dun mean to be a "show-down" btw these two townships, but do consider that AI and SA launched almost the same time.....7-8yrs ago...then deputy PM Najis went for official ground breaking in AI.......

fast forward 2011....what do you get:-

1. AI is less than 1m above sea level.....on low land......
2. AI is 50% bumi quote...meaning there is potentially 1/2 buyers are 10% cheaper than your house...(if you are non-bumi), meaning your price is heavily "subsidized" to others...
3. 7-8 yrs down the road...apa pun tiada......in terms of commercial development, common amenities like schools and sporting complexes...
4. paying tolls even if you wanna ta-pou teh tarik....at KK side....
*
SA starting price of the property is much lower than in AI...I guess that is one of the many reason why SA growth at much faster pace...location (bordering Klang and Shah Alam directly) also helps. Well, I guess the strategy and execution of the develop is much more result oriented compared for I&P.

AI houses are generally bigger in built up and land area.....

Both have tolls, but with the development of the retails, commercial and shopping malls, SA is much more convenient. Besides with Chinese School, international school, some how it hlep to lure more chinese....

AI is more like KK at the early stage ... the fact that it doesnt have lower cost properties like apartment or flat at this point of time, will pretty much having middle class people....the cheapest house also close to 600k now...

both offering certain uniqueness and no point to argue too much which one is better on the overall as people would have their own preference.....I like SA beause of the more convenient and better township (as of now) .....I like AI because of the overall concept (green, lake) if they could implement it as such...maybe after it is more developed....the gaps will be very small between both....as both are developed by decent developers...

So wat is yr comment on

1. Desa Parkcity (473 acres nia)?  izit doh.gif ?
2. Mutiara Damansra (360 acres nia nia?) izit  doh.gif ?

IMO, 250 acres is quite enuf for a decent township planning. Creativity of the developer is crucial.
Entire Mid Valley land is only 50 acres, see how successful that IGB convert a charcoal into a diamond.

SP Setia is a master of township development, no one can deny..
I&P is far behind...

House quality (workmanship & building material), I&P recent launching (since 2008) has the clear edge. (link hse comparison).

my 2 bakuli....(just wake up fr zzzz)  yawn.gif

Hard to say if Mid-Valley is consider a township or not and i am not planning to debate on the terminology of township....but i think in the heart of most people, township is like a complete housing estate with all neccessary amenities (the key one are: balai polis / small station, hospital/clinic, schools, supermarket, restaurant, banks, general shop like saloon, etc)....some township is not full self sustainable but some are fully sustainable....that's all depend on the density of population and the respective type of property.

I&P is not bad in twonship development, but it is more of that they are typical government, slow / no urgency, relatively lack of innovation (to put up big pulling factor), etc.

well, that is why developers are using other strategy ....markup the price and give rebate on downpayment.....

Why need alcohol & pub for a place to live?

Agree. How close are you guys expecting the pubs to be nearing your house?

I think more non-bumi allocation will result in more stable price instead. In the past, when non-bumi allocation is so little, people are more aggresive or eager to get the house, thus, demand mroe than supply, price will increase. IF the 70% allocation can balance the demand slightly better, the price would be more stable and price increase would be more moderate.

Reason why I ask is porch will take 25 feet or so. That leaves only 40 ft for the house. Kind of short

Yup, very typical link house size. normally 45-55ft. with about 20ft in front and 5-10 ft at the back. Really depend on the layout.
