i think you should share us the data because you say all sp setia projects in setia alam is better than PKNS. hence you should back it up with data?

I dont see setia ecoglades is better than other projects in cyberjaya because it is sp setia.

very hard to compare also. since all also subsales now... the real buyer jus need to go there to visit project by project and make decision based on location, feeling, price and design.

I was last weekend driving around with wife in setia alam, I was not impressed with Anjung Sari despite initially liking the fascade shown in iproperty pictures, in real life, wall paint look not so glossy...like seeing a studio picture of a woman and meeting her later..... kakakeke.

I visited the ayu series first before goIng to setia indah, I felt that ayu prima (compared to the rest of ayu lestari/quseh/klasik) has a nicer fascade and the roads are narrower in ayu area. There are strips of garden around ayu but compared to setia, there are better landscaping with taller trees in setia indah.

If I am buying for own stay, I will go with setia indah but if I am buying for investment, I will buy ayu prima.


This is my first trip to setia alam and bukit raja....

well there is also the sime darby development called Bandar Bukit Raja after the Setia Alam mainstrip, didn't check the prices yet though but looks nice.

i agree anjung sari is either a hit or miss the entrance is quite grand and the area is fully monitored by CCTV but the houses themselves abit put off for me, i don't really like the Mediterranean look and earth colors since i'm more into the angular modern design sime darby does recently but in terms of value its quite good, its quite huge for the amount of money they're asking plus each toilet comes with a porcelain type bidet (not just a nozzle & rubber hose), but right now the cheaper once are in phase 1 facing the construction site of phase 2 which is 80% complete, the barrier between the two is a joke so i don't feel safe if i bought phase 1 and move into the house dry.gif

while next to it did you checkout the very very expensive zero-lot's being built by PKNS? cana something i forgot sweat.gif

did you also checkout the ones around setia damai?

While I was in bandar bukit raja last weekend, I went to sime sales gallery and had free food.... woow weeeee.

Sime was launching their Nobat 20x70 houses via balloting.

Then went to see delora and delmara...super nice with the small lake fronting the homes. Avira looked ok with asking price of rm5xx K having nice design but was too deep at one end of bukit raja. Also saw avani and fuego, I liked both the design. Only problem I have with houses in bukit raja is that they have no "FnG" up yet, perhaps too early for RA to action or there are minimum crime in bukit raja - I am staying in condo now and used to tighter security.

At setia damai, I did not entered but stopped to see the housed with my stretched necks😃. From outside, Duta Villa looked nice and the wall paint looked more glossy than anjung sari..

undoubtedly will become same as sime, i&p - houses and more houses, little else or very slow slow to come.

and if you know some of the "hands on" staff, you now see their faces in this new outfit photo. my first reaction - with this, hard to imagine it'll remain the same company.

Most corporations buy out competitors or new firms with IP. And later the newco will restructure to enjoy the fruits and reduce the duplicated costs.

Sometimes, it is who you know or who is the driver seat....

Will it make setia alam more exclusive and higher price? Now that the "magic touch" is gone??

SP was already a highly efficient company, doubt EPF ability in even running it well, what more reduce duplicated costs. The magic touch of SP will most likely be lost..
Of course the main worry here is that SP's original plan for Setia Alam might not materialize now.

SP Setia has developed 100% the residential area of setia alam? Except for the commercial area around SCM.....And the land sold to PKNS: I saw lots of land with ground work in progress.

What is the impact to property price in setia indah??

Yes, exactly that, the commercial area isn't in place yet. I was quite dissapointed that the land was sold to PKNS.
I always believe that residential prices will increase when amenities (the commercial part) comes in. Just building houses and houses alone won't really bring up an area. Like the SP hotel, the health centre and other commercial amenities, hope the new SP will see it through. Anyway, bought for own stay. if for investment, will need to think more. For own stay, its a nice area with decent enough amenities so far smile.gif

take the nkve-meru link as a divider.

south of it, 95% complete. the last bit is suspended due to dispute/legal with a temple in indah.

north of it, 40% done incl mall, pkns, alam nusantara, anjung sari, sunsuria.
under construction - co. hq's, health research center, segi int'l school, setia and pkns shoplots, setia apartments
yet to come - hotel, fine arts center, service apts next to mall; more setia, pkns, sunsuria houses and/or apts, schools, mosque, bomba station.

the commercial units in the north are meant to cater to the new builds in the north. i think they have little bearing on the south.

residents living in the south side are probably satisfied with existing schools, shops, restaurants, mall, club, tesco, mall, etc. much if not all is already known. there is no medical center planned and wun hv theme park or nightclub. overall, for this 4000 acre bandar, achieving this level of maturity within 8 yrs is very commendable.
