I believe invest in Landed terrace house in this area is best in return and safest..but regret to know from their sales office no more landed here...
except the high end semi D and abv will be build at back of mall side later...
They even advice me to look for those just handover new unit..price still quite fair there as market not aware no more new unit on landed belw RM 1mil will be launched in future...IN SIDER NEWS !!

yeah, you are right..but what i heard from sales is three storey of at least 800k+...at the north side...No more double storey in SETIA ALAM...they advice me to look for existing new unit which just handover...

buyer of course expect lower valuation, owner will expect higher valuation..
the ultimate is of course supply and demand...
but definitely, can buy Garcinia at 600k ? which i doubt, any owner willing to sell, pls pm me..

anybody know the SP SETIA Corporate tower already complete for using ? come accross their jobstreet ads mention working location is at corporate tower setia alam..if it is true, the are big room for landed house....

i interested also if i can get a unit below 680k...
most of the unit advertised with this price is already sold..the agent did not update the price range...anybody can confirm this ?

Those buyer always claim bank cant value that much ie 700k while the owner claim can up to 720k...etc..ha..ha...rally betw the purchasing power and holding power...

sometimes subject to market condition as well...always has transction abv the market value, only come the revised market value..wiling buy willing sell...
if you say those buying abv value is stupid,...then later you might regret because the transacted value can be higher later.....ha..ha....
if no money...eye for othe area better...

Principle of Scarcity of land applied here....if you interested with the house and this phase...you will worried of bought by others if too later or too low price...
of course, there are plenty of land and house in malaysia...you can even choose those in KLANG or Pavillion area as you mentioned...but are they within your budget....? May be sometimes very very lucky,...get an owner who is rushhing to sell for money, then can get cheap house lah...probably you can wait for that day... it might be tomorow...? ha..ha...happy waiting.....

the property evaluation company is giving the actual pricing to the bank based on the recent transaction. If someone buying something above the market value. I only know one cause. That would be to get back previous experience at the old place or strategical location for business. Like the land next to pavillion.

If a potential buyer just buy because they afraid price would be climb up. That is something i call silly.

expect the price to fethc higher in tandem with building material cost ie rock and cement as reported in paper..
couple with NEW SP SETIA corporate tower going to handover in next year...huge crowd here..!.

any other news on new launching there ?

actually indah 12 is in better design thn indah 13..especially the gardenia/gloriosa looks like factory...

If you buy house compare to the initial launching price, most likely might not willing to pay looking at the price gap.
you shall look around on the supply side whether any unit available which suit your budget.

good news to existing buyer...once you look at PKNS existing developement in setia alam opporsite sp setia current developement, you will know existing sp setia house going to appreciate further...

You manage to buy Gloriosa at 690k ? really good buy..wht direction does it face ? non-bumi lot yup?

I finally managed to get a Gloriosa unit for 690k! Yes, rather motivated seller. Most sellers are still asking between rm720-750k for the Gloriosa, but the bank valuation for Gloriosa type is just Rm680-700k thereabout.
Of course now that I have bought it, hope prices will pick up further!

it name anjung sari or ayu series types...their price is within 50k price cheaper than spsetia..accessibility might not that great.

you cant compare series by series..cant the two developer launch at the same time ? probably look at the take up rate is one of the indicator..

any landed double storey terrace will be launched by SP setia in coming 6 months and the price range ? anybody have insider news on this ?
