Maybe but not one size fits all. I went there last week, their sales office were crowded and all their show unit that I visited have viewers. Like I said, its just the matter of time and personal preference.

The sales office is crowded because most of the buyers prefer to new launch or undercond. Almost zero entry cost. Subsale is struggling.

Of course, that's why owners are selling below market value. Buyer can mark up to cover the down payment.
Subsale struggling not in Sendayan alone, everywhere else too, especially with ongoing HOC.

For hijayu aman, did the salesperson promised to pay the MOT and MOC duty fee??? If yes, thats a misleading info.. because there is HOC. During my purchase on june 2019 the developer promised duty will be paid by developer and totally covered and created a fake impression..

Yes i have the same issue.. during my purchase they promised that developer will pay the duty and later i found those duty was offset under the HOC plan.. so developer was just giving misleading info to create a wrong impression

True. Bank Value is meaningless these days. It's only an indicator on how much loan a buyer can get. Real market price is based on the average transacted prices within the last few months. Subsale transacted value, and not new unit price from developer.

This one normal in Sendayan, Matrix 3rd party sales agent market kaw-kaw to outsiders. Selling all sorts of lies. I'm still seeing ads on mudah saying hospital to be built soon, shopping malls, HSR and macam-macam lagi. Semua CONJOB. Till now only BBB houses and nothing else. Occupancy rate still very low to compared to benchmarked projects.

About the quality, well looking at Seremban and BSS FB page. Seeing more and more defect issues, built quality is going down the drain.

I don't think bank value is meaningless. It means the whole world for those need to take bank loan. Not everyone rich enough to fork out 100s of thousand ringgit without depending on loan.

I personally got screwed some agents for promoting Sendayan 25 mins just from KL. They will come out with all sort of stories which sounds interesting enough but again...its buyer choice.
I have invested in many places trust me when I say I have seen much worst than this, in fact this is just normal.
