I was under the impression that commercial land around SCM will have hotels and office buildings .... like Uptown office buildings or 1 Utama office building with IBM/ KPMG as key tenants. And complimented with "happening F&B" with maybe 1 or 2 disco. In that case, I will feel tempted to buy Ayu Prima or Ayu Impian as investment!!

This will attract more MNC to setia alam, more people will want to rent/stay there. Property price will adjust accordingly.

I always believe that residential prices will increase when amenities (the commercial part) comes in. Just building houses and houses alone won't really bring up an area. Like the SP hotel, the health centre and other commercial amenities, hope the new SP will see it through. Anyway, bought for own stay. if for investment, will need to think more. For own stay, its a nice area with decent enough amenities so far smile.gif

It was sold out via ballot. Most of the buyers are quite profile investors esp corner lots. The buyers must obtained the pre approval letter from the banks before they analyse by developer to ballot.

Waa...so confident..anyway, thanks for the info. Wonder what about the sales in Seria 88 shops? Last check left few strata units. Could be a good bet, some more with lift.

Honestly I found the Seria88 shops are not bad, only in terms of pricing and location. If the dev able to execute it well, it can be great buy.

that is correct but it just the immediate area around it, not the whole lot right up to the northern boundary.

get a copy of the map, you'll see everything.

If "setia city" can be built with office buildings like uptown and 1Utama and complimented with restaurants, cinema, pubs and karaoke: meaning work and play all in one.... sounds ok🔔💡 no disco? Still ok lah... Now PJ also no more disco, I think, I may be wrong.

Now only if the newco SP Setia can execute the remaining plan.🎉🔔🔔🎉🎉🎁💰💰

yea the south part is rather complete, but the important bits like you mentioned:

I really feel that these will bear impact on the property prices in the southern area. Setia Alam isn't that large, and if its to be a proper suburb, those under construction/yet to come stuffs are pretty important. I kinda think setia alam would be a great suburb since going out of it means going through the toll. Best to have it self sufficient and no need to go out of the area, then it'll be a proper township. Now really keeping all fingers crossed that the new SP co will see it though. That area really needs more amenities.

Ok, that's just my preliminary view, truth be told, I've only been there on 2 occasions. First to scout out the place, and the next day to get the house. But I did drive around the area quite a bit. It's a very nice area, calming, structured, clean, organized. However the area needs the 'yet to come' things in order for it to really boom. Especially more condos, hotels, more shops, more commercial units, shop offices. Health center, co HQ and the int'l school would be a real asset to the area. Just look at Sime Darby in Ara damansara. Just 3 years ago ara damansara was nothing, now.. the Oasis condo (joint to their Sime offices) is doing so well. Basically Setia alam needs more jobs/population to be located there.

Just side topic a bit, anyone has an ID who does Setia houses? I see the layout a bit strange. Kitchen so tiny, I think they expect a large portion of the hall section to be the dry kitchen. And the astro point is on the front wall (facing the gate that wall) in between the 2 large front windows. I heard Damai houses has this same astro point layout.

good to share thoughts...

i actually think the south side is quite mature, prices will appr slowly but the jump has been priced it already, imo. this is partly due to developer being pretty transparent in what they planned since 2005. and they delivered just about everything they said since. with an imminent change of bosses and worker bees, hard to say what will come next.

this township of 4000 is huge by any std. in fact i believe it is the largest that has seen the kind of progress in a long time. check around for a similar size one with similar progress in the same time frame, i think there isn't another.

one last thing - a bit of speculation here - the south side will probably outdo the north in the long run. for two reasons: 1. bandar bukit raja located west and south of setia alam still has basically nothing in terms of commercial and schools after 9 years (sime style) which implies residents there will be forced to tap into the south side of setia alam and scm for anything, incl schools and banks; 2. a bit of a ? about how the "new team" will do for the north side in terms of speed, attitude and results.

I think Seria88 is great too, and that's why I hantam 1 main road fronting unit at 2.23M.

Heard Setia next launch, Setia Taipan 2 with lift is from 2.8M.

There are some left over for Seria88, from 2.1M

Wow. Linkor boss, fronting main road at 2.23mil with lift is an excellent deal. I suggest this is going to be a good equity commi in short term of years.

From what I was told previously, Setia Taipan 2 is not gonna be the plan for this year but next year. If 2.8mil onwards, I reckon this would be 4 storey with lift too.
