Subsales where got free legal fee on SPA & Loan, free MOT,rebate until zero down payment...
*
Whoooo... you mean FOC?
Ya, Fuck On Credit
Have fun now, you gotto pay it sooner or later (+interest, the later you pay, the more interest)

All those so called free stuffs are already included in the inflated price, you going to get a loan and pay 25years+ interest on the free stuffs biggrin.gif

Why commit to spend so much on a undelivered product when the whole street full of finished items?
any if you shop around, you might get a bargain devil.gif devil.gif

Lots of property buyer got the virgin complex - must be new one, no one have shit it the toilet before (except for the bangla workers )
Go go, shop around, open eyes and don't only listen to salesperson and lowyat people (me included)

Gentleman, which developer don't charge future price?

Buyer need not to pay for SPA, Loan document,MOT and rebate from developer are very helpful.

For example a RM500K house, on top of the 10% RM50K down payment, legal fees  + MOT alone easily  5 to 6% of the house price depend on loan amount another RM25K to RM30K need to fork out by buyer within short period of time. Don't think many Malaysian can come out RM80K easily at one go in this soft market.

There is no double storey terrace house worth only RM100K at this nicely designed township as you wish.
*
I certainly cannot afford 500k for a DS link house, still shopping for my single storey subsale 100+k house , hard to find for sure.

Chances are, i will rent a 500k house in BSS for my retirement, rental is sub 1k/month (quite a bargain, i would say), maybe can get more discount biggrin.gif

When you are going to retire, 1 year, 5 years or 10 years from now? If you retire now you may get low rental in BSS but don't think so in 10 years time when the township is matured and don't forget the benefit of MVV too..
*
In 10 years times? Looking at matured township say.... seremban 2, rental is still sub 1k, for a little over 1k+ you can even get a semi-d
Rental are depressed with all the new units available, and with whole bunch of absentee investors continue to jump in like lemmings.
Rental will be continued to be depressed for a long long time (property companies would still continue to build more houses after 10 years and lot more in the meantime)

Unless there is major migration of high income population into the seremban area ................

Things will not be moving in the same pace. So the past 10 years and the next 10 years will be very different. Again, a sleeping town (past 10 years) is now transforming into CBD of MVV (next 10 years).

QUOTE(neonikson1 @ Jun 1 2017, 11:28 PM)
There are many ways to live a retired life.

for me, I prefer to have a house of my own, loan fully paid off, no need to pay rent for the rest of my life, and the value of the property appreciated multi-fold, and have something to leave behind for my children..... that's how i envision my retire life.  smile.gif

How do you see your retired life?  Still prefer to pay rent for the rest of your life?  doh.gif
*
Things always change, you'll never know what will happens, in 10 years time, MVV vision might really come true and the value of your house increase multi-fold
in 20+ years time, you've paid off you house and now you got an expensive house and....
Having a expensive house, only means expensive maintenance, and unless you got more than 1, the expensive house have now become an expensive cost.

So? have you double down on your investment? buy 1 or a few more units in BSS? biggrin.gif

Chances are, i will continue to pay rent for rest of my life tongue.gif

Suggest you study the MVV project and BSS master plan, Seremban & Port Dickson district will be in high speed gear from second half of 2017 onward whereas 1 million new jobs will be created, more Klang Valley people will move in, let wait for tax incentives to be announced in Budget 2018 later this year.

Funny you mentioned, yes, things might change, but one thing is for sure, INFLATION baby!!!

As inflation going high, Property prices will become higher. That's how we preserve our wealth with our properties. Money will lose its value day by day and more and more QEs.

If you are still young and can afford i will strongly encourage you to buy your own house, a low cost flat also can if that fits your budget. I can't imagine you at the age of 70s still worrying about the landlord hiking the rent or not going to renew your tenancy agreement. I don't think you will enjoy it by then.   shocking.gif
*
doh.gif
As long as you have only 1, it is just a liability
How many units you've bought in BSS?

