If this Jln Jujur is referring to the road at BTR (formally known as Kg Kongo back in the 80s), then the potential vacant site is the remaining football field, next to HTC.

BTW the people living at this area preferred to call it BTR instead of Cheras .......

How many development AK is currently developing? 20? This is not only about cash rich or not. This is about how to manage their CF. MEH used to be a cash rich company, but look at it now. I really salute the management team of AK. Really wonder how they manage all these project at one go.

None completed so far. Closest to completion u can find is only Parkhill Bukit Jalil with one or two floors completed finishing.

Memang is that football field. Kayamas had a whole master plan in mind. They refurbished the nearby Padang Bola Sepak BTR as a community project mid of last year. Then they gonna develop the football field to relocate the Sri Labuan residents.

Really high density la.. as a current longtime resident of this area, I'm not sure I'm looking forward to this.

I like the football field (even though i don't actually utilise it) as a green space with no development.

Yes, new smaller sized football field was built hastily last year right next to the nearby mosque and then they invite people to officiate and all that to appease the higher ups i guess. Then they locked the gates (i think?) but seems like people go in to play sometimes, guess i'll go take a peek.

Resident opposed already last year. They built the new field somewhere in between Taman Tasik Permaisuri area and the mosque.

I can't really brain how the traffic can be disbursed in this area. Holmes incoming, Sri Labuan area also will have new development. Sure die liao. Traffic lights non stop...

Which is one reason why l ask if there is a direct access from the fire station to Jln Jujur (then in order to skip this project site...
Best is to get directly to Persiaran Mewah from Jln Yaacob Latif....

This is why long time residents are kinda pissed off with DBKL. Approve so many high dense projects but traffic impact assessments dunno whether got do or not.

anyone has more detail on this project? I have been told by agent that the condo is not sharing facilities with rumahwip. In that sense it may worth to consider.

Thanks for the clarification. My another question is how near is this new condo to the HTC? If this project is directly in front of BP petrol, then it is really near to HTC. Or Rumahwip will block the HTC and how to block?

Will/can they care so much about the defects when handover to customers aka investors? 1x projects of defections which vp quite the same time...

Noticed you are very sceptical. Don't need a sifu to tell u this but common sense

Big boys are not doing it because rumawip and pr1ma houses profit margin are very very fine unlike those normal projects.

Wow.. So fast can book? Not that I heard off....
It won't be surprise the lower sibling be located nearer to HTC.
The HTC is located at the side of this old football field, nearer to the slope to Tmn Mulia.

The further away from HTC view, the closer to Midah factory/cemetery view. A trade off depends on one's preference....

Definitely less than 50m. One of the tower is exactly beside the land plot. Referring to the google maps location in page 3, if u move slightly southwards, the htc buffer zone from the existing landed houses to the htc tower is slightly less than 30m.

Ignoring the buffer zone, the total land area is 5 acres. If omit the buffer zone, total land area is around 4.7 acres.

They open 1 block first, second block will be opened at different period, sometime 3rd quarter of this year.

Not too sure which block they open first, my view should be the one facing facilities & HTC & cemetery though, the one facing KL view should be sold at higher price after launching first block

RM360 after rebate, unit size is 950 sqft.

Not much info except what you have already know. Desa Tun Razak launching date is 8th April. For BTR end of April will let us know launch date and location. Thats all I know.

I think we should not treat these 2 as 1 project because they are separated. Separate entrance and facilities and separated by one road. I will just imagine this new condo is building next to a high dense flat. However, i do agree it is high dense but again ask yourself if this is low density will they sell you at RM360K+ ? So give and take lor.

No HTC view because it will be blocked by rumawip

Let me share my 2 cents for the projects at the area (Holmes, Hamstead, Jujur).

In terms of view, Holmes should have the best view facing north & west due to lake & klcc (ignore the slight htc view). Jujur's lake view is limited & klcc blocked by Holmes. Hamstead might able to see klcc if very high floor (different line of sight with Holmes).

In terms of morning rush hour traffic, if u drive to KL work, Holmes will be the best, followed by Jujur & Hamstead. However if u're driving towards MidValley aka Salak Highway, Hamstead location will be ideal, followed by Jujur then Holmes.

Just a question. If number will be given upfront, why ppl (previous project) still need to queue up a night before or very early? I don't quite get it.

I did research health concerns from living near HTC, but so far no conclusive evidence to serious health issues?

This area mainly malay, but at least not too urban. The sales person said so far all Cines booked. Take their word with a pinch of salt?

