This is true especially for those with extensive kitchen extend or rebuild the extra 5ft land. This can be overcome by adding extra piles to make the land more solid. of course it is very expensive to do that

anyway due to I love the environment and the township there, i still bought one last year after i seek the advise from some contractors and engineers. of course the one i bought is no major crack and no kitchen extend.

i think it is worth for me to buy a house there at 275k, and it had appreciated to 350k this year

u can actually get the sub sale house like me...not necessary u have to get a whole new house..don't constraint urself..

If for investment, maybe the Regia 2 not such a good idea. Did you see the interior? i agree of the weird design, when i visited an unit with my wife, i was thinking that why the owner renovated the house to such a strange design. however, after a call with agent, then i realize it was the original design.

btw, setia impian also a G&G taman, i am staying there.

i am staying in impian 2, close to the shop lots. The fence are built surrounding the whole taman, and a guard is placed at one of the shortcut exit to shop lots.

i am paying rm40 for the security monthly. the impian 2 security is really good and so far i haven't heard any break in since stay here 2 years ago. and there's once time, when my alarm was triggered, i called the security and they climbed up to roof to check. i know about these because they told me that they found some tiles broken.

i can see the impian 3 is fenced up too along the way

the impian houses experienced the sinking problem is true. it happened since day 1 and it is improving right now. i guess the soil settlement is going to reach its steady state. i did check and look at the underneath foundation of the house, so basically the house structure is OK, but you can easily see cracks at the car pouch and backyard (5ft area). this is due to they just built on the earth itself and no foundation to support.
and this can be fixed by having the piling works done before renovation and extension. i get a quote early this year that piling+ backyard extension (2 floors) = rm20000

however this plan might stop for my impian house due to I just got an new unit from BRR...

i totally agree to you on the last part...the medium cost should leave to the new and young home buyers.. those flippers should go for those high end or 500k houses...

even after warranty period, you can still claim for engineering defect.
i am from impian 2, i had filed the soil settlement issue of my house, the soil had sunk until i can see the pilling.
2 days ago, the staff from Setia Alam came over to review it and told me that they will inject the new soil for me.
