launching date and venue also finalized.
*
Ehmm...is your source of information trustable? Because I just asked my SA, he told me and double confirmed with me that it is not finalized yet...

I have one question. After giving the cheque to my SA, he never issued me a receipt or something. How can I be sure that my cheque has been safely received by Sinerjuta?

You didn't write payee name?  hmm.gif
*
Got write payee name, but how to be sure if the SA has passed the cheque to the developer?
Maybe he kept the cheque somewhere and forgot?
Or maybe he misused the cheque (e.g. told developer the cheque is from his friend, so his friend gets a booking/queue number but I don't get it)?

Hi, good days
We will need you to fill up the Offer to purchases form and your IC.
thank you
*
Yes I know this, but it doesn't answer my question.
Even if I filled the Offer to Purchase and gave my IC to the SA, how can we be sure that the SA has passed my things to Sinerjuta?
Maybe he somehow lost all the documents and cheque and didn't submit it for me?
Is there any way to check whether the developer has successfully received my cheque? Or check my queue number?

IMO, for that i don't think u need to be afraid. Agent sure will submit soonest for u cos they wanna secure the deal also. U just need to make sure the cheque is submitted on behalf of u and not used for other people. In this case, snapshot the signed offer to purchase form and state your name and IC behind the cheque.
*
Ehmmm...I already submitted it long time ago without taking snapshot. Never mind then.
Anyhow, is there any way to check our queue number?

How about stamp duty of S&P and MOT? If it's not free, approximately how much do we need to pay?

Any idea what time will the launching event end? I got something to do at noon, not sure can make it in time or not.

depends on the pace of all the buyers selections... its possible that before noon can gao dim if they started early and have alot of counters for unit selection.... and u lost alot of good choices if you dont want to follow the queue... haha
*
That's great. Will they follow the queue number strictly? If they follow strictly, my chances quite high. My queue number is among the first 50, and I am looking for not-so-hot units (low floors).

Lower floor finish quite fast but below 50 is good enough. Also below 50 can complete booking form, payment and signing spa in time by noon. Do get the queue number at lawyer booth as early as possible after payment. All the best.

Thanks for the tips rclxm9.gif

U select 943sqft? Bcoz block A facing swimming pool should be 943sqft.

U choice unit number that near to Rumahwip or another side (hawkers)? I personal thinks middle will be more better.
*
Not 943 sqft. They changed Block A 8th floor to type C (1106 sqft). Then we got an extra 59 sqft garden. So total size = 1106+59=1165 sqft. I chose quite middle one.

Did he help you calculate dsr and everything that see you can get loan approved or not ?
*
Oh, he got tell me very briefly about this. He said based on my income etc, should have no problem. The biggest problem is my CCRIS record too clean, plus I just started working few months ago (still in probation period somemore).

U also facing swimming pool ?  Middle unit or near to the lift?
The highest floor u stay, the lower floor of ur car park.
*
Actually is the more expensive the house, the lower is the car park.
Some special units are more expensive than high-floor ones. Like mine, unit at 8th floor, but car park at LG.