Regarding density, ie Ayuman Suite at Jln Gombak is low density, surrounded by greenery, quiet place with more young adults less family, but surrounding area is ehem. For me is 50/50 familiarity with that area but not too confident about chinese food (food is important for me). But again, depends on your area of preference. Good location or not is up to each individual's preference. Could be easy access to city center, or surrounded by greenery, or hotspot golden triangle.

i have no experience for such a high density condo.. my experience on 700+ unit was not bad. if they only has one entrance then i will pening rclxub.gif however, i heard they wanted to apply for 2 entrance so pray hard they will make it.. i heard 15 units per floor and 5 lifts. Sounds ok to me.

Currently, the nearest Chinese food from this project site, is either the corner shoplot at the end of Jln Midah Besar (walkable but sweating) or another corner shoplot of Taman Mulia (sweat even more).
In short, better drive to eat those food.
Best if you can cook..

For other food, just cross the road and you will get plenty of choices....

I call this kind of toilet as "deep-in toilet".
Not only the potential advantages spelt above, additional cost for one door and frame per parcel is incurred, compared to having the toilet directly accessable from dining/living hall.

Side observation of the pillow location in the second room of type B. (Guess the interior designer didn't really pay attention to detail during drafting this leaflet) The sleeper's head is just next("back to back") to the master toilet bowl. Not sure about fung shui, but for sure there is "value-added waterfalling sound" (flushing) induced during sleeping.
Anyway, not a big concern, owners can relocate the bed.

Confirm location will be furthest from htc (common sense).
Currently open for booking = Block B (the block without adjacent level 10 roof facility)
Rotation of the project is unknown. Estimated as in the picture due to reasoning:
1. Facing north/south is better instead of east/west.
2. If facing east will have cemetery view, facing west will face rumawip.
3. Facing north will have klcc view.
4. With blocks facing north/south, potential for rumawip units to have pool view (more value).
5. Block B will be facing south as per forumer commented.

with the pricing and size... even its high density also still very attractive to most of the buyers.... and the density not even consider one of the highest compare to oug parklane those... i think still quite decent density for the pricing and location....

other projects can only win them by selling freehold at a decent price with slightly higher pricing which alot of developers not willing to do so... hahah

Correct. Not many land left in Bandar Tun Razak area to fit two high rise projects anyway.

My house very near there.. I wonder what it's going to be like in 3-5 years time. Especially regarding traffic.

EDIT: I think the side near HTC will be Rumawip? According to previous posts.

The only RUMAHWIP getting better deal than normal sales would be Enesta. RUMAHWIP no need see HTC for that project while those paying more 50% will get free HTC candlelight view daily.

Relax. I briefly explain the step:

1. Book to get your queue number.
2. Launching day go and choose unit. (according to your queue number). if dont like then take back your booking money.
3. If like then lock your unit. Can proceed with loan, etc.

After choice is wait for loan rejected units. Confirm there will be drop out after this.

Well at least this system is better compare to last time. Need to queue overnight. People hiring bangla and students to queue. Imagine that.

As understanding from agent, to select unit is priority who already submitted 10k previously. You can also prepare a cheque and queue there to select the balance unit and straight pay 5% down payment .

Last Friday evening, maybe partly due to breaking-fast mini bazaar, it took me more than 20 mins to get pass the traffic lights from the junction (Jln Budiman) to end of Jln Jujur....
Cars jammed and piled up along the said location.... I seldom drive there nowadays but just happened to be there....

Really Slightly increase only, it will make Block A look more attractive compare to Block B.
Each higher floor add another RM500 or 1K ?

I thought u said layout change already? Wanna see where they place the extra bathroom and some other information. This is because got three sales agents approached me so far, but when i ask them even simple things (like what size face which direction), they seem to be a bit blur. Eventually they gave me an answer but I don't trust them, so better if i get the sales kit and read myself laugh.gif

Though if not mistaken there should be a Rumawip next to Holmes 2 that should be closer to the HTC. Does anyone have any info on this Rumawip? Or project not announced yet?

What empty land are you talking about?

Cemetery no big deal for me, but if you don't want to see it, then for block A choose the view facing KL (facing Holmes & Razakmas), not the one facing the other block.

Nearest LRT is Bandar Tun Razak, less than 2km. Can still walk if needed. MRT Taman Midah a bit further away.

I don't know about rentability. TBH I bought for own stay. And let's be frank, lots of other projects around for people to choose to rent.

I think how much of the cemetery you see would depend on where your unit is situated.

For example:

Attached Image

If your unit is on the side indicated by yellow (1) line, then I suppose you would have more line of sight towards the cemetery. On the other hand, if your unit is on the side indicated by orange (2) line, I would assume then most of the view will get obstructed by Block B. Not direct view unless you deliberately look for it.

But considering the units start from Level 9, maybe lower floor or upper floor all also have some view of cemetery. And the higher you go, the more view you get. Because the area between Holmes and the cemetery are all low buildings, nothing to block your view.

