innovation and product differentiation...and its neigbouring AI is basically following the same blue print minus the amenities....where do we see AI going in the near future?

chinese school is in KK now after nearly 10yrs....painful lesson for Gamuda and great opportunity lost for not building earlier. Amenities in kemuning are maturing now with chinese school, hospital, hypermarkets, golf clubs and perhaps international school in AI.

Commercial amenities in AI will be built in later phases. Rome kingdom is not built in 3 days.... wink.gif

In the interim, AI residents can access the amenities in adjacent KK while enjoying the peacefulness and quiet neighbourhood in a lushed landscape....this was mentioned in my earlier post and i am repeating here

Personally i prefer this type of quiet retreat and not too close to the hustle and bustle of commercial actvities. Regarding 0.60 toll in and out of AI, it's a small cost ($1k-2k per year) to me in return for the convenience....no perfect home in this world!

doesnt care that KK or AI, you are mention the area. By the way the school is away from AI just <2km and there is hypermarket (carrefour < 4km) around the area. Like Jet kor say, the international school is in progress... and there is place for it.

Not forget mention before end my comment, SA still the best place among KV smile.gif whistling.gif everybody happy thumbup.gif

how can u compare DPC and Subang? totally different location n concept, DPC is at his own class, and how u know in future SA will become second DPC while AI or KK will become second subang? both are similar location, you have fact n data to share? if u can foresee future, than you should have brought DPC last time isn't it?? you learnt a lesson, but how u make sure u won't repeat the same mistake?? what IF AI become second DPC ? shocking.gif shocking.gif

ayam not comparing...just sharing my (lack of) experience....
sometimes it's not about buying cheap and save the 200+ (p+I).....
when you buy it right, it's worth the investment in longer run....

you sound like an educated person but you don't seem to get what others are saying...
KK was under Gamuda and Gamuda lack innovative township planning..
AI is under I&P and TTDI...different companies, different township planning style... You look at how successful Bandar Kinrara and Alam Damai for I&P and TTDI.
SA was also the same situation as AI a few years back. Now you see where SA now... why can't AI be the same?

actually, the silent majority incl residents and investors of setia alam reading this thread are just waiting for the ai thing to go away. they have no interest in ai la... if they want to comment more on ai, they will go to ai thread(s).

enough is enough la... can we please stop commenting on ai in this thread?
