G&G all above 1.2m even for Setia Damai lowest range.
There is a good G&G being built by PKNS called Anjung Sari. 22x75 averaging around 800k for intermediate lots. 5+1 & 3-storey, each bath room has a high-end bidet |

Perhaps they not going to push much for Setia Alam since it is considered matured or they want to see what PKNS will do.
Anyway if I am not mistaken for PKNS property got 7% discount for Selangor properties iinm. |

QUOTE(gsw8895 @ Jun 18 2013, 02:31 PM) expect the price to fethc higher in tandem with building material cost ie rock and cement as reported in paper.. you mean the PKNS area, SPS area or Anjung Sari area? couple with NEW SP SETIA corporate tower going to handover in next year...huge crowd here..!. any other news on new launching there ? QUOTE(bcbg @ Jun 18 2013, 07:51 PM) I tell you one thing frustrating during my search for the house in Setia. I called up and met with dozens of agents. And NONE of them gave the correct/accurate price on their website listing! I will call up, and they will tell me that the price Rm600k 'just' sold, and that property prices there keeps going up by the day, and that I must hurry up else all snapped up! After dozens of times kene the same excuse, I expressed my frustration and the agents told me that 'those other agents' will purposely advertise lower than usual prices in order to get potential clients to call them up. Then these agents will go round setia calling up other agents to co-broke. That's how the system works. In fact I visited close to 20+ agents, but all went back to those few same houses only la. A lot of agents simply advertise prices, but when you ask them point blank, they will say that unit already gone, but they have others within 'higher price range' bla bla. Very fedup also, but I guess its a competitive industry my searching in setia damai area also just as futile |

QUOTE(hondaracer @ Jun 26 2013, 10:33 PM) I was last weekend driving around with wife in setia alam, I was not impressed with Anjung Sari despite initially liking the fascade shown in iproperty pictures, in real life, wall paint look not so glossy...like seeing a studio picture of a woman and meeting her later..... kakakeke. well there is also the sime darby development called Bandar Bukit Raja after the Setia Alam mainstrip, didn't check the prices yet though but looks nice.I visited the ayu series first before goIng to setia indah, I felt that ayu prima (compared to the rest of ayu lestari/quseh/klasik) has a nicer fascade and the roads are narrower in ayu area. There are strips of garden around ayu but compared to setia, there are better landscaping with taller trees in setia indah. If I am buying for own stay, I will go with setia indah but if I am buying for investment, I will buy ayu prima. This is my first trip to setia alam and bukit raja.... i agree anjung sari is either a hit or miss the entrance is quite grand and the area is fully monitored by CCTV but the houses themselves abit put off for me, i don't really like the Mediterranean look and earth colors since i'm more into the angular modern design sime darby does recently but in terms of value its quite good, its quite huge for the amount of money they're asking plus each toilet comes with a porcelain type bidet (not just a nozzle & rubber hose), but right now the cheaper once are in phase 1 facing the construction site of phase 2 which is 80% complete, the barrier between the two is a joke so i don't feel safe if i bought phase 1 and move into the house while next to it did you checkout the very very expensive zero-lot's being built by PKNS? cana something i forgot did you also checkout the ones around setia damai? |

i've been told no more new developments from SPS as other land in that area is controlled by PKNS (original owner) and they ain't giving SPS anymore as PKNS wants to milk the premium prices from SPS's hardwork

QUOTE(GC 2014 @ Jul 30 2014, 10:58 AM) when the medical center, corporate tower, hotel and etc finished at the Setia mall side, residential price sure going up gradually....couple with this LRT news...i cant see how the price can drop... yeah the prices of setia alam is spiralling out of control.probably at lower pace due to affordability, which is comment in Klang valley currently...landed house easily range 800k is out of affordability.. what about the adjacent projects like PKNS and Sime Darby? |

QUOTE(GC 2014 @ Jul 30 2014, 04:30 PM) PKNS ? i am not interested to have a look at their products..SimeDarby project is nearer compare to Setia Alam..problem is they dont have huge commercial infra developement like this place here... PKNS actually has a huge area next to setia eco park QUOTE(ibnunarsim @ Jul 30 2014, 05:25 PM) The PKNS project located at the most strategic location which is at the centre of the Setia Alam township. The latest PKNS product is Anggun with min selling price of RM830k and fully sold out. Remember, location, location, location.. yeah i was late to the market the 3 storey zero lot hijauan enclave which is just beside setia eco park fully sold out when i found out about it |

QUOTE(billyboy @ Jul 31 2014, 02:15 PM) Suria Hill bungalow land (no house and only land - developed by SunSuria but PKNS is land owner) has been an interesting study. where the location? sounds interesting Previously they were trying to sell the land in big chunks (think 8k to 20k sqft) in the range of low RM200 per sqft. Did not sell well. Afterwhich, they decided to chop it into small pieces of 3.8k, and priced it at near RM300 (plus minus - depending on how much disc. the agent gives you) per sqft. I think the price is settling around the mid RM200 range now. please correct/update if the above is not correct. |