Bandar Tun Razak does not have that many high rise buildings to begin with, only starting with Razakmas and Holmes suddenly got hugely tall building. So unless next to the (1) line got tall construction, I think definitely will get cemetery view. And next to (2) unit is the not-yet-announced Rumawip. So you can use this for some reference to choose unit.

This is just my opinion ya, if anything wrong or not quite correct, do let me know.

As long as he wrote the payee correctly, nothing much to concern...

anyway, developer should issue receipt anyway, unless is post date cheque which you can get it back if you decide not to proceed before the date.

IMO, for that i don't think u need to be afraid. Agent sure will submit soonest for u cos they wanna secure the deal also. U just need to make sure the cheque is submitted on behalf of u and not used for other people. In this case, snapshot the signed offer to purchase form and state your name and IC behind the cheque.

S&P Stamping & MOT will not free. S&P Stamping fee RM10 per copy, depend on how many copy it need.

MOT depend on your property SPA price and it charge different % by tier. Loan agreement stamp duty is 0.5% of your loan amount.

For RM500k SPA price, MOT will cost RM9,000 , and let say you get 90% LTV which means RM450k, your loan agreement stamp duty will cost RM2,250

depends on the pace of all the buyers selections... its possible that before noon can gao dim if they started early and have alot of counters for unit selection.... and u lost alot of good choices if you dont want to follow the queue... haha

Lower floor finish quite fast but below 50 is good enough. Also below 50 can complete booking form, payment and signing spa in time by noon. Do get the queue number at lawyer booth as early as possible after payment. All the best.

Not 943 sqft. They changed Block A 8th floor to type C (1106 sqft). Then we got an extra 59 sqft garden. So total size = 1106+59=1165 sqft. I chose quite middle one.

Oh, he got tell me very briefly about this. He said based on my income etc, should have no problem. The biggest problem is my CCRIS record too clean, plus I just started working few months ago (still in probation period somemore).

Actually is the more expensive the house, the lower is the car park.
Some special units are more expensive than high-floor ones. Like mine, unit at 8th floor, but car park at LG.

Do not be tricked by the show room. Is just for you to see the layout. Get general idea.
If you want your unit to be just like the show room, then prepare to fork out more than 100k to do the same ID renovation. Confirm will look impressive.

May I know why you are in a hurry to receive the stamped S&P?
Last time during the launching, they told me it will only be stamped after we settle for loan. If the S&P is stamped, we can't get back the downpayment if we fail to get a loan. So I guess you have to wait until the 45 days loan application
period is over.

I called to the lawyer firm twice, they said need to wait till next year, other buyer also waiting......and my property agent told me she can help me to get the doc earlier but need to pay extra fee......when I heard the words “need to pay”, I become silent and decide to wait patiently 😂

i viited site and saw sri binaraya machinery.

so i guess main building work is Sri Binaraya which recently completed Pandanmas 2. Quality not bad. rclxms.gif

Went to site. So many activities. So many lorries bring earth soil from site to outside. I guess pilling completed. Now main building work.

I stay nearby and always passby the site. I do meet 1 of the Chinese site supervisor when I went to site, he told me everything still on-going, ground work almost done.

Neither did Maxim's The Address Phase 1 & 2. Unless this is due to the fact that the transaction is between TNB and the former (as they are TNB reserve land), then not much point to put it in the list. Wonder if this'll be Lim Lip Eng's next target? TNB? tongue.gif

About that football field, yeah, I remember passing by there a year ago and saw no hoarding, until I drove back there last week to visit their pasar malam nearby. Mana tau I saw what used to be a football field is now hoarded up and construction dy started there. What a pity.

The football field has been relocated to the place next to the nearby mosque. As a result, this site is "exchanged" for a project with multiple buildings including rumaweep...

Holmes 2 already work in progress, hope they won't penalised the buyers by stopping the project unless AK gonna absorbed all the losses

According to agent this is working permit which need to renew after a year after apply. They can't start work if dbkl didn't renew it.

Well, you can say that Pakatan is living up to their pledge to investigate DBKL and whichever party benefited from these dubious land deals. I do recall that there are protests by the residents last year together with YB Teresa Kok when the now ex-football field was turned into this project as reported here sometime last year with the official media article links.

I wonder if those speedy approvals for Rumahwips are done in order to get the buyers to vote for BN before GE14? hmm.gif

Only if you are 'officially' the sole owner of the land, yes you can clear the land but not building or change land usage. you need approval for that.

For Holme 1 project, it took more than 9 months for AK to stamp the SPA. I think it applies to Holmes 2 as well.

Because of the delayed in the stamping of SPA, it caused a delay in loan disbursement for one of the stage 2 progress billing by AK. Ended with Late Payment Interest was being served to the buyers during the VP.