INFLATION & QEs - big words, here's another two , DEFLATION & STAGFLATION

Ya... no need to use big words, just talk about what can you buy using RM1. Compare 20 years ago, now, and 20 years later.
*
True, 20 years back, if take out RM50 notes, go pasar can come back with lotsa stuffs, now, just sad case
30 years back basic salary is around RM500 if memory serves me right, basic salary now RM1000+-

Hard to survive then at RM500, hard to survive now also at RM1000+
Some people even find it hard to survive at RM10,000+ tongue.gif

You are right, Different people have different life style, so it is hard to judge on personal spending as it is very subjective.  Some people can live with a RM1000 salary some can't survive with RM10k salary.

But for my personal experience, my dad bought a bungalow for RM22k near Titiwangsa area, that was 30 years ago . Now it cost RM4mil to buy back the same house. That's an appreciation of 200 times!!!

I am not greedy lah, just hope that my investment in BSS can increase according to inflation rate.  brows.gif

QUOTE(neonikson1 @ Jun 3 2017, 11:25 PM)
actually You made another valid point here, our salary can never increase on par with inflation. that's another problem why our quality of living seems decreasing year by year.  Therefore, we must do something to preserve our wealth and fight against inflation.
*
Your dad is the real masta notworthy.gif notworthy.gif notworthy.gif

I'm not greedy, I'm very greedy biggrin.gif my investment need to beat the inflation rate, else i'll be stuck here

Last post on BSS for me, will check in 5 years later, good luck to all the buyers

Live long and prosper

QUOTE(Mr House @ Nov 17 2019, 04:47 PM)
hi i am a potential buyer of BSS resort homes crisantha....let me explain in detail actually i was looking at hijayu aman or crisantha in view of financial reasons. I opted for crisantha reason being the security features like intercom, alarm system panic buttons etc...its slightly bigger then hijayu aman and i like the design therefore i paid the booking 1k for crisantha when it came to sign the SnP the whole security features which was one the reason i chose crisantha is missing from SnP. According to the matrix agent (after asking the developer)
1.they did not include the security feature into SnP bcz if thy did it wud increase the SPA price of the hse eventually ur loan amount increases
2. they said can not amend the SnP now but will issue an official letter by developer itself that all those security will be build in the hse

im a first home buyer quite clueless, i would like to noe the other resort homes buyers did any1 experience this?
i have emailed the developer too waiting for reply

any1 has any advice on this issue
thank you in advance

7.30 am latest to reach TTDI before 9am. then Bangsar south by 9.30am. Had to go thru 6 tolls i.e. sg besi - NPE(s) - NPE(n) - sprint damansara (x3)
Leave Bangsar South to TTDI and reach sri sendayan almost 9pm. 5 tolls sprint damansara (x3), NPE (n), sg besi.

toll fares nearly 1k monthly exclude fuel and car maintenance (high mileage).

Now alternate with bike to reduce the cost
*
Go rent nice apartment in PJ, monthly 2k or less
(should be cheaper than petrol+toll+maintenance) and most important, travelling time

only bad part.....

you might not want to go back to BSS tongue.gif

My sister and i bought one unit in BSS as a weekend home and for my parent's stay in the future and for our own retirement.

We will continue to stay in Puchong since i am working in USJ and my sis in Shah Alam. If the traffic is smooth, i might considered to travel to n fro from BSS. biggrin.gif
*
Was thinking of retirement home in Seremban also, now i change my search location to north (ipoh, kampar, taiping)

main reason for me being
1) cheaper cost
- Cost is still the main reason, for the price of a BSS house, can get a much nicer house with land up north
- prefer single storey house with land, when old, sure no want to climb stairs

2) more food up north
3) lots of lakes for my hobby (fishing) and lots of of fish for eat
4) train easy to get down to KL (specialist doctor, weekend trip), with the mushrooming airbnb/homestay, stay for 2-3 days is cheap
- when old, prefer taking train than driving

Up north is a lot better. Seremban is actually not that cheap, some places like Bangi, Nilai and Dengkil can offer almost comparable prices and being much closer to KL CDB. However if you are considering Kampar, Ipoh, Taiping... How about surveying slightly further south like Melaka. I've seen few adverts on semi-D priced about 500k.
*
Melaka is not my choice

1) more food up north
2) very much less lakes
3) train to melaka is not easy

and....... most important................
*cannot tell* else melaka ppl will whack me, if come really bad, even make police report, i go jail tongue.gif
